The " farmhouses" being sold in Noida along the Yamuna are all illegal. They have no sanction from any of the "Authorities". Within Gautam Buddh Nagar, only the three Authorities have the powers to acquire, develop and sell land. Many Property Dealers promote these properties for the huge commissions that they get.

Yes. My office is in Sector 135. I enquired this with my friend's dad who is in water department of Noida Authority. As per him these are flood lands & agricultural land. Buiding farmhouses is illegal & unauthorized. Also, the area is flood prone!!!

The farm house is lovely...but the minus point is that there is no supply of electricity and water. This clearly shows that there could be some legal issue otherwise the Government provided electricity and water is readily available in all legally passed properties. Saurav Bhai please clarify this.

The basic issue is whether buyer will get PROPER REGISTRATION (legal ownership) is there or not. No POWER OF ATTORNEY is required. If somebody is spending money on it, they need everything should be perfect.

The rules for farm houses are well defined that is, covering only 10% for construction, leaving 90% open for farming/gardening. If this was not the case then the builders would have purchased these & after building apartments, sold the independent floors. Govt jas made rules considering everything. Delhi has become congested in this manner only, because of the illegal construction of apartment floors by local builders & later govt regularised (cuz no govt is bold enough to demolish illegal construction on large scale) such colonies(which were earlier agricultural in nature) Now there's hardly any space left in Delhi. It is so overpopulated & overcrowded. So, always follow rules & live peacefully, else live in Delhi.
