For some people, they bought a resale flat without taking the housing grant. After having kids, they applied for bto under the "married with children" scheme which has priority for them. As long as you didnt take the housing grant for resale before, you will be categorised under first timers. If you had taken the housing grant before, you will be seen as a second timer even if applying for the BTO the first time.

If you can afford to buy a private housing in HK, then there is no reason not to consider resale HDBs or private housing in SG for the same flexibility you mentioned about HK.

Waiting time for new BTO flat is 2-3 years. Mine took 2.5 years because of the pandemic delay construction.

You only pay application fee between $10 to $100 when u book a bto flat. You only start paying when u are alloted a flat. Most people will take up a housing loan fm hdb or commercial bank n the monthly instalment can b deducted fm your cpf account too.

U can buy resale HDB which hv just reached mop...it's new n u hv the flexibility...😂😂...in SG...is either u either u crave fr space or crave for facilities+luxuries...if u wish to has bigger space but doesn't bother about facilities like swimming pool or club house...u can just aim for HDB resale...n if u want newer flats...u can buy hdb tht just reached mop

Actually many Singapore public housing flats are bigger and better than any private flats in Hong Kong. Public flats in Singapore are well maintained, clean and airy, and every 7 to 10 years, any blocks of flats will get a new coat of paint....

It's a misconception that Hong Kongers have of public housing that only the poor stay in. Those who know will have a better understanding.
She also comparing Hongkong couple have much more flexibility in buying private condo and Singapore HDB flats. HDB flats owned by gov have many measures same like Hong Kong. Same situation like Hong Kong that the demand of the flat is high, and same like Hong Kong, Singapore couple can choose to buy private condo which is also more flexibility and high cost.

I never went to the BTO route before covid. With the resale grant, its is not that expensive. 3-5 years wait for BTO is an opportunity cost that you cant get back. Its call time. Money can earn back. Time u cant. If cant get 5 room get 3 or 4 room resale. No need to show off to peers. Having a choice of better location also mean better resale value next time or rental yield. end of the day. Time or money you choose.

Most of the time will get the house but of course under some circumstances, might get the house . But it is very rare and due to choosy people . We need to ship people like you over to HK. There are plenty of HKers who will die to take your place here and live in a home fit for humans. I have a normal local U degree. I bought my own 4-room resale flat in a choice location for 510k with a 5k pay back then. I did not even have to take the housing grant to be able to afford it. I got a bank loan with 30-year repayment, and until recently with the huge hike in interest rates, I never had to pay any cash each month, with the loan largely taken cared of by CPF contributions. And even in the few months I had to pay, it was a few hundred dollars (not more than $500). Name me any other developed country where you can do this. Young couples who buy their BTO is much cheaper than my flat, and they get the most grants. Their starting combined salary can easily top my 5k if they are both also degree holders. In fact, they can even afford the $1 million resale flats as long as they can cough up the down payment, which many can do by the time they are in their 30s and sold off their first BTO. If you do not find yourself in this category, maybe you ought to ask yourself why, instead of complaining day and night. Or go HK and live in their coffin flats lah. I am sure you will be happier there.

Honestly, there isn't any advantages buying flats in SG. Expensive and restricted. Don't forget, need to consider Property Taxes and GST (if any)....so not really cheaper in SG.
