Close to finishing my first big high end commercial job. We implemented control lines from the beginning and an elevation control and it has save me so many times. An absolute best practice.

I would like to see the install of the second sill plate. Will that be fine tuned with a laser? Just wondering how you determine where to shave out and where leave. Because ideally you would want not only flat, but level.

On all the larger more cut up homes I’ve built, we’ve had a survey crew pin all the building corner center lines on the top of the foundation. Flawless every time and less frustration trying to pull a 300’ tape diagonal from top of wall to top of wall not to mention the tape can stretch 3/8 in 200’

As a sit here and watch your video on this project and seeing how intense/how far you guys are going to help rid of water away from the building was it ever a thought to run and make a rainwater collection system for irrigating the lawn/used for flower beds/ gardens if the client ever wanted to

I was thinking the same thing. That galley setup is a huge investment with no ROI..... I am sure there is a good reason for it, though. In this region excess water must be a nuisance. Whereas here in California; water is like gold.

How you are planning on securing the second sill plate? I know code requires 1/2" anchoring @ no more than 6' OC, but it doesn't give you any info on how to attach a second plate and if that is required to be anchored to the foundation or just the first sill.

Most of the time we’re bolting both of the plates together down to the concrete. But nowadays with all of the HDU brackets that were required to install it almost seems redundant. But in short everything gets bolted down

With all the hold downs and their specific locations according to plan and code, we always tap con the first plate down, nail the second plate on and drill through both in the hold down locations and it’s normally 5/8 threaded rod epoxied into the foundation.

Why did you go with galleys instead of a simpler drain field? (similar to a septic field) I would expect that to disperse the water over a much larger area, minimizing potential for water to come back to the foundation...

What's the downside of shimming the 2nd plate? It would certainly be a much faster process.

It depends on how much we’re looking to shim up or down. If we’re looking to make up a big discrepancy yes shaming it might make more sense. However if it’s just a slight adjustment than the plane or is it better option because it keeps the two plates nice and snug

There are a couple of downsides. 1 you’re bridging from shim to shim. 2 you’re having to load the plate with extra caulk to take the space between those shims, and finally, shims cost material money and planing is just labor unless you shatter the blades on a concrete nail haha
