those who are able to pay premium price for HDB flat - they are not exactly going to be affected as they are already able to pay high COV in the first place. At least for million dollar flats, this cooling measure will not keep it at bay. BTO supply will come up - this will be arguably the most important factor in quelling resale market demand.

@@alanweeproperty as long as the applicant to flat ratio is not 1:1, it means that supply has not met demand. Up to today there is no BTO project where the number of applicants meets the number of flats. It is usually there are too much applicants per flat.

This action is like not a real action. To really solve this issue - just sell back the house to Hdb and then hdb sells to buyer with appropiate controlled prices. Put a cap on Bto profits - hdb should not be used as an investment tool. Those that can afford the million dollar hdbs are all the down graders from Landed or Condo. New rule will not affect them, resale prices will still increase.

HDB LTV 75% wont cool the market. BUT this is just a prelude to the even lower LTV for FI. maybe tonight 11pm declare BANK and FI loan LTV become 65-70%!! that one will confirm cool the market to the extent of another winter. IMAGINE cough out 30% DP plus another 4-5% stamp duty. confirm no speculation.

PAP if truly care the affordability, delink bto from resales,and let everyday stay 10 to 15 years and above and if sells,tax the selling amount of 35% after 10 years,,25% after 15 years , after 20 years 15%. And keep the bto prices less than 500k as most expensive.Pap is just 表面功夫,自己一条龙服务赚钱。😂🤣😅

There is only one country that can intentionally and successfully cool down its real estate market... China. Why? Its the issue of making real estatd more affordable. Nobody else in this world intentionally cool down their real estate for this purpose. Singapore can never do this. It may not seem so but the Singapore government is very much in real estate themselves. There is serious amount of conflict interest there. Singapore will not be able to cool down their real estate market and in fact it will get hotter.
