My strategy!! HMOs are great cashflow strategy! A lot of regulations and each council is different so get familiar with your council regulations. It’s usually on the council site so google it and read it!

As you said on your video on 4 bedroom house you don’t need license were you meant to say about hmo license. Is it correct. But I believe the size of the rooms has to be certain sizes.

great video. I just checked my area (in the North East) it's 3 or more unrelated people in the house will be required HMO. So I can only do 2 bed HMO without license which is insane :(

Yes info is changing, there were some big changes to HMOs I think 21/22 but yes an HMO is defined as 3 or more and some require licence for 3 persons.

Well the truth is we don't tend to have coal fires or mobile heaters usually central heating and cigarette smokers tend to be far fewer and usually smoke outdoors so fire risk is much lower for a start.

No, the point of article 4 is that some areas are restricted and require planning and some aren't.

QUESTION, can anyone answer this: so you will not be affected by article 4 if you already own the property and using it as hmo before article 4 came into effect ? is that true ? so you will have grandfather rights. but what if someone else buys the property off you, does the new owner now be affected by article 4 or will the grandfather rights be transferred to him (new owner) ? can someone please let me know. thanks

What's the difference between certificate of lawful use and a HMO license? There's a property that I'm interested in and it Has Certificate of lawful use as a 6 bed HMO but Has a HMO licence for 7 beds. does that mean that it has 7 lettable rooms?

Hi Samuel, advise me on this please. my main residential 2 bed mid terraced. just bought it for £130k is in need of £10k renovation then revalue will be £175k-£185k I'm planing to rent out 2 beds + the front reception for 1x£500 & 2x£550 Shall I convert the loft same time at a extra cost of 25k-35k (the house value goes up too by having a third bed with en-suite and brand new roof) and earn an extra £550-£600 a month or should I invest it on a 3rd BTL property? I'd say if you can pull that back out when you refinance then sure, but if it won't push the house value up by enough to cover it's costs, then no.

@@supercarjude7201 So let's say you bought a house for 50k. You spend another 20k on it. Your are now at 70k total costs. Now, that property is worth 100k. When you refinance, you go to a lender and they will give you 75% of the current value of the property. So, 75% of 100k is 75k. That covers all of your costs, and even turns a 5k profit. Obviously, this only works if the area is "compatible" with the strategy, as in a refurbished house will cost more than the price of a run-down house and the cost of refurbishment. Let's say that the 50k house with 20k refurbishment would only be worth 70k afterwards, then you would only get 52.5k, which is when you're leaving in money, 17.5k to be precise. Hope that helps.

My council has not updated their online list of local HMOs since Feb 2019. There are only 20 on the list .. despite the fact that after the new laws were introduced in Oct 2018 a notice appeared on the Council's website warning landlords that they faced heavy fines if they did not comply with the law and that around 150 premises were going to be checked out. I live in a 5 tenant HMO ... the landlord refuses to provide rent books or receipts for top-up payments (all tenants receive housing allowance) and has several times threatened to close the house if WE do not keep the communal areas clean. He has told the Council that there is a cleaner provided! There NEVER has been! He has attempted to evict me for pointing out to him that he needs to comply with the law. A housing officer said to me: "You should be grateful that you have a roof over your head! If we force the landlords to comply with the law they can just close the houses" Believe it or not ... my landlord is Treasurer of the local Conservative Club ... he is a retired local politician ... he was a District Councillor for 40 years. I now pay my rent by standing order ... he "turned heaven and earth" to try to avoid this ..he wanted cash. He said that paying by standing order would "cost him money". Locals who know him say "he is a crook". The heating goes off at 9pm and the house rapidly gets cold. I am 78 ...another tenant is 76. NONE of the relevant authorities will lift a finger to help us. My local current Labour councillor seems not willing to "take him on" and has stopped responding to my emails. Is there someone outside my local council area who I can contact ... who can investgate what is going on here?

When I complained about the "bullying attitude" of the housing officer I got a letter BANNING ME FROM THEIR OFFICE for a year because of MY "aggressive behaviour" ... I was accused of making "physical threats" to the officer. WoW! I "threatened violence" to a young man of 30! I'm 78 ... what happened was a "verbal dispute" that involved HIM subjecting ME to "verbal and gestural admonission" ...with me calmly "putting him in his place". He (and the person with him) left the office, someone else then came in and I was told to leave. The letter said I had "screamed at him and hammered the table" (at no point did I even raise my voice) ... he had been leaning on the table (with me seated) with his fists clenched and verbally menacing me. The other person present was also an housing officer. What I'm describing sounds more like what happens in a "third-world country", eh? The guy involved has now moved toan adjacent authority where he now "runs the show". He interviews and selects people applying for jobs there.

A landlord rents under Airbnb type platforms in a terraced house with tiny walls to different “guests” every 1-3days up to 5-6 people in a row. He doesn’t live at the address he just renting the whole house to different groups every 1-3 days,people all over the world.as a neighbor it’s extremely disturbing I suspect him renting without hmo If so what you suggest me to do against him? Samuel, thanks for the informative video! Just a quick question, I live in London and currently live in a HMO. There are 6 rooms in the house, however none of the rooms have fire doors except for the kitchen. I have been/seen other HMO's in London and none of them have fire doors anywhere in the house. Does this mean these landlords are cheating? Is it compulsory to have fire doors in a HMO? Out of curiosity, as I do want to invest in a couple HMO's soon. Thanks for the amazing content!

You might look it up in fire safety guide "LACoRS". As I am aware you have to get fireproof doors throughout the property in each room. It is because there have to be a half an hour fire separation between bedrooms

In terms of planning, it's not about the amount of bedrooms there are, but how many unrelated persons or households live together. This could be 6 people or 6 families living in the building without the need for planning permission. Be prepared to be investigated by the council as anyone can report to allege a large HMO in use without planning permission. This can be triggered by disgruntled tenants or neighbours misinterpreting 6 families living together. If you currently have a 6 person/household HMO, don't automatically assume you would get approval for 7 for more households because as soon as you need planning permission, the Council would need to assess the HMO against Council planning policies which may be strict in terms of minimum floor space stands, the amount of cycle storage and refuse storage per person.
