Great room in band joist detail but Christine special likes the sunken shower detail

Hi Steve, I enjoy your videos. I am not a builder, but I have been checking out home-building videos for a future retirement home. Instead of a double band joist on the gable ends--Why not just run another floor truss against a single band joist?

If it's a retirement home, do full slab on grade, with no steps, so everything stays fully accessible...

Does the 2x8 T-Stud negate the need for exterior insulation (the usual 2x6 and zip r6)? Obviously continuous would be nice bet would be interesting to compare whole wall r-value and cost implications.

Great information. I’m wondering what your thoughts are on moisture trapped between the pair of band joists and fungus growth in there that cannot be seen or treated. Potential?

Hi Steve. Great video. With regards to the curbless shower, I've seen another technique on other BSN channels. That technique is to install the subfloor between the trusses in the shower area such that the top of the shower pan will be flush wirh the top of the floor trusses. Since you are using 1 1/8 inch Advantec, the shower pan will be dropped 1 1/8 inch below the rest of the subflloor. I know you are familiar with that technique and I may have seen it from you in another house. Are there advantages to one way versus the other? Also, I've seen the 2nd technique used in remodels to add curbless showers. BTW, I am just a soon to be retiring electrical engineer who has been immersing my self in BS😂 in prep to be a owner/builder of my retirement home. I've learned a lot from you. For me, it's just one house. I hope the knowledge you are sharing is reaching younger people and will help them create a successful career.

I, too, am a semi retired electrical engineer, and I'm finishing up the painting on my self designed, self built home. The experience of a lifetime. I went full slab on grade with no steps, so it will be fully accessible in the years to come.

@@AnotherMe890 You, the man! A few years ahead of me. Yes, aging in place is the plan. Single story is the goal, but because I may be building in the Asheville area, the lot is likely to be on a slope, so I may have to have a basement for secondary living space like guest bedrooms and mechanical room. If so, I will allocate a space for a future elevator. I want a view of layered mountains, so lots like that are usually steep or very expensive. I will probably do an ICF house to the roof. Material wise more expensive, but easier for me to build and I will save on labor by doing it myself. Any idea how much you saved by DIY (BuildCost ÷ MarketValie)? I grew up in a house my father built. It survived the ~200mph eyewall winds of Hurricane Camille and being flooded to the ceiling during Katrina. Building my own house will give me something to do and keep my mind sharp.

@markstipulkoski1389 @markstipulkoski1389 I built ICF, in northern Wisconsin, and I highly recommend it. No mold, no water issue, and it was way faster than framing. Hydronic in slab heating is a must too. I'd guess that I saved $200k+ on a $600k house.

@@AnotherMe890 Thanks for the info! Now get back to painting!

I think they might be doing this method because of truss spacing and location. The shower drain looks like it would need to come down right in the middle of a floor truss if they didn't lower it. There is also something to be said for the simpler way of pre planning for a lower section and blocking in that would allow for basement access if anything ever goes wrong. I mostly seem to remember seeing the other style you were talking about with houses that didn't have a basement and where the shower was located in such a way that the drain and plumbing could be run without the floor support getting in the way.
