An incredible piece of property as a family home and investment. The first floor has that open feel..the energy flowing and well ventilated as well as allowing natural light. The second floor is a maze, confusing what direction the energy will take making it stagnant. Rooms are small and confining. Too many squares and rectangles. New owner should invest in redoing the landscaping for a better curve appeal. ..this is just my observation.

It's a modern design by Philippine standard but by no stretch this makes it American. The wall or pillar in the middle of the kitchen by the island makes no sense. Half a million dollar will get you a nice, if not better property here in the US. How pricing properties like this make sense in the Philippines? Just wondering.

@@Drvoid170It is. Homes in westerns countries like the US are structurally sound architecturally sensible with elegant interiors as they have to adhere to strict standards compared to what I’ve seen in most of these vids. I love to buy a house there but these prices are also so outrageous.

The square footage of the lot around the property as well as the floor area are factors in setting up the asking price.. Location is another. As always the asking price depends on the last, recent or similar property in the area. Fruit trees are considered in the asking price.. the asking price can also be negotiable depending on how eager the seller in disposing the property. The same applies to the real estate in the US. Example is a condo unit in Los Angeles is more than $1 million and a big ranch style home with acreage in rural US will have lower asking price . In real estate there are 3 factors to consider... location location location.

@@boyasia5874 Thanks for your insight. I happen to be in the business of buying and selling properties. I flip homes also here in the Bay Area, own homes in the Wine Country and a high volume restaurant. I also own properties in BGC to name a few. You mentioned LA, so you must be familiar with the building standard, quality and cost in the USA, particularly N. California. So, yeah...I know a thing or two about "location" in when it comes to real estate but I'm not throwing my money either. I am prospecting to buy more properties in Phils. and watch quite a bit of videos like this and I maintain my opinion that a great number of their designs and lays out are ill-thought-out but most of all, are overpriced.
