I've lived in both Frisco and Plano. You talk a lot about Plano being closer to Dallas and that's true but people should consider how close they are to either the tollway or highway 75. That can really affect your commute. Also Plano has the option of the light rail for those interested in that and Frisco does not.

I would say to get from Plano to downtown Dallas is a solid 1 hour+ during commute on a good day (no accidents). The 20-30 minutes quoted here might get you from the center of Plano to Addison. I’m in north Plano and it takes that amount of time to get to Richardson. Just be aware of this when relocating. Highway 75 is non toll road, but absolutely brutal to drive in with all the truck traffic. If you take the Dallas North Tollway in the drive is nicer (way less trucks/rigs), however not significantly faster and you will pay massive tolls. If you live in Frisco and Plano and want any work/life balance you need to either be able to work partly remote or go into an office that is roughly no further south than the 635 loop - think Addison, Irving at the furthest south.

Perhaps you’d like Richardson or North Dallas better. Those areas are South of Frisco and Plano and closer to Dallas.

Important question. I live in Japan and I’m used to a city lifestyle where everything is close together you can walk to every place you need to be. I’m moving to Dallas in 2 months. Right now I think Plano legacy west is the best place that is like Japan in Texas. Or is it Frisco? I want to live in a city environment with a large Asian community like grocery shopping and stores. I heard Daiso is available in Texas now. What do people recommend?

Everyone has their own preferences, but Frisco is like my personal vision of hell. Too many houses crammed together, pretentious residents, crowded traffic. It's just not my cup of tea.

Clearly Plano is divided between East and West.. and West Plano is probably one of the best places to live in North Texas if coming from Southern California. West Plano is old wealth, Frisco has new money wealth Location is perfect Dallas meets North Suburban. It encompasses the best of old wealth Dallas and new city north suburb. It has the suburban metropolitan with high level of wealth. Frisco is much more plain and country looking with exception of some areas. But West Plano has that old wealth feeling. Frisco has middle class new money and its evident.

Mckinney is the Best place to live in Collin County. Coming from someone that grew up here since before Collin County became the fastest growing County in the Nation the past 20 YEARS. Collin County went from 500k total pop in 2000 to 20 MILLION by 2020. I've been here since the 80s when it was all still pretty much country. I could go on and on about each City but any city in Collin County is probably a great place for you to live compared to where you are. Soooooo many have already decided to move here so why not you? Ive always liked Sardines!

Me and my BF are done with California so we are looking at a few different States to move to. We really like Texas and upon doing research we came across The plano and Frisco area. I've been to San Antonio and absolutely hated the weather so that might be the only factor that holds us back lol. We are currently renting an apartment so wherever we decide to go we are going to start out with that.

California is unfortunately weeding out the middle class. If you are wealthy, there’s no other place to look. If you make under 250k per year, you will be forced out by high taxes and gas prices. These are the people moving to Texas. More unfortunately, former Californians don’t realize all of the additional hidden costs such as massive and unavoidable toll roads, extremely high property taxes, etc. at the end of the day, the cost of living is much closer in reality in comparison to a first glance. At least in CA, once your house is paid off, you can save a bundle on property taxes. Please do deep and intensive research before you make the move. PLUS, the pay scale in Texas is SIGNIFICANTLY lower than say Orange County. At the end of the day, it’s all relative…

Yes, Celina is definitely up and coming after Prosper. It's quite a bit of a drive to Dallas if you had to commute. I really like Celina though. Its still in the country but "nice" country and great neighborhoods. Melissa has a great reputation as well. Both have fantastic schools. Melissa has easy access to a highway right now until the toll is completed to Celina. So living in Melissa is more convenient.

We are done with CA and need to make the move to TX. We need good schools for our 7 yr old daughter (minus the covid concentration camp environments as found here in CA). We just don't know what to do first - sell our house here or buy up that way first. I'm pretty sure I'd qualify for a second house, but I'm not sure if I want that right now. We have seen a lot of nice videos and other information pertaining to north DFW areas and it looks like it would be a good fit for us. We are trying to plan a trip out that way in the next month or two, because I have no intentions of buying anything sight unseen. I'm not going to lie, the stress from it all is starting to get to me.

Yes moving is definitely a top stressor. Then add moving in from out of state! Right now no one is taking a contingency so you would have to qualify for the second home. It is a smoother transition to buy first and then sell. However you are risking that 1st mortgage if for some reason it didn’t sell.

Congrats on your escape from a fellow former Californian. I pointed my car east 10 yrs ago from Los Angeles and never looked back. Texas overall has been a blessing and the DFW has been a total blast! I would say the main problem with the DFW is that it is HUGE !!! I spent several years living in apartments in various cities in DFW just to get familiar with the whole area but that was just my personal approach to it all. My advice to others planning on moving here is to definitely treat yourself and work with a professional and let them and their whole team help you with the process. I would also say that Fort Worth get's overlooked a lot but it is an amazing town and area!!! Good luck and welcome to Texas!!!

Most of the suburbs are conservative and the further into the country the more conservative. So McKinney, Melissa, Fort Worth are all pretty conservative. Fort Worth is more so than the Dallas side 👍

It's the conservatives that are the ones we need to worry about, driving up property taxes, housing costs, and rent. I have been considering Plano since I have worked there before, but I really liked Frisco because of the sports scene. I don't feel I would fit in too good coming from California though 😔

Thanks for your comment! Most of the hate from Texans is that they are hoping Texas doesn't end up like California. People don't actually hate Californians. Most Californians who have moved here don't experience any kind of hatred from what I hear directly from them.

Frisco is a community built upon decades old toxic waste dumps. Reminds me of New Jersey where it's so costly to fix so just let's build over them and forget history. Happily living in Plano.

Whichever city you decide on, avoid buying near water. I spoke with someone whose house in Plano backs up to a water retention pond, which has water moccasins. Come to think of it, my daughter was confronted by a copperhead snake (albeit a small one) on the sidewalk across from the Medical City hospital in Frisco when there was construction there two years ago, Oh, and alligators have been seen in Lewisville Lake. If reptiles don't bother you, just know that the landscaping around my Frisco townhome is infested with chiggers. I've been bitten so many times I've lost count. Spraying has done nothing to curtail them, either. Of course, there's always the exceedingly high property taxes and brutally hot summers/fall in Texas to go along with all the creepy crawlies. I personally regret buying here.

If you are considering moving to Texas from the West coast, I would strongly encourage you to look at Austin, rather than Dallas. Likewise, if you are from the NE (NY, NJ, MA, DE, VA, DC, etc) I would also suggest Austin, or if you find the prices too high, then take a long look at Houston, as it's much more diverse with a variety of different areas such as Sugarland, The Woodlands, Tomball, League City, etc. My best advice however would be to consider someplace else, like AZ, NV, UT or CO if you are from the west coast, and FL if you are from New England/East coast

Frisco is just too far and snobby. Everyone thinks they’re better than the next person in the cookie cutter overpriced box. Better off in Plano, or if you wanna save some money and don’t mind commuting just as far as frisco try McKinney
