I dont challenge the prices you are mentioning sir, but who are deciding these prices? What is the method of arriving yet? Can you please make video on this. In my view Prices are expected to match median salary of people working in 3 or 4 types of employment accessible to these places. Plus/Minus 20% can be applied on top of the median based on what premium features it is offering. We bought plots assuming we can live in these places, but no body is coming forward to live! I collected some 10 friends who are ready to buy and build, but they cannot afford. So it is neither useful for exiting investors nor for new investors. You have vast experience in Real Estate and you are a successful asset manager as I hear from others. So please do one video !

No one decides the market price .. it depends on demand and previous sale prices.. for ex: Consider Aparna Western Meadows the price per sqyd is above 80000 per sqyd and people are buying with that hyped price.. particularly in area like Mokila it has good number of NRI investors.

Im getting lot of plot price drop alerts from Golden triangle from different real estate agents. I suspect this could be due to Fourth city on Srisailam high way.

Funny, fourth city cannot be compared with Golden triangle.. if you're using any app like 99 acres those price drop alerts may be from far away places.. i agree prices are bit hyped but still people who have holding capacity are holding and couldn't really see price drop alerts apart from few apartments..

Only La Paloma villas was impacted in recent floods.. Shankarpally is again too far though the connectivity is improving..
