Like the legendary Pied Piper, the managing committee of cooperative housing societies lead their trusting general body members into the trap of redevelopment. Managing committee members take the help of the PMC (Project Management Consultant) to bundle up the society's members and hand them over to the builder. The land parcel that collectively belongs to the housing society members is handed over to builders by putting the general body into a proverbial "bottle" by guiding them through a funnel of ever-narrowing choices.

Sir ki ek ek word mujhe dil se lag rahi hai... Same aisa he mere sath hua... Mujhe issues creator, negative thinker, etc words se address kiya jata tha.. Till today no valid documentation is given to me.. Jabki before redevelopment I was having proper stamp duty paid Registered property.. And others were on notary basis. This incident is from Kalva Thane. Police, TMC all in hand in hand... With these builders as the group of builder is supported by political party.

Sir a few important points after going through this ordeal which has still not ended 1. Structural Auditor SHOULD BE TOLD NOT TO GIVE REPAIR ESTIMATES 2. More often than not auditors inflate this cost. Now the problem is if we tell them not to give estimate, they will give an adverse report and believe me 50-60% auditors are crooks 3. I have no hope but MCGM/TAC should come up with guidelines to stop this practice. It is a conflict of interest of the structural auditor to give a status on health as well as give estimate for repairs. 4. We got 1st C2B in 2018. We did not use that auditor after the audit and got third party contractor to repair the building. After 2 years in, when the crooks of MCGM declared our structure as C1, this auditor illegally came to all TAC meetings and sabotaged us by saying that structure is C1. He kept coming till 2024 in 3+ meetings. 5. Office bearers/committee members are not allowed in TAC meetings and SHOULD BE ALLOWED FOR TRANSPARENCY. Shady things have happened to us which our honest auditors come and tell us but we can't say anything because no one will give it in writing since MCGM is the bread and butter even for the honest auditor. 6. In 2020, the auditor who categorised our structure as C1 just had a MCGM license to audit G+3 floors, our structure is G+6. This was MCGM appointed crook auditor that is still thriving in this corrupt market. 7. In 2021 we got another C2B report, but TAC said go for another audit 8. In 2022 we got one more audit which was AGAIN C2B. This report was stolen by MCGM and the TAC meeting happened only after 1 FULL YEAR once we caught the MCGM crooks via RTI to find out where our report was. 9. All this was conveyed in writing to Chief/Dy. Chief of TAC but NO ACTION WAS TAKEN AGAINST ANYONE. There is a MCGM/TAC circular still in effect stating that all structural reports SHOULD BE DISPATCHED WITHIN 3 DAYS TO TAC OFFICE. Our report took 360 days to reach TAC office 10. Once again we were pushed into yet ANOTHER audit, this time illegally TAC reduced our options of auditors and only gave us VJTI or IIT. This again is illegal and TAC cannot arbitrarily remove options as per 2018 guidelines to declare structure C1. 11. We spent A LOT OF MONEY which was what MCGM wanted, to drain us of funds. Yet we got VJTI report done and AGAIN it was C2B. The TAC meeting happened TWICE for god know what reason and we got a C2A which is also WRONGFUL classification. To evict members and do double kharcha, on rent and also on repairs. 12. This last C2A TAC verdict also pins all the blame on the CHS, stating in writing that we did not repair and CHS kept getting more and more audits. THIS IS A SCAM. No previous orders of TAC we CONCLUSIVE. Also the fact that we had written 12+ letters in total to TAC FORT/JOGESHWARI/MCGM to "ACKNOWLEDGE OUR REPORT AND GRANT URGENT REPAIR PERMISSIONS" but all these white collared criminals ignored our letters and blamed us for their theft. EVERYONE CAN BE MANAGED BY CROOK BUILDERS IS THE MORAL OF THIS TRUE STORY. Have all the evidence in writing and RTI certified documents. There is more to this story but I want people to read this and be aware, once a crook developer has eyes on your building, even if you do not want to ENTER into a redevelopment with them, they will access ward files, submit forged documents in the name of CHS, stating building is dilapidate and force MCGM onto you. And the rest is history. YES I HAVE A COPY OF THIS FORGED DOCUMENT WHICH HAS ALSO BEEN SUBMITTED BY CROOKS OF MCGM IN COURT TO JUSTIFY THEIR WRONGFUL CLAIMS. TAC MCGM is a HUGE SCAM, a SCAM that will probably never come out. But I have ALL the evidence to prove perversity of TAC that NO ONE HAS EVER BEEN ABLE TO DO IN COURTS.

Our bldg redevelopment is under process in Borivali Mumbai. Going to receive possession in Dec 2024.For this project PMC not appointed by Commitee Members.According to them PMC is useless.Bldg is of 32 floors. All floors completed internal work is going on. Externally it seems ok. But builder not allow members to visit flat for inspection . Last three years construction work is going on . I required third party inspection before taking possession of my flat because I am totally blank about carpet area of flat & other facilities . I cannot totally believe on the developer. Would you suggest any inspection agency who can check details on the site related to flat.? Do you know about PROPCHECK INSPECTION AGENCY ? Pl guide what points to be taken in to consideration while taking possession in redevelopment flat by existing members of that CHS ? Pl make video . Thanks.

True Krish Sir! 'Bhed chal' is also observed bcoz society members do not wish to take any responsibility. And that's the major reason they do not raise appropriate questions to the managing committee that will make the best out of it! Isi baat ka toh managing committee aur Builder fayda lete hai!

Builders are getting support from ruling party of Maharashtra and Gujarati politicians of India 😢. We lost our rights of living in our own country 😔 and exploitation in carpet area is done by builders and bribe is distributed to registrar, municipal commissioner and many government officials are involved in it. As most of PMC are established by retired government officials 😢. Citizens are left only with choice of just voting in this country. save india from builders lobby 😢.
