what sucks about zillow is that it doesn't show crime in the area ........like trulia does .........you dont want to move somewhere then all the sudden you realize how crime is after your done buying it thats a nightmare

That is very true. However I have noticed in my own real estate experience the crime maps don't tell the whole story either. Some areas that seem really bad and you go there in person seemed totally normal. But it is something to be aware of.

Most of these houses are simple in design. I was most struck by the last house featured. Especially that unusual bathroom (jetted tub and hidden shower around the corner) and the large covered patio. It looks like that patio features tracks for maybe a closable wall to protect the pool table and other stuff during a storm. Not to mention a full screen over the pool deck. Very distinctive features for a nice price.

Yes they are, and probably why I liked them so much. I am a simple kind of guy. Yes that last house was quite a deal. It had a ton of great features and for that price, is tough to beat 👍

Also the cost of repair and maintenance, electric cable . Not just morg. taxes Ins. Owning a home can be very costly. Don't forget the cost of interest over 30 years.

Yes of course those are all legitimate expenses, but pretty hard to quantify in a video since it will be different everyone. Better to just focus on the numbers we know and warn people about the rest👍

Would love to see a video on expenses, ie your not paying an HOA fee, so what is the price of monthly upkeep in florida. ie lawn, pool (if there is one). I'd love to know for future reference.

Yes that would be ideal, but I see that in many developments, them destroying all nature that is in place in order to make room for the development. It is a tragedy and should be done more responsibly

Good video Mike B!. What's the thing with Hoa fees?. How does that work?. Is it optional or that comes automatically with all homes?. Would be nice to get a home without hoa fees. I would rather take care of my own house myself than to pay someone to take care of things lol

Thank you Octzone! The HOA's only apply if you buy a house in a HOA community. While there are many of them here in FL, there are still plenty that have no HOA as well. You just need to filter out places like that when shopping for a home 👍

Depends on where in Florida really. In Miami Beach studios start around $1100 per month but in some less expensive cities it could be as low as 600 per month

Hi Michael, you mentioned in one of your videos you try to stay away from gated communities w hoa fees. Why is that?

Its because when you live in a house, normally you'll want to be able to do as you please. In an hoa community, this is almost never possible. Similar to a condo, they have a set of rules that must be followed. House must be a certain color, grass must be a certain height, no fences, visitor restrictions, pet restrictions, and on and on. If you are ok with those rules, then by all means its ok, but most people want to be in a house to have less rules and more freedom

You need to research Lehigh Acres and Cape Coral a little more. Lehigh acres is pronounced like Lee High acres. It has been considered a failed development area for a decade or two. Some people think it might come back, but it could take decades. There are many stories about properties in Lehigh Acres being really tough to sell. Cape Coral has some good and bad areas. It has a reputation of being kind of the Wild West. Some areas are good, other areas have gun shots. Same thing goes for Ft Meyers. Some good and bad areas. Usually if properties are very low priced, there’s a reason for that. The HOAs are a good thing and a bad thing. If you don’t have some restrictions, you could have a neighbor that has a poorly maintained home with bare dirt or tall weeds in the front of their home, decorated by old dead cars, old run down RVs, old boats, and other junk. The downside of HOAs is sometimes the cost. Sometimes the HOAs are too restrictive. I heard a story about a HOA that didn’t allow you to leave your shoes outside the front door.
