Our Inspector, Armando Sandoval, performed the initial foundation inspection on this beautiful 1960’s home in Mission Viejo, CA. Unfortunately, Armando came across multiple signs of a settling foundation and ultimately measured 5.9 inches of settlement. He designed a repair plan consisting of helical piers to stabilize the home from future settling, and attempt to lift the home in the process.

I live in a house that sits on expanding clay soil it dries out and shrinks in the summer and swells in the winter, its a typical pier and beam with perimeter foundation walls and piers holding up beam and joist. Problem is the crawl is only about 20 inches, also when the tract house was built it was all about building as fast as possible with craftsmanship secondary. The concrete support for the piers is more of a lens and not a defined hole so there is a lot of surface area that causes the piers to push up when the soil is damp and expands in the winter. I just zip level to see how bad it is. This is looking like a daunting job but as I don't have a lot of money probably one I will end up doing myself. I guess first step will be in seeing how deep the expanding clay soil is... If clay is too deep will helical piers not move if placed deep enough? What's the better option push piers or helicals? As for the piers I'm thinkin of digging 2 by 2 by 2 feet deep holes and filling with crushed stone I'm hoping the crushed stone /rock will keep the piers from moving up. I guess as the perimeter is being jacked up I'll have to jack up the piers that have settled at the same time. Does anyone rent the the equipment ie..rams or hydraulic heads for helical? I wish I had the money I would hire you guys, great videos.
