Stephen, I saw the title of this video and got excited to watch you journey through Land! Our fam was doing this search 15 months ago. You are right! You have to be patient and there is a big learning curve, especially if you aren’t from the area! We were looking for 30 acres in Williamson county to do something similar to this family and our realtor took us to a property in Lewisburg that was completely diff than what we were asking for and we bought it! We still were 8-10 mins from a Kroger and Walmart (not Whole Foods though 😂) but ended up with over 250 acres for half of what the 30 in Williamson was going to cost. I wanted to throw this out there as a suggestion for the future for your land clients! We felt very considered when he advocated for us to be open minded to going outside our initial radius. Doing this made us feel like we were being wise with the money we were investing and it helped us with having a little extra for improvements and whatnot! Our area is also still an hour from Nashville and about 70 mins from Huntsville so I’d imagine in time there will be some growth and increase value on the land for our kids kids! I love how intentional you are with leading your family! We are wishing you guys all the best and wishing this family a happy and exciting journey to finding their forever property!! 🎉

You better have millions of dollars to do that. I lived in Franklin (37064) for years and sold in the 2020 madness. (I'm a 100% remote worker) I bought a rural property in a different county in 2014 and would drive back and forth on weekends. I have a modest log home on over 12 acres of hardwood, which my wife and I have completely renovated. I have less than $500k wrapped up in it. Quadruple that cost if I had stayed in Williamson County. The other downside with Williamson County is you better be friendly with the permit man. Yes, there is a plus to having everything permitted for safety and resale, but they can be nitpicky. Where I am, the county could care less about stuff. Before I bought the log home, I built a cabin out in the county. I just called up a builder and had a 1200 sq/ft cabin built. The only permits were for electric and septic, which are state-mandated. You may say you are close to conveniences in Williamson County, but if you go out to the Liepers Fork area, where all of the Celebrities hang out, you can be quite a drive to a decent grocery store or restaurants. I doubt you want to eat at Puckets every time.
