The cycle seems more pronounced in the US than AU. Thoughts on buying into a US property ETF at the right time as opposed to actual property?

I sold London house in 2021 and invested in gold. Since then gold is up 46% (£), London property is up around 5%.

US monthly median house prices (NSA) showed no decreases from 1953 until 2007 (except a 2% blip in 1990). Prices seem to rise and fall but not sure it's so metronomic

House builder stocks are hitting all time highs and they're supposed to front-run the collapse by 2 to 3 years. That means either house builders are about to collapse any minute now or the next recession isn't going to hit in 2026 and possibly not even 2027. Would love to hear Phil's thoughts on this.
