Price is always of plot n finishing. It has nothing to do with no.of rooms. But yes i agree they are charging too much n believe me a 5 marla house when you visit, looks so congested with this much designing. It doesnt have openness feeling at ground level specially.

Where on earth you have seen 2 bed and 2 living rooms on ground floor in 5 marlas? 5 marla house looks spacious with 1 bed and 1 living room on ground floor, maximum you can do is to make 2 bedrooms but 2 living rooms is too unpractical.

Location - it depends where it is cos location matters. 2. Quality of build - its of good quality 3. Furnished or unfurnished - its Furnished. So, thats extra spend 4. Demand - its their DEMAND and NOT the final asking price. If you interested, you can place your price and see if the accept your offer. Atleast this is how i understand it.
