Roof leak number four on the chateau of horrors! This time we have a hole in the membrane causing a leak into the upstairs bathroom, on the side of the dormer. Replacing roofing felt with new roofing membrane, fitting new treated roofing battens along with some glorious flashing tape.... Roofers take note, professional cowboy in the house!

I had a little water coming into my loft where the lead was covering the tiles where you put the flash banding (water was tracking underneath like yours for the same reason - not enough overlap), but I used some leadmate caulking between the tiles and the lead flashing. It did the trick and has lasted a few years, but I might try the flash banding you used next time - I don't know if it was around when I used the leadmate. As a DIYer myself, I was impressed by how you interpreted how things went together, why, and how you could make it better. Keep up the good work!

Have people on here not realised this was a DIY job? Nicely done, some issues yes, but it'll be watertight until the life of the roof comes to an end and probably saved you not much change out of a grand 👍

Why not do it in lead though? It's been tried and trusted for centuries. Thats where the word "Plumber" comes from. I think its Latin for "Worker in lead". Flashband is a temporary fix. I've done many dormers in lead with either soakers,secret gutters or like you've done with lead dressed on top depending on the slate/tiles. As one of my old plumbing mentors used to say " Imagine you're a raindrop trying to get in!"

Quick and easy fix for now. I really want to redo all the plastic and lead on the dormers and at the same time see if I can insulate better. I'll get some code 4, 400mm at some point and have a go at dressing the lead. Any tips to make it look good?

@froywhernside You will be better with 5 lb if you're dressing it. Maybe 4lb if leadburning but both are are not for the fainthearted! I don't think many plumbers do it nowadays but it was all part of our apprenticeship back in the 70s. I can't help you from afar but best to let the lead warm.up a bit in the sunshine to make it more malleable. I'll see if I have an old video of us making a chimney Apron a few years ago. (Dressed)

In the greater scheme of things, I respect all professions, whether £1.2K is a lot or fair price it’s just getting roofers, pun intended, who hold the ‘high ground’, and some seem to enjoy telling people that there roof is not in a great condition but only want to attend a property for one side or full roof job, and in some cases ask for this to be a cash transaction, and work is often not insured. So thanks for this, it helps those that have to take an alternative to save on stress,and protect their well-being by having a ‘roof’ watertight one, over their head. Some people depend on patch work until they can afford it. I’ve lost many a night, and day trying to resolve my roofing situation.

You got to wonder why professional roofers are watching these videos and then criticising 🤔🤣… he found the leak and fixed it. I’ve had several ‘professional’ roofers do several bodge jobs and not fix a thing.

NEVER AGAIN. EVER! We bought the house because it's got a bigger garden than normal and it was in a sorry state so, also cheaper than normal. But no, never will I buy a house with dormers again, definitely more maintenance and cost required

Subscribed - do you live in my house??! :d We live in a house that looks pretty much exactly like yours, ours was built in the late 60s. We have flat roof dormers front and back covered with felt and with the same stupid design where the water runs to the back of the dormer and is then supposed to drain off the sides. Inevitably the water just ends up pooling on the flat rooves at the back. On the north side, where the back of the flat roof meets the tiles it is just a mass of moss and horribleness. We haven't had any leaks yet (been here 5 years), but it's only a matter of time I feel and so we need to do something. Some of our neighbours have gone the whole hog and have replaced the flat dormers with tiled pitched roofs up to the ridge - but I think that is a huge massive expense and overkill. Instead we are currently looking at replacing the felt with epdm and changing the pitch slightly to take the water forward (and put a gutter on the front). Are you thinking of doing anything similar with your roofs? be interested to hear!

Great design isn't it!! 😵‍💫 So, we had the dormer flat roofs re-felted a couple of months ago because the neighbours also had leaks and we combined forces so we don't have horrible joins between the two houses. Cost £1300 front and back. I'd love to get rid of the flat roofs but like you say, the cost can't be justified. The felt roof should last at least 10 years if done properly. Refelting every 10-15 years wouldn't be a major thing. I did ask the roofer about pitching the roof towards the front but the added cost of all the sheet timber, tiles amendments will quickly move in to thousands of pounds, he also said they're not designed to run off the front so we could cause more problems with running water down the front of the dormers.

@@froywhernside That's great information, thanks so much for replying. This design must have been all the rage in the 60s. You are right in that a couple of quotes for replacement epdm, change pitch, add extra insulation while up there etc. ran to thousands of pounds!! I hadn't really considered replacing the felt though - but maybe I should until I win the lottery! Out of curiosity, did you find out what was underneath your felt (wood deck or asbestos or something??) and was it OK condition? And by the way, you are very brave to attempt what you've done in your videos, so impressive! Oh and we also suffer from the green algae!!!

Certainly "cheap" to replace the felt in comparison, I probably paid over the odds as well to be honest. Under the felt was wooden boards a bit like floorboards so, no damage because the water was able to run in-between the boards and straight through the insulation and on to the plasterboard ceiling. Brave... Stupid more like 🤣

This morning I replaced a cracked tile on the very front below the dormers - and just like yours there are no eves protectors and the felt has collapsed creating a sort of u-shaped trough. The tops of fascia boards are rotten. Quite pleased to have replaced a tile though - they are unwieldy buggers. And just like yours they weren't nailed down either.

@@froywhernside made from plastic it goes on top of the batten just have to leave it short about 50 mm away from the dormer side so the channel on the gutter can fit in and then tile into it and then siding over top if you search online you will see
