Showflats always look spacious because they are not lived-in. Also, there are 2 types of flexi BTOs. long-term and short-term lease, not just for above 55.

About 40% of 2 room flats are prioritized for seniors for short leases of 15-45 years. The rest are for 99 years leasehold.

This layout failed big time. HDB no understand that saying “if it ain't broke, don't fix it”！

Agree. The flat I booked & collecting keys in Q4 2024 is this floor layout. Thus I won't get a huge TV if not it would be like experiencing the discomfort of sitting in the first row watching show in cinema😅. I also personally find the pillar in between the kitchen area & laundry area causing restrictions on space management. Anyway, still thankful that the small house also means easier cleaning & thus more time to rest especially when ageing towards elderly age. And small house also helps me control buying unnecessary stuff & control my hoarding habits😅.

Only good if ur living alone or in couples?? Everything is open space, I cant imagine the noise from each section travelling to another uninhibited...

The description is wrong as singles and families can buy 2-room flexi flats too.

@@rainyuuu 2-room flexi is targeted at people 55 years old and above. 2 room bto is for any married couple age 21 and above and singles 35 and above. one is 99 years, one is 15 to 45 years. maybe a 55 years old single can buy flexi(don't quote me).

I own a 2-room flexi 45sqm flat older layout - my bedroom, bathroom and living room is bigger than this 46sqm flat only my kitchen is smaller and I don't have a maid room, so 1 sqm is divided into a bigger kitchen and an extra tiny room - trying to spread things too thinly - not nice! 🤮

Like everything except the block jutting out in the kitchen blocks sunlight and casts shadow in the cooking area.I like bright kitchens.

Yes Single can buy if have reach 35yrs but HDB only allow us to buy at Non Mature and smaller flats

To me this is a very bad layout. The 2.6m x 1.5m area "study room" or "room for the maid" in future was "robbed" from the living room area and this end up with the living room area reduced to a pathetic size, roughly 2.3m x 2m (window to edge of wall where the dining table is). Even that small TV for show is so near if one sit at the sofa, not to mention if you get a 65" TV. Perhaps HDB thinks seniors no need entertainment like having a proper home theatre 😡. Look forward to some design ideas to overcome this poor layout.

Stay in this small house still need a maid? Cannot do housework yourself isit? By the way if you staying alone in this 47sqm dun ask for too much. Can afford buy a big house or adopt minimalistic way. Be realistic.
