One thing every one should know, serious matter, listen carefully. When a layout is made without give approval showing some roads and parks etc, they will make a layout for 200,400,1000,2000 sq yards with registration at meo office in guntas. One thing you and some others will have registration only your land and the balance roads, parks etc will be in the name of builders and any time in future he can sell it to others or he may create newsense by blocking roads and there will be no roads to go inside . Court says it was not legal approved layout you have only right on your plot. That's it everyone under table compromises with builder and surrender the document 1by 1. There ends the matter.

Living in Pragati phase ONE last 3 years, built my own villa. This developer not handing over the common elements to PGMW Association, till date. Claiming that they own roads , hence all services like security, water, garbage, open plot maintenance( NOT MAINTAINED), charging as per his convenience. How the Association will be relieved from them to maintain our own services.
