@@ApartmentMaintenancePOV Alot of work for a new property with construction finishing up on the final building last month, walking units, submitting warranty repairs, making sure the repairs get done, along with normal daily things like grounds, pool, breezeways, compactor area, dog stations, lots of reports & logs etc..... The place just hit 52% occupancy & I'm still there myself which is alot. I've been there since the beginning of April & been on call since then as well. My old property in SC sold in March & I didn't want to stay on with the new company & if I would of stayed with my company my only option was moving to Atlanta which I didn't want to do that so I reached out to one of my old managers who now works in the home office for this company which they have properties in NC, SC, & Florida. I'm in NC now. Currently looking for a tech though. I started interviews last week so hopefully find someone sooner than later.

The property I work out now the previous maintenance staff replaced ECM motors and installed PSC motors. They used a contactor to supply high voltage and control with low voltage to the motor. The units seem to work fine but I explained to my superiors that my job to maintain equipment using it's original standards. I'm not an HVAC engineer nor am I paid as one. But they don't want to hear it because universal motors are cheaper than the modules.

That PSC motor approach works you just lose out on some efficiency you would get from the ECM motors. Your management company doesn't care because they likely don't pay the electric bill for the individual units.

This happened to mine. I replaced the capacitor twice. It was bad both times. The third time I installed a hard start unit. That worked except for the days it was 100 for 3 days and I ran it all 72 hours. It deices quick after I turned it off for an hour. Otherwise I have had a good year. 60 inside when 100 outside. 2.5 ton Goodman I highly recommend the hard start kit. My unit is 12 years old. Installed it myself. Very proud of the job. Surprised how crappy the capacitors are I ordered 1 from the local A/C supply place. The other 2 from Amazon and the hard start kit off eBay.

I see you got yourself a Fieldpiece meter. I saw it on your last video but forgot to mention it. Did the old Craftsman finally sh*t the bed? Or did you just decide to upgrade? I have that SC260 as well & its a great little meter. I also purchased the SC480 for the inrush feature & with it being wireless I can walk away from it using the fieldpiece app or measure quick but its rare I use the wireless function but its there if needed.

The continuity test you're doing after ohming out the motor windings is redundant. All that does is tell you if resistance is below about 100 ohms. You already know the resistance is 20.5 ohms on each winding.

I most certainly would not go popping open motors before any diagnostic steps whatsoever. At the very least, check for low voltage call call on green.

First Co strikes again! I DIY a lot of stuff but call a tech for HVAC. By the time you buy a leak detector and gauges you could have paid for a day’s labor. Doesn’t make sense unless you do it a lot. Still interesting to see how it all works though.

Why do you need to check for continuity immediately after you just read 20 ohms? Ohms and continuity are practically the same thing. Your meter even beeps on the ohm setting which many don't do. That 2nd test was moot. 🥹
