This is a 20 hectare ( 200,000m2) Vineyard Estate with some of the best wines in the region including Cabenert Sauvingnon , with over 45,000 vines and generating an estimated 100 tones of grapes for wine . The current owner has around 30 clients who buy the grapes , to produce their own wine which generates an estimate inclome of 50,000 euros a year. The current owner is elderly so he is not dedicated to benefit from the total potencial that this estate offers. There are also 4 hectares of olive trees , that procude olive oil which sells at 10 euros a litre. Funding for the Estate is given by the portugues government ( local town halls) as well as from the European Union.

Well, they must have been reading the earlier comments, because this version has a video of the habitable buildings and not just a video of the wreck of a building used as a working building/storage for the vineyard. At 50 acres, I'm still not sure if it's worth anything near the 850K Euros being asked.

The land is extensive , which is why I have made more than one video for the land and property. The habitable dwellings are rustic, and the "wreck of a building" is urban. With investment you not only have a house but also the lower part of the house a Bodega . The owner has over 30 clients who buy the grapes to make their own wine as he is now retiuring from this, but generates just from selling an average of 50,000 euros a year . Which is just from the grapes, then there are the olives and the olive oil produiction. A litre of olive oil sells at 10 euros a litre. The Vineyard has much more potencial and can generate a much higher income . This type of property is not for everyone,. before making a judgment like that I suggest you see all the videos that represent this land., If you were to caluclate the amount for all the machinery to cultivate and maintain the vineyard, the equipment used for making wine, the irrigation of 200,000m2 of land provided by to large lakes with 60 x30 and 60 x 40 and 15 meters in depth. The irrigation system is on timers. The amount of investment that the vines can produce each year. There is a substantial income here. Have a look at the web link and then see if you still think that it is a bad investment. The old house, has a new roof, it is sturdy but needs renovation that is true.
