Hi Chakits! I think this house is perfect for a large family. A lot of square footage for the price and 5 bedrooms. I would give it a good deep cleaning. As far as repairs they don't seem major to me. A lot of the fixing up could even be done over time.

I recall when these were new. That just dated me. But, I was one of your first 1k subs. If I recall that top floor was a bonus room. Would make a great home theater. Wonder if you could open up that 1st floor. It is dark on floor 1 Can the countertops of the cabinets in the bathrooms be replaced without replacing the entire cabinet? Get rid of the boob lights. Backyard easy to transform, nothing really to rip out, so it's a clean slate. Generally, the place has good bones. And, that's all you need, a place with good bones.

There’s a reason why this thing is probably so cheap well technically it’s not cheap. It’s overpriced but 175 and today’s market sounds like cheap but this house needs a lot of work. I would guesstimate roughly about 100 grand.

It also gets hot as hell there, in the afternoon, because the sun sets right behind the mountains there. Every day, from 3pm - 7 pm we would have to cut on the A/C..

Mountain's Edge… I use to live right over there. They have teenagers over there that will jump over the wall and steal ish out of your backyard. A lot of home break ins over there.

First thing I've noticed is that Vegas homes do not age well. This house needs soo much work that it will probably be around 700 k when remodeled. I'm sure your clients will have second thoughts about this place after they see this video.

@@chakits1 the kitchen cabinets being a different color then the rent of the house is a starter. the sinks and counter tops could of been resurfaced. the baseboards need wood filler and paint (at least). the air filter vent looked extremely dirty. caulking around the tub looked awful. the bottom sides of the bathroom cabinets could use plastic seals to protect against the leaks. sink needed a new gasket. idk my supervisor would not be pleased if i did a make ready on this unit.
