My parents bought a small A Frame house out on Lake Hawkins. They extended out the roof line and put on a screened in wrap around porch. They also extended out the master bedroom and re-did the bathrooms. The guy who owned it before them had a whole bunch of sheds and tool sheds that we turned into bunk houses. Finally they extended out the boat house and made a Tiki Bar down in the boat house! That should be the kind of thing you should do next.

Hey Matt, my family has a small cabin on the river and a big issue we have is flooding. It's been flooded twice to the point we had to rip it all down and start over but build on stilts. Also flood insurance gets expensive. I think best option would be buy a small lake house.

One piece of advice for any kind of water property is look at the flood plain maps. You’re gonna want to know how often and deep the area floods and then get yourself good flood insurance. If it’s a common flood zone you might even consider putting the house on stilts during renovation to keep it from being an issue entirely. It’s easier to plan ahead and put it on stilts while you’re already doing work than wait for it to flood and then have to do water remediation at the same time as raising it.

The Ryobi chainsaw is just fine. I used to work at home depot and we would use one every day during Christmas season for getting a fresh cut on the trunks of Christmas trees. Never had any issues with it as long as the battery is charged.

Ryobi is a fantastic brand. The problem is most people assume you can beat the crap out of them with commercial use and you can't. They are a consumer line of products. They aren't designed for contractors using them everyday on the jobsite. That is the common misconception about Ryobi. A lot of contractors I have seen have started switching over from Dewalt and converting to Milwaukee actually. P.S. Milwaukee and Ryobi (as well as Ridgid) are owned by the same company (TTI) and I work for Home Depot.

Hey Matt. I may be from Canada, and a cabin by a lake or river, is a dream come true. Michigan is right across the river from me, and they love the same peaceful getaway of a cabin. I'll bet that if you find a place by a river, or lake, you could flip it within a week. But... once you are there for a bit, you will want to keep it for your own family getaway. Good luck on the mansion, and hope to see a cabin video ( that I can came visit LOL).

We use to have a River Lot we leased and kept our campers on it. Was like a little camp we had a shed converted into full bathroom did a sand point and septic we put in. Got wiped out in the flood of 2008 here in Iowa. Was awesome time in our family history was a gathering spot for all family and friends many weekends, holidays and special occasions celebrated there. So I say DO IT!
