In that area of Birmingham. Ensley highlands and Bellview heights are good neighborhoods to look for rentals.

I like the blue too! But personal taste shouldn't be a factor matter it comes to renovating a rental property. It's better to go with the market and choose a style and color that appeal to the majority of people

I completely agree... I would say that D-class areas, in general, are very risky, especially for out-of-state investors who don’t understand the street scene of these neighborhoods. The numbers may look promising on paper, but investors need to be super careful

Buying close to highly rated schools can be a great investment. However, the best schools are typically located in A, B, or C+ class areas, not in D class areas where this property is located. Great schools often come with higher property taxes to help fund them

I probably wouldn't buy on this particular street regardless of the deal I was offered. The street and location are some of the most important factors for a successful long-term rental. Investing in D class areas can be very risky for new or out of state investors
