I do enjoy your Sunday drives. I think i would have shown downtown Clermont on one of your videos. Although we never really discussed it when I bought my home, I discovered I really like lake Mineola and downtown Clermont and sometimes wish i was on the lake. We currently live in Minneola and love it. We are buying our second home in Park View after selling our first home in Minneola. Let me tell you that the communities within HWY 27, turnpike, and HWY 50 will be in demand for years to come because you can get to downtown Orlando, Disney, within 30-40minutes.

Curious how do you get your mail in a closed community? How about when you order from Amazon. Do they delivery to these areas?

Amazon and other package services still deliver. Depending on the community, they either have a gate code or they ring a number to get access. The USPS has a code to get in to deliver the mail.

Hi Amy. I know this is an older video, however I’m watching it again. Question if you may please if you get this. The Esplanade at Highland ranch, 55 plus. And you mentioned Palms at Seranoa. I’m assuming being they are 55 plus, there are not any rentals allowed in their correct per by laws? Neither short or long term? Also, what May be the monthly association fees there and assume it covers everything exterior? Thank you!

I think they DO allow long term rentals there... but it may only be 1 year or more. I'll have to check on the latest association fees, but I believe it is around $330 per month.

Hows the central florida housing market. I'm in Las Vegas, thinking of cashing out and leaving because all the investors are buying up the houses here. Thinking of relocating out there. I heard the same is going on out there?

I would not say it is all investors here, but the housing market is still pretty tight. Relative to two years ago, prices are up quite a bit. It has slowed down JUST a bit but is still pretty active. The very best opportunities in the next few months are going to be new construction homes that come back on the market before closing because of rising interest rates. I'd love to help you find something if you decide to move out here! :)

The Publix business plan seems to be to build in areas BEFORE all of the growth happens. Whole Foods and other chains tend to wait until the growth is complete.

Meaning where do we look for a lender, in NY or Florida and when do we start that? Amy. Does this waiting list pertain to building only, what about resale? Question, the communities that have community centers, are you allowed to have a pool? When a price starts at $468,000, does that include the land? Am I understanding that when you’re on a waiting list, the price is not locked and can increase? Amy. This video was a ball of information. A bit nerve wracking. Thanks so much. And happy belated Mother’s Day. Mine was a bit sad because my mum passed last year the day after Mother’s Day so tomorrow will also be emotional for us.

I always love your comments! Okay... lots to answer! "Be ready to buy" in this context means that if you are on a waiting list, you pretty much have to be set up to contract the minute you come off the waiting list. They want you already pre-approved and they want you to sign the contract within 24 hours. So if you need to move money around for escrow or if your pre-approval changes, they will just move on. So you have to almost live on the waiting list as if you are under contract.

Waiting list is for building only. Resale is more about "highest and best offers" these days. An in-demand home will often have a deadline for a highest and best offer when the seller will decide which offer to accept.

You are allowed to have a pool in pretty much every community... but not every lot will HOLD a pool... and the biggest issue can be that pool builders need 10 feet of space to get their equipment back into your yard. Some homes don't have that because of the A/C units. Without 10 feet, they have to do a "micro dig". Pool builders are so busy right now that most of them won't do a "micro dig"

The starting price DOES include the land... but... (you knew there was going to be a "but") Many if not MOST lots also have a "lot premium" which can be $5,000 for a regular lot up to $100,000+ for a waterfront lot. So it really is a "starting price"... You can pretty much add 15-20% for lot premium, structural options and design options.

I know it sounds crazy… But you really should contact a realtor first. Some of the builders have a requirement that the realtor physically walk in the door with you the first time you show up at the community or they will not allow you to have representation if you ever buy from them in that community. They are trying to avoid people adding friends and family onto an account later in the process when they haven’t really helped you defined the home. I understand why they are doing it… But they have really gone to the extreme. If you would ever like me to help you but would like to go out and look on your own… Just give me a call or a text first and I can let you know what steps to take. Of course that’s true for any realtor you choose. I hope you choose me… But sincerely, my main concern is that you have representation on such a large purchase

One quick question🤔 😩😳. Sorry. If we were chosen from the waiting list and ready to contract the same day, how with us being in NY? Zoom , emails, faxing papers for signatures or do you stand in to represent us? Gotta read and understand all the fine print, catch loopholes etc. I’m not even in the process yet and stressed. Bought land $25,000 paid it off in 6 months then built $225,000. 5 bed 3 bath. But the builder did everything. Now I wonder if they were fair etc. Didn’t have the education you are giving and certainly did Not have an agent.

Don't be nervous!!! One piece of good news is that residential contracts in the State of Florida are standardized. So from one builder to another, the contracts are for the most part exactly the same other than the actual individual terms like price, etc. People from New York are often worried about having their attorneys sign off on everything... and while that is always your right, the builders won't really make any changes to the contract. We can do everything electronically if you can't come down to contract... and one of the reasons I have so many out of state clients is that I work really hard to be available to be on site for EVERY critical part of the process. So don't worry... I've got you!

The problem is the home quality construction we don't know if we are going to buy a house o get a problem, according to videos posted on KZbin and Google reviews, BBB reviews, I am scared to move on to sale my house with no problems and get a new house with a bunch of problems I saw on TV channels people crying because they don't have any more money for lawyer expenses to continuous fighting against the builders, please make a video with this topic, buyers said after closing the builder and real estate agent disappear and they are alone

It can be very frustrating when there are problems. I will say that I don't disappear on my clients and the fact that I've got lots of experience means that I can hopefully head off problems for them before they occur. I always say that my test of a builder is how they respond when things go wrong because something always goes wrong in a home built by humans. Hopefully a good agent can help you stay away from builders with poor service.

I definitely don't like bidding wars. But at the time of this video, bidding wars were a regular function of buying a home. The reality is that new construction for MOST builders is one of the best ways to avoid a bidding war. My job is to give my clients the best advice possible. Sometimes that includes advising them AGAINST making an offer because the offer required to get the home under contract would not, in my opinion, be a good financial decision. The good news for buyers right now (among some bad news on interest rates, etc) is that most builders are not doing "highest and best" offers and the few that are have signaled that they will soon stop doing it.
