The " farmhouses" being sold in Noida along the Yamuna are all illegal. They have no sanction from any of the "Authorities". Within Gautam Buddh Nagar, only the three Authorities have the powers to acquire, develop and sell land. Many Property Dealers promote these properties for the huge commissions that they get.

Yes. My office is in Sector 135. I enquired this with my friend's dad who is in water department of Noida Authority. As per him these are flood lands & agricultural land. Buiding farmhouses is illegal & unauthorized. Also, the area is flood prone!!!

This land belongs to irrigation department, which they are not claiming. Common sense: if loan is not available, means land have issue with legality

The farm house is lovely...but the minus point is that there is no supply of electricity and water. This clearly shows that there could be some legal issue otherwise the Government provided electricity and water is readily available in all legally passed properties. Saurav Bhai please clarify this.

The basic issue is whether buyer will get PROPER REGISTRATION (legal ownership) is there or not. No POWER OF ATTORNEY is required. If somebody is spending money on it, they need everything should be perfect.

Everything was going good untill he said can’t get loan it’s not that everyone needs loan but that raises concern over the legality issues. Otherwise why would the bank won’t lend money.

I’ve been staying in sector 137 since 2012 and would have loved to buy another property on the other side of expressway but I know these are absolutely illegal. I found that years back.

Sir, I have read in newspaper that these farmhouses build in the land of the Indian Airforce and there is a court case being fight between Indian Air force and land mafia. This land is part of TILPAT RANGE.

This is agricultural land which cannot be sold for residential, being in "Yamuna Khadar" belt!

@@nripenshenoy3238 It is the same rule in almost all the States. However, in this case, land adjoining the Yamuna river, which is called “Khadar”, due to dangers of flooding, only agriculture is permitted. No CLU is allowed.

The rules for farm houses are well defined that is, covering only 10% for construction, leaving 90% open for farming/gardening. If this was not the case then the builders would have purchased these & after building apartments, sold the independent floors. Govt jas made rules considering everything. Delhi has become congested in this manner only, because of the illegal construction of apartment floors by local builders & later govt regularised (cuz no govt is bold enough to demolish illegal construction on large scale) such colonies(which were earlier agricultural in nature) Now there's hardly any space left in Delhi. It is so overpopulated & overcrowded. So, always follow rules & live peacefully, else live in Delhi.

Concrete construction is allowed and done in chhatarpur delhi farmhouses.., why not in noida? Electricity is also there in chhatarpur farmhouses. Why not in noida?

@@thetradeknack9033 Sir, registration is never a concern. Govt gets revenue on registration. You become the “owner”. However, construction is allowed only on 5% of the land, being strictly agricultural and on Yamuna Khadar!

47 lakh ka ghar banne me lage hai ya jamin plus construction ka khrcha 47 lakh hai, Offcorse sirf banane me 47 lakh laga hoga 😁. Patna me to 1200sq fit jamin ki kimat 50lakh plus hai😂 Bahut gadbad hai daya idhar ye ghar jungle me hoga jis jamin ki kimat ghanta hogi 😁
