How do I find a Lender?

It's always been my practice to thoroughly read ANY contract before signing. What has surprised me is that when we bought our first home in 1991, and subsequently sold it in 2020....both of the agents became really upset that I insisted on reading each and every word of the buying/selling contracts. When we bought the house, and during signing, the agent became so upset with me that he would yell for asking questions, tell me it was taking too long, "just sign it!", said I was being ridiculous....paced around his office...went outside and told other agents I was a "piece of work" and just would loudly sigh and throw up his hands. I never let that deter me. At one point I told him that if he didn't allow me to read it, I wouldn't sign it. He turned to my husband and said, "you know, you don't need her...I'll reprint the contract in your name only and we can be done here". Hubby said no, that I'm the brains of the operation and if I couldn't or wouldn't sign, neither would he. It's a good thing I read it, there were a couple of "math" errors in the contract: 1) price we were paying, 2) percentage of commission. Additionally, the seller said they'd pay our closing costs, but that was left out, and they did not disclose anything about the condition of the roof. I had an addendum added saying that because of this, if we had future issues with the roof within a year of purchase, seller agreed to pay for it. It was worth it to me to read it and make the appropriate changes. We DID have a problem with the roof, and while our agent tried to tell me it wasn't a binding addendum, one call to our local Bar Association got me in touch with an attorney, who (for free!) made one call to the agent and got him to agree to the repair costs and let him deal with getting it out of the seller on his own. In total, the amount of the errors was between $15,000-$20,000. When we sold the house, the agent was aggravated as well, but I told him to either let me read the contract or I was walking. He backed off. He was annoyed, but he let it go. And for anyone whose first language is not English (and there are many in my area - from many different countries), I believe it's worth it to get a reputable translator that understands contracts to assist.

For me it's not the lack of reading, it's more not understanding. That's because we truly don't know what is "standard" and what isn't. Also, there is so much vocabulary that is new that it's difficult to know even what to ask / focus on. Watching your videos has helped me understand more. I had a a disappointing experience trying to buy a house. The “estimate”documents were weird, on the loan interest disclosure said I agreed to let my loan float & that my payment might go up. That’s a RED flag 🚩 bc that’ sounds like a variable interest mortgage. When I questioned the seller she made it seemed like it was only for the time it went to underwriting, I was like so where does it that that? These realtors & loan officers scratch each other’s backs. BEWARE!! Best advice is hire a real estate attorney to go over the contract or any documents. Your gonna save a lot of money & heartaches in the long run

Last year I wanted to buy a house (well I still do but anyway..) I met with a lender who approved me for way over what I could afford and then when it came down to actually buying a house (a put an offer on one) the lender completely ghosted me. Talk about stress. Anyway, that put a bad taste in my mouth and I gave up the house buying thing for a while.

Even if you read it, sometimes they might just reply back. It's standard. And you just don't know if this is something you can actually fight for. It's real sad and not just in home buying that so many financial institutions are out to get people instead of just doing an honest day's of work

Omgosh! Tat commission story 😢I live in a boarder town altho I’m Asian and not Hispanic u’re rite about them getting taken advantage of and not jst w/ buying a house, it’s in health care too or basically everything. I personally had to push back and advocated for my care when I was pregnant b/c the doc office and hospital even lab tried to charge all these fees (about $3,000 dollars!) to me personally wen my health insurance covered 100%. It was frustrating trying to b nice to them wen I knew they were trying to take advantage of me but act like I didn’t knw n e better and they were “helping” me. On multiple occasions too and it’s not like switching to a different office helped either b/c the town is small the service/options r limited; unless I wanted to drive 2.5 hrs to the nxt big city. I feel bad for those who don’t realize they’re being taken advantage of I can’t imagine how much they’re paying 😵and probably getting 💩 service.

Hey Javier love your videos. So me and my wife are looking to buy a home this year. We are looking at a 1% FHA loan with PMI. I am doing this because I love to be prepared for life so I want to keep my reserves. I understand PMI and I understand I can not refinance until my homes equity is 20%. Just wanted to run this but you do you think it’s ok doing? Or should I just put down the 3.5%? I just don’t like being left with nothing. I’ve come a long way three years ago my car was getting towed and I was broke. This is why I love to have as much in my reserves as possible.

Ironically I just had a new estimate sent to me and the closing costs were now $9k higher than they were supposed to be. Got on the phone with the lender and cleared it up in a hurry. Watch these people. They don’t have your best interest in mind. Except Javier, he’s wonderful.

I felt bothersome at first but lender said "hey, if it were me I'd be asking questions too." I need to know why I am spending every $1 set forth.

