My one more tip - never turn down an opportunity until you have fully been there and checked it out. "My dad could have space for bees on his farm" it looked a little too far away on the map at first to me. Now after many years it's one of my best apiaries and grown slowly over the years to take 11 colonies an 7 nucs this winter - with room for more if I want. I could easily of passed that one by as I didn't really need another apiary at the time. So keep one in reserve with just a few colonies in it. One that can be expanded at anytime if another one should come to an end (ie. if the land gets sold or whatever)

I've herd people saying not too close but what is too close are we talk 100yrds , 1/4 mile , 1/2 mile or the full 3 mile bee range?

I wish they would. Unfortunately the sheep around here seem to do pretty well without any pollination! I am happy for free access to land tbh
