It depends on a persons situation, but I agree with you, after learning the basics and how to manage myself, I'd be tempter to outsource or in source it depending on the size of my portfolio.

I'm an electrical engineer, but started doing real estate on the side with the help of your videos, Graham Stephan, BiggerPockets, and other local investors in my area who brains I was able to pick dry. I bought three homes over the last year - two are single family rentals that are occupied with tenants - the other was for myself. I plan to buy at least two more within the next 6 months. The duplex i live in had cochroaches when i moved in. I spent $12 bucks on these cochroach bait stations you set up around the house and this worked amazingly. All the roaches are 100% dead and gone.

In the Toronto market (where I live) for a positive cash flow you are tying up a ton of money but you have a larger tenant pool and if you HAVE to liquidate, your property is not sitting on the market for ever. What is the smallest market, population wise, you would consider?

Hi Matt! Just wanted to share our story since watching your videos last summer. So, we ended up buying rental property in August, closed in September and found a tenant right away through kijiji. It’s been really good experience so far. Now, we are hoping for our second rental property this year. We are still unsure how will this affect our family’s income in regards to taxes. Do you know of accountants here in London that could help us with taxes before we buy our second rental property? Thanks!

Matt McKeever I was exposed to construction through my family. So seeing houses that needed work weren’t intimidating or talking to contractors. Last year I moved to Killington for a job at the ski resort and found a condo that was under priced for a area that was moving towards year round vacation destination. Convinced my mom to buy one. And similar units are listing this year for 20-50k more. I needed a bigger place and started doing more research about fix and rents and came across you, graham Stephan, meet Kevin and ran some numbers and found it was possible for me.

Hey Matt I have a quick question. Would you buy a rental for 50,000 in an area that would be hard to increase equity and hard to sell but could provide a monthly rental income of 800-900. Or would you buy a property of around 130,000 in a better area but only able to get around 1000-1100 in rent. I have the money to do the smaller one and want to jump in but I don’t know if I should save more for the larger one. I have no rental properties at the moment this would be my first buy.

I have a question about student rentals... I am looking at purchasing my second house and using it as a student rental. My question is, when is the best time to purchase a student rental? I have a house I would like to get, however, because it is only January, it would sit until September without tenants. It only needs a month or two for renovations so I would like to purchase it in June but it might sell before then. I am in Moncton, New Brunswick where houses don't sell as quickly as the rest of the country, but the layout, price, and location are all right, just not the timing. Do you have any advice?

Real estate is a region game - it's very hard for me to comment on it without knowing you market inside and out - your a better expert than me on your market. I'd recommend networking and talking to local landlords and investors and getting their opinions . I like buying student rentals in Aug-Nov - because in my market if I get the property launched by Aug-Dec and I can get it rented. Jan-April will take effort, May-June will take hustle. But I more focus on the long term numbers than the impact of one year. If it's a 'bad' time to buy - I'll make a lot of offers to see what I can hook and if I get a 'great' deal- if so awesome, if not - no worries I can wait and be patient.

Hey Matt Im here in Kitchener and just came into a 7 figure settlement ( low end ) and really looking to get into more of the market. With google and other I.T. companies here and a lot of new condo construction, would you suggest a condo thats being built then sell when complete for quick turn around or. Buy a cpl long term investment.

I'm biased - but I like cashflow - so I'd focus on a strong cashflowing property - like Angie's doing - student rentals, and now she's looking to potentially do airbnb as well. (Two of my favourite approaches - student rentals and airbnb) It really depends on your market though, I certainly understand the desire to go for appreciation when you're in KW - It's not my style - but depending on your preferences and situation - it can make sense. Hopefully that helps?

Hey Matt, from Hamilton Ontario here, I’m just curious do you buy additional houses because of how much yours cash flow or do u ever pull out equity? I have 4 in Hamilton and they are much more expensive than London and don’t seem to cash flow nearly as well, although the equity has skyrocketed over the past 4 years. I’m wondering if the only way to expand to your level involves much higher cash flow as the idea of someone getting 3 in 6 months is daunting to me. Does Angie here pay down payments herself? Because it can’t possibly be from equity this early. Let me know i have been dying to expand into another market and maybe low cost university neighbourhood could be the way. Cheers

When I started in RE back in the 90's one MAJOR advantage investors have today we didnt... is the internet and vids like this. We learned from home courses and books and audio cassettes which cost thousands of dollars. Networking was the old fashioned way. The internet has created a whole new world for investors and so much free valuable info.

Angie's current tenants seem to be good but I would suggest that she transition to automatically "pulling" the rent payment vs. having it "pushed" to her for future tenants. You get better feedback on the tenants current financial condition, ability to pay and control of when the payment is issued is in the landlord's hands not the tenant's.

I have found for many average people who go on to build tangible wealth that investment real estate played a role. It may be POSSIBLE to make more money in stocks but intrinsic value, control, certainty, repeatability and simplicity are also factors.
