With the government hellbent on meeting and exceeding the century initiative Canada needs to have tens of thousands of mega developments with shovels in the ground. Otherwise I guess millions of new Canadians can try their luck with tents.

A whole lot of new housing that no one working a regular job can afford… it’s insanity. First time in over 30 years I’m considering just leaving Nova Scotia in general it’s heading down hill fast

Mixed-use is key. There needs to be retail and office space in the bottom 2 floors of every building so that amenities can be baked in to the area. And we need a transit redesign - which should be funded by the fees and permits for these mega projects.

I think the developments look beautiful, but worry that the units won’t be supplying the real need - affordable housing. We don’t actually have as much of a supply problem as people think, as we do an affordability problem. Also, I’m on the Dartmouth side and am thankful these developments aren’t around me. Schools and infrastructure are already busting at the seams. Any word on new schools to go along side these developments??

I can’t say for sure but I don’t think so. I’m assuming they’d be looking at current units + anything that’s actually permitted + avg builds per year. These are only in the initial proposal stages. It will take a long time before these move forward in any capacity.

I attended a public meeting on one of these purposed cities. They sound and look like 15-minute cities/smart cities.

In addition, the govt needs to attract high paying jobs as well reduce taxes if they will retain people that will occupy these houses, some are leaving already as rent is taking the chunk of the low wages a lot of people are on at the moment.

Thanks for sharing! It's cool to see these projects brought forward, I feel these larger-based projects are the only way to address the scale of the housing shortage. However, it's important to note that these projects take time and are not the quickest solution. Great video!

1.2 million for each of these condos. Some are not built proper. One of them has a major lawsuit on the developers. The one in Dartmouth ruined the view for others in another condo building of the city. These large infilstructure buildings are not what people wanted! Especially, tax payers paying for it all!

Most likely to be 5+ years before any of these developments finish construction, but they have to start somewhere or the shortage is never going to get fixed. Hopefully it means that theres still a few good years ahead for us RE investors before inventory starts picking up. Overall, I'm definitely in support of it though. HRM needs more affordable housing ASAP

Agreed. I especially like the developments on the outskirts of the peninsula since there’s more room and it’s basically creating a mini city within HRM. We need more housing so maybe these types of developments are the answer. The developments at Mic Mac mall, Penhorn Mall and West End Mall would fall under a similar category as well!

The high rise on Dutch village has been a hole for over 2 years with heavy construction the whole time, and still a hole fenced in. Imagine the psychological effects of the nonstop construction to the tenants in the building beside the hole.

I’m glad for Halifax. It needed to grow. I know it will lose some of its charm but, charm came with a cost. We were the Mexico of Canada. As a people we are too laid back in a modern society. I grew up here but like most of the go getters we left for better opportunities. Halifax was too influenced by the don’t change anything, stay at the same job for life portion of society. Halifax has to grow.

These should be greenlighted immediately and ground breaking started right away. There is no way around the fact that HRM needs housing. With the sheer shortage of housing I dont think the type of housing matters that much at this point.

They destroyed Halifax and the province in general when all the Indians overcrowded it, and the same can be said for the Ontario people from Covid + over the last 4 years. Theyre buying up all the property, and theres absolutely nowhere to go anymore to get away from people and have even a minute of peace

And increasing density within reach of downtown, instead of expanding the sprawl farther and farther, makes a lot of sense for a growing city. Look at the density of Vancouver, particularly their downtown peninsula. It's one of the most liveable, walkable, and enjoyable cities in the world, in a large part thanks to that density.
