Thanks for the info! This has helped alot. Just wanted to throw in a bit of constructive criticism: that automatic camera swivel/follow thing is maddening, or at least I find it to be. It's extremely disorienting, and you can actually hear it moving. The flood zone advice already helped me!

Buying land in the Virgin Islands sounds like an incredible learning experience and probably a great property at the end of the day as well. Sometimes the tricky properties teach you lessons that provide more value in the long-run than the extra expenses you could have saved.

Why not just sue the timber company for not being careful?

You certainly could -- however, you'd incur thousands of dollars in legal bills across many months just to pursue the lawsuit, with no guarantee of success or positive ROI along the way. In most scenarios like this the landowner fails to communicate and section off the septic area (because they don't know any better), and the timber company just does their job as they normally would, so it's honestly hard to blame them in some cases.