That’s what happened to me. The lender was annoyed by my questions and he would intimidate me to sign the contracts. Like sir, don’t you get that I am AT WORK! I can’t read it and sign it right now. 😑. Thank God I backed out and I am in the look out for a new realtor and lender this year.

Nine times out of ten for a decent neighborhood you will have an HOA, maybe back then it was an issue but now it’s the norm, just read the contract and don’t be a slob 🤷🏽♂️ they really don’t ask for much

I just purchased a home using a realtor who is an investor. She doesn't need to sell homes, her portfolio is insane and did me a favor because I helped her family member with a huge favor, so when I was ready to buy I cashed in that favor. She really taught me a lot going forward how to plan, submitting offers and what to expect, negotiating appraisal value vs overpaying etc. Do your homework and get educated, it helps the realtor and the lender.

I had an experience like that. The realtor told me it was called blind offers & that we could go see the house during the DD period and If I didn’t like it of course I could cancel. I also had an issue with being able to see homes so I decided to go elsewhere.

a lot of people and most realtors try to push people into accepting HOA', but remember HOA's are not public ie not elected, they are "privately' owned ... this means they may very drastically.. some may work wonderfully, but when they go wrong, they become a nightmare... in the market I am looking... we having been pulling the HOA rules before we even look at the properties, we have also been running background checks on the HOA management companies etc... one common thread we have found, buried in most of the HOA's is the statement that they development land track is owned by X corporation... Translation... you are not buying the land your house is built on, its owned totally by the underwritten said corporation... so literally in the million dollar house your literally nothing more tan living in a trailer park.... what your purchasing is the right to occupying said property ... AS FAR as the comments about no HOA neighborhoods been trashy ... thats a function of your local governments NOT working or worse they only operate and function to serve the wealthy landowners in their district ie said underwriting company ...

Would love to hear you do a video about lender credits. I'm living the nightmare deal right now and feel like there is zero recourse. I had to move out of where I was living because I was given a closing date by the lender before it had even gotten out of underwriting. And then was told "oops" we are still waiting for a document from the HOA which dragged on for weeks. For the last month I've been living in Hotels when I can and commuting from Tucson to Phoenix for work to try to save some money. Now I just received my 3rd closing disclosure and closing costs went up another 1k because I lost lender credits. I have invested so much time and money so far that impossible to go with another lender. Seller is now talking about walking. There is a lot I'm leaving out but I'm beyond frustrated with this deal. Wish I had done more research or found your channel sooner. For anyone reading this, stay away from LOAN SIMPLE.

Offering the higher price so you can mortgage the closing costs and doesn’t come out of your pocket initially.

I wouldn't necessarily agree with that. Sometimes the smoothest and cleanest offer my be more important to the seller. So if an offer is lower but seller doesn't have to think about closing costs or any potential hiccups in the process, they may prefer that route.

Hi Javier. I have been watching you for a long time and ive finally got a question worthy of your advice. So I bought your homebuyers guide workbook. Im finally going to be prepared to purchase a home in Northern California (the Bay area ). Im a single provider for my wife and daughter and my DTI ratio is like 16%. With this years tax return ill be able to comfortably afford 3.5% down with plenty left in my savings and after years of horrible credit ive managed to bring my score above 700. We recently found out that we will be having a baby in July. My plan is to have the kid and stay put until my wife recovers since the inlaws are only 5 min away so they can help out my wife when I return to work. Here's the tricky part. Im planning to go out on FMLA for about 3 weeks when the baby's born . Will me being off from work affect my loan as far as my job/income history is concerned? Ive been working in my current field for over 8 years and my company over 6 years. I will be collecting disability for my time off. If it will affect my homebuying power in a negative way I may have to push to get into a home prior to our kids birth. What do you think? Thanks!

The last time I purchased a house I shopped around for a real estate agent that I liked. I interviewed probably five different agents. I picked the one I like and decided to sign a contract with him. he seemed to be missing an action right after that and then contacted me and said he didn't have time to work with me, but he was putting me with another realtor at his brokerage house. She was a new realtor and very inexperienced. She would have not even been on the top of my list. I felt like a victim of the bait and switch con. Ask her about a month of trying to work with her, I ended up getting rid of her and getting another real estate agent. That was so frustrating.

If you guys need to know about NACA look for others on KZbin that went through it. Go on their website or join their Facebook group. I doubt Javier would know much about it if he is not a NACA in house agent or didn’t go through NACA himself.

It is not normal!! I just signed with a new realtor Saturday as my first one was NOT IT!!
