SBR hanya utk loan baharu shj yg dibuat selepas 1 August 2022. Loan lama masih sama. The best way utk cepatkan sedut duit on market to fight inflation in order to avoid upcoming stagflation. The transparency mainly utk jawab persoalan rakyat, atleast persoalan mereka dibalas but the opr tu masih uncertain depends on the market situation. So nasihat saya, adakan investments, kurgkan liabilities & unnecessary unless you punya income bertambah but still you have to strengthen the currency value, i expect minimum 5 years lah utk dunia recover from inflation ni itupun kalau perang tak makin teruk or takde crisis yg lain. So, solat awal waktu guys, jgn tinggal

Cakap kat banker you nak one copy of the agreement untuk baca dekat rumah. Kalau dia kata tak boleh dia bohong. You dont have to get the original copy, just the scanned softcopy. You have that right Jangan jumpa dia nanti terpressure to sign

Alhamdulillah mmg mudah bila SBR implement. tq tuan faiz atas segala info dan perkongsian walaupun sy ni ex student finance tp kdg2 lupa dah term2 ni plus kerja pun dah terlibat dlm industri finance. lagi pula skrg sy dah jarang tengok news atau paper. Alhamdulillah ada channel tuan faiz ni yg sentiasa update mengenai info2 kewangan dan ekonomi negara dpt juga sy catchup dgn berita terkini. Semoga xjemu utk share info2 baru😊👍

Sejak kenal channel tuan faiz ni,aku dah start melabur asb dan tabung haji,sedihnya,dah 20 tahu tak menyimpan,sekarang dah mula menyimpan rm200 sebulan sejak awal tahun baru ni,terima kasih tuan faiz bagi kesedaran kepada saya,kad kredit sy masih guna,tapi bayar apa yg saya guna je,tak seperti dulu,selagi tak cecah limit,selagi tu gores dan menang🤣🤣🤣

4 bank yg senyap senyap naik BR tu CIMB, bank islam, affin bank and hong leong bank. Time 2019 OPR turun 0.25% , CIMB turun paling sikit tu dalam 0.1% je when 3 bank lain turun 0.15%. The rest turun 0.25%

Saya pernah facing this case, cuma ada 4 panel bank sahaja utk application housing loan, bank profit rate "A", which is housing loan up to 4%++, which is approved compare 3 others (3%++) application kena reject, by right in term of salary sepatutnya loan approval boleh lepas + no commitment. Nak tak nak, certain people trpksa accept sbb need to own their own house, bkn sbb tak pandai memilih tp tiada pilihan, 1 of the bank said that alasan sbb kerja swasta.

@Cinta Anbiya' loan history tu mmg ada, siap buat early settlement lgi tu, loan 7 tahun, early settlement tahun ke 5. Tahun yg sama sblm buat application housing loan. Ingat nak clear hutang apa yg ada, senang nak buat housing loan... Eeeemmm... Hampeh... Tetap juga kena reject...

Salam Bang.. Boleh Tak buat video pasal: "Kesan inflasi (atau hiperinflasi)satu negara pada ekonomi negara yg bergantung pada negara tersebut" Cth mcm china dgn US.. Sbbnya matawang china lebih rendah dari us.. Jadi Bila US nak beli barang dari China..diorang xde cukup matawang yuan.. Jadi central bank china akan "beli" duit USD to Dan bagi duit yuan kat syarikat china yg berniaga(export) tadi.. Jadi skrg ada mcm lambakan USD kat china.. Lepastu china akan import barang dari negara yg lagi "miskin" dari dia cth India..Dan seterusnya.. Jadi kalau contoh yang baru ni.. Sri Lanka hiperinflasi sampai nak beli makanan xmampu.. Petrol sampai habis.. Jadi kalau contoh mcm ni.. Negara yang selalu import Sri Lanka akan terjejas jugak ke mcm Mana? Haritu saja google benda ni Tapi skrg mcm xde masa

betul tu tuan .. saya ada submit loan rumah .. dan lulus... tapi sebelum saya sign sy buat kira2 balik .. saya perlu bayar 2kali ganda dan lebih .... means rumah tu 298k.. bila total balik semua 670k,... huh .. terus x jadi sign .. sebab masa tu kurang ilmu lagi .. rumah tu pulak kalau nak disewakan rate area tru masih x cukup untuk tampung instalment ..

of course lah. kalau SBR+spread=4.2%(contoh), and loan you 35 tahun, dah 147% percent dah interest you bayar kt bank. sebab rumah tu tempoh pinjaman lama bang. bukan mcm kereta atau personal loan. yg penting amount bulanan you bayar is still within the budget.

Apa yg dibuat oleh BNM memang memberi faedah pada pengguna..tetapi bank ni tetap ada cara nak untung lebih.Tak dpt untung dr interest ,pasti ada package pinjaman yg pelbagai dgn charges/fee yg merapu.

Saya ada terbaca pasal SBR ni awal tahun ni. Tp patutlah bank saya lambat adjust to OPR naik tempoh hari. Dia tunggu SBR dikuatkuasakan baru naikkan rate. Banyak gak naik kali ni RM150++

spread tu mcm margin keuntungan selepas mengambil kira kos utk bank. Mcm jual baju, spread tu jadi margin keuntungan jual baju lepas tolak kos baju.

as far as I can tell, it is not ambank. and these 2 are just the ones I personally know about I searched further and turns out there were 4 of them. aiyyo. for a start you can look at December 2018

Tuan Faiz..boleh buat content pasal type of housings mortgage/loan.. sebab ada jenis flexi non flexi dan semi flexi..apa beza semua diatas tuan..ada juga dengar org kata kalau jenis flexi loan kita boleh withdraw balik duit la..dan minta tolong tuan terang kan apa itu lock in period. Contoh nya kalau pembeli baru beli rumah tetapi masih dalam Lock in period meninggal dunia..macam mana tu tuan?

