We moved to Kentucky due to home prices in other states going through the roof - no one had discovered KY yet.. Weather is very moderate. Cold weather doesn't last long - December to Feb/March. So far we've been pleased.

You're looking in the wrong parts of Florida. I currently own a place in Ohio and a place in Florida but it is actually the one in Ohio that has ridiculously high taxes and overall costs. My property taxes in Florida are way less, there is no state income tax, and my home owner's insurance is about $1400/year.

If I could stand the cold I'd get the hell out of the Free-For-All state of Floriduh. Coming from the Northeast (cold) a new roof on the house makes no difference in a home sale as far as negotiation, as long as it HAS a roof. That's expected. Insurance is pretty cheap too, few natural disasters and (unlike Floriduh) people take better care of their homes.

Be careful what you say to the insurance company after you lose a roof during a storm in Fl. If you ever say that you had a minor leak at one time but it was fixed, the ins company will give you NOTHING and say that the damage was "not storm related". Happened to my neighbor.

Fact the best cheapest land in the Midwest is Ohio and Kentucky. I know I live there along with cape Hatteras NC and Florida. Im bailing out of Florida due to high house costs and insurance. I like it here but it's not financially feasible. Oh yeah just wait till the condo crash with reserves happens... Florida will go under. Desantis will have to get involved or I don't know what. Check out Lewis county KY nice woods wild life and still 2kish an acre for timber lands. I like Lexington area also but lots of nice rural land still to be had. Southern Ohio same way.
