That sounds like what I would be interested in. Especially a home or condo with some space between myself and the neighbors. No, I'm not antisocial at all. Quite the contrary. But I admit it, I do appreciate my peace and quiet. The roosters, karaoke, barking dogs etc.I can do without. Nice to know places like this exist, and in your area. Your area sounds ideal. Low cost. Few expats. Proximity to Manilla on the one hand, and then smaller and picturesque areas like Tagaytay, Batangas on the other. The access to real quality First World medical care is perhaps most important of all at my age. I'm healthy right now, but of course, that can change. Thanks for another helpful and informative video! During these dark days, it's great to see a guy like you out there and living his best life. My first place in the Philippines was in a gated community. 20,000 pesos for 3br house. 500 pesos per month HOA fee. Make SURE you get a good landlord. Gated means they can close the gate and not let your moving truck out until you have a "pass" from your landlord. In my case it was legal extortion. That cost me an extra 25,000 pesos. I will never live in a gated community again. I always paid the rent, prepaid HOA fees, gave to the guard's Christmas fund etc. I honestly believe that if you pay your bills properly here that you are marked as a patsy. My current landlord is a super nice guy. No contract, never says a word. I like it. 7000 pesos for my apartment.

I lived in a high rise condo for 30K when I moved out the Guards held me hostage for hours bc I was moving my own Lazy-boy recliner, which I paid 44k pesos for and I had to wait until they contacted the owners. I finally got it out but if my GF wasn’t there I might have gone to jail bc I was so pissed. Oh well.

Such a coincidence to see this piece on "gated communities" in the Philippines? Earlier i saw a video on a gated vacation resort in the hills overlooking where the weather is cooler, and realized that's the environment where I truly want to retire, and would be willing pay! I almost wonder if some expats who actually have the income don't make it because they're "penny wise, and pound foolish"? Or if someone on $1500 a month can spend $700 a month for their gated paradise, and get by on $800 for the rest?

Excellent video. I am considering the Philippines as a retirement place. I am not a fan of living in a condo or high rise apartment in the center of a busy city. Peace and quiet are high on my list of things that I must have in order to enjoy myself. I am fortunate to have an excellent pension and money in the bank. I am willing to pay for a nice place. It appears that a gated community might be the best option. Thanks for the information.

For security reasons a gated community sounds awesome. Especially for vloggers. Maybe someone using their phone or GoPro doesn’t need it but professionals with 10k in camera equipment definitely sounds like a great idea

After living in an open subdivision for a yr and a half in Cebu I can tell you unless you don't value peace and quiet renting in one of these places is not the way to go. I moved next to a chapel which last June started having regular Sunday Masses which start with a loud wake up call like a bell/Gong between 0400 & 0430 AM. Every Sun. Morning I'm woken whether I want to or not and they begin with a lady reading aloud on a PA System. The neighbors are inconsiderate. You have work noise also on Sun and problems with loud barking dog. With all of this the Landlord wants to raise the Rent from 15K to 20K which doesn't include anything. Location sucks. We're moving to a Condo although they are smaller I'm looking forward to peace & Quiet and no neighbor issues.

Woodland hills in Carmona is a fantastic place with huge pool. They do have roosters dogs and cats. I should be able to find out if they have any rentals. My Asawas families lives there and is on the board for the community.

You really need to look in different gated subdivisions. Out of 3.5 years experience i can recommend Pacific Villas 1 on Mactan, Lapu-Lapu Barangay Pajac Abono When it comes to landlords, you have a higher chance to get a good landlord, if you find out if he had ok money ''(not rich and not poor)

We rented a condo in skandia near to westbourough and it was so lovely with a pool and air conditioning so quiet too and only a trycicle ride into Nuvali and security 24hours,definitely recommend it

One of the Largest companies that have gated communities all over the Philippines. They look good on the outside but are very poorly built. substandard electrical, leaking Roofs sewer that backs up during heavy rain. many of people building these places are unskilled labor. Not Plumbers, Electricians or carpenters. BEWARE Before you sign a lease, ask the neighbors about any problems with the homes in the subdivision or with the house that you want to lease. In some of these Gated Communities 25 to 50% of the homes have major problems because of substandard construction. B T W Never pay 2 Months deposit especially in this market. 1 month rent and 1 month deposit. When you move, consume the one month deposit as the last month Rent, because once you give them the money , You will most likely not get any money back.

We have a brand new 2 bedroom 2 storey house in a gated community in Alfonso that we are looking for long term tenants because we are not moving in yet til we retire in maybe 8 years. It is very quiet there with a couple of very nice expats already living there. There is a pool and a small cabana, 24/7 security and a clubhouse. That is going to be our passive income while waiting to retire. We also have 2 condo units in Dasmarinas but turnover will not be til Aug 2022. Also for passive income. Expats can buy condos and get it rented if not live in it.

no pool at our place, neighbours are mostly government employees and ofw, 2 roosters but they are at the back end of the street so we don't hear them at all... the only noice is karaoke in the weekends, just shut the door and you don't hear them either. still, I miss the nature/sea I'm not a city guy, so we'll move way south to get surrounded by water :)

You can rent the lot but not own it. You can own the house but not the land. The land needs to be in the Filipino's name. Foreigners can lease the land for either 25 or 50 year lease.

Steve, could you someday take a walk by my house. We live in the gated community I think behind the 7/11 that you said was closed. It is a twin home community. I don't remember the name of it. Our contractor actually sends us a picture once in a while of the work on the inside. The homes in that community have now doubled in price. I will try to get the exact address for you, and it may just become a rental for us. Steve do not walk there if you are not feeling good. ok your neighbor in town.

Lisa, all due respect, but please reconsider making such a big move before your kids are done with regular school and off to college or the work world. My mother did that to me at 13 (and it was only a 25 mile move) and it was one of the worst things I've been through socially and developmentally, at exactly the wrong age. Also, have you and your husband spent at LEAST 3 months in PH getting to know it? Do you know exactly where you will live? Do you already have a support group there of people you know? How will you handle health insurance for 4 people? You have 8 years until the kids are both adults. Just buckle down and work hard the next 8 years to increase your retirement funds and emergency fund, and to visit PH as tourists, and you and hubby can do your own thing as your youngest leaves for college. You're welcome.