Non flexi tu fixed rate. Morgage loan jarang ada fixed rate kecuali lppsa 4% pa Semi flexi dgn full flexi lebih kurang sama. Kalo bayar lebih bank akan tolak principle. Jadi i terest bayar kurang. Kalo terdesak nk pakai duit, bole withdraw balik semua yg dh bayar lebih tu anytime Hampir semua morgage loan tak ada lock in period, bila2 saje bole buat full settlement

effective rate kene lower. byk kira interest rate, ada method flat. tp senang cite tgk effective interest rate mcm kira mortgage (sbb kiraan tu dah kira compounding effect of reducing balance). ak pun susah nak explain. hahaha

Tak mau hahaha. But you can search around. This is important tau, sebab for previous financing facilities with these banks are still using BR and even BLR. So you guys are still in danger Cuma new financing after 1st August 2022 je pakai SBR

Nop.. installment ratio utk kebanyakkan bank akan utamakan interest dahulu dari principal utk elak risiko rugi peminjam x bayar loan..thats where their profits lies...bank mana yg guna installment utk bayar principal dulu tu?

@@FinancialFaiz yes it's fact saya selaku peminjam dari bank sekian dah hadap benda ni. Bila pergi kat branch office diorang tanya mcm mana pengiraan loan you naikkan, they said " kami tak tau cik. Tapi kami akan cuba periksa from HQ" . After almost 1 month still no answer 🤣

spread is fixed to your loan. different people and loans will ahve different spread, even from the same banks. spread hanya akan berubah bila you tak bayar your installments on time, then it will be increased dan dinamakan default rate. as a punishment sebab you tak bayar on time

of course, spread akan diberitahu, ia tertulis dalam letter offer... you akan nampak ia ditulis begini "Kadar pinjaman effektif: SBR + [spread]" contohnya, SBR pada waktu ini adalah 2.25%, spread yang tuan diberikan oleh bank A adalah [+1.00%] dan oleh bank B adalah [+1.20%]. Jadi kadar pinjaman efektif yang ditawarkan pada tuan adalah: 1. Bank A: SBR + [1.00%] = 2.25% + 1.00% = 3.25% 2. Bank B: SBR + [1.20%] = 2.25% + 1.20% = 3.45% In this case, Bank A lagi baguih. In addition, sebarang perubahan OPR akan mengubah SBR untuk semua bank juga, jadi tak akan pening-pening lagi. BNM kesiankan peminjam2 kot? Buat pinjaman tapi buta kira2 kadar pinjaman huhuhu

@@mohammadhafiz5568 car loan fixed. effective time you sign offer tu. katakan time u sign tu bank dah tulis siap2 2.7% fixed rate bukan floating, so dia takkan berubah even OPR naik. for car loan only. ASB, personal loan, rumah diorg still guna SBR(OPR)+spread.

saya ada soalan utk tuan. kadar loan rumah saya ialah kadar untuk effective + 0.35%. adakah bila start SBR nanti dia akan jadi sbr+0.35% secara automatik?

oo tidak. kalau dulu BR (OPR & funding costs) + 0.35%. Dlm BR tu la ada banks punya funding costs. Now SBR is OPR (interest rate) + banks costs + 0.35% (profit margin). So now jadi SBR + banks (funding costs & profit margin). Maybe SBR (2.25%) + (funding costs + 0.35%). So net net, sama je loan rate tu. cuma bila OPR turun 0.25%, bank kene automatic adjust 0.25%. Sblom nie, ada banks turunkan hanya 0.2% sahaja. Sorry for technical explaination sbb benda technical.

Boleh! Depending on bank dah hantar Letter of Instructions to lawyer or not, thete may be some fees. But please dont be pressured to proceed kalau dah tak nak. This is a multi-decades commitment here

@@mentimun10 kalau fixed rate, OPR naik or turun, takde kesan. mortgage, asb financing mostly yes kalau floating rate. but if not mistaken, some banks dah factored in small portion of another 25bps OPR for new fixed car loan.

@@izzattaz6290 yang gred 19 dan kebawah penjawat awam bergaji permulaan dibawah rm1500. Sedangkan kerajaan sendiri menetapkan minimum gaji rm1500 bermula 1Julai 2022. Lantikan baharu penjawatan gred 19 kebawah tidak mendapat apa manfaat yang dilaksanakan oleh kerajaan.

spread tu bergantung atas credit score jugak kan? ade tak possibility credit score kita berubah2 antara bank. kalu credit score berubah, macam mana kita nk compare effective rate antara bank tu?. mungkin boleh buat video macam mana bank kira credir scode seseorang.

yes. spread depends on bank's own funding costs and profit margin. Credit score not fixed between bank sbb it is up to bank own risk appetite/ risk assestment dia. maybe gaji 5k, bank A ckap too risky, bank B ckap okay je sbb risk appetite bank B is high. So bank A reject application and bank B accept it. Bank akan tgk credit score for their profit margin calculation, nak tgk worth it ke tak. I think for consumer, just tgk bank mana yg boleh kasi lowest effective rate sbb depa dah kira customer credit score dlm profit margin bank.

@@powerrangers16712 yes betul .kita as consumer just tgk bank mana yang boleh bagi effective rate rendah. tapi kena submit application dulu baru boleh dapat rate tu. huhu. banyak kerja pulak. pastu rasa macam x nice pulak dah buat application kat banker A pastu nk buat dekat banker B sekadar nk dapatkan rate tu. huhu.
