Love your candor and insights on all the various towns. I started my house hunting journey in Durham, Chapel Hill and Carrboro in May 2022. I looked in many of the towns you mentioned. I am now in Winston Salem and I love it up here in the Triad. It has art, hiking trails and parks, majestic trees, terrific bird watching spots, wonderful topography for quick easel day painting, fab Thrift and Antique stores, good food, and best of all, super friendly people! I am a native Californian who lived in cities and burbs up and down the state, from beaches to the Redwoods. I am here to find a quaint abode to call my own, for the next chapter of my life. Your videos are always insightful, and for newcomers, eye opening on many levels. This market has been brutal for a first time buyer, ( not going to candy coat it), but I have learned so much and feel confident my dream place is out there. Thank you for sharing with all of us! Probably my favorite video you've done. Love it! As someone in Pittsboro. My top would be the homie feeling of a town where you know everyone and having big lots of beautiful homes for much cheaper. The downside is 20 min drives to get to most things.

Remember CARY stands for Containment Area for Relocated Yankees. That's because in the late 1980s, when people first started coming here from the Northeast, they complained about everything not being like NY, NJ etc. Cary was a sleepy country town and they took it over that was pretty irritating.

I think it’s the water table. We do have them in some homes but they are rare. About 10% of properties will have walkout basements

There aren’t copperheads everywhere. We do have copperheads but it’s not like a plague. You can easily walk trails without being accosted. I wouldn’t go wandering through deep leaves in warm weather. But trails are fine.

Really, really good video Ellen. A lot of valuable insight! We moved to the area from out of state and think it’s awesome (❤️ Bass Lake). There are so many things I adore about NC - the topography is picturesque and the old architecture is charming, but by far my biggest dislike/disappointment is that all the water features I’ve seen appear brown instead of blue or green. It’s one major thing I wasn’t prepared for. I’m sure it has to do with sediment concentrations or something but no one ever mentions it in their videos. Overall, I think the Raleigh suburbs are some of the best places in the country to live.
