I had that same problem on two of my deals. My cash buyer refused to take down a deal I had which was listed. The deal was a 3/2 2,342 square feet the ARV is $190k Repairs was $80k the realtor had it listed for $176k I knew I had a buyer who was buying at a 75% ARV. I negotiated the deal at a 70% ARV the agreed purchase Price I agreed to buy was $53,000 that was accepted by the seller. I submitted the deal to my buyer and that JERK said he don't buy ON MARKET houses!!! WTF!!! The numbers was sweet. So I assigned it to another cash buyer for $75,000 I'M THE GOAT OF WHOLESALING IN NOLA THANKS TO JERRY!!! I've been a member of the $10k club since June 2022 but haven't yet submitted a deal to him because I got Buyers paying More than $10k on my deep discouraged deals I bring. But I will shoot JERRY a deal here in NEW ORLEANS, Louisiana or somewhere in Louisiana.

I get agents to take deals off market all of the time before I send it to my buyers once I have it under contract… there’s a way to solve this!

Hey so two questions, on the contract the sellers agent sent me I put my name followed by and/or assigns however there was a section in the contract for assignments that she seller did not put a check mark on. I figured the and/or assigns would make it alright but I'm not sure. Can someone clarify please? Also what if the buyer does not want to use my title company when I already opened title and sent them the EMD. What's the best I can do there?

Trust me if you have it under contract at a "GREAT PRICE" you will have no problems with the money!...They thought they could get it under contract for asking price and FLIP IT 😂

@@AdventuresFromZay how do you know he's dead? If he is, and he's the only member of the llc, you are going to have to find his heirs and probate his estate, that will allow you to contract for the property with the PR.
