Looks great apart from the GRP roof it’s a shocker of a system,no movement will delaminate and already has ponding,it’s the gift that keeps giving,

A fair point @Daniel Finley. We are happy with this look, and the risks that come with it - so we are not shocked. Felt roofing just didn't appeal to the aesthetic we wanted. We see it similar to the rendered outside walls - they will need all need some regular maintenance.

Most modern blends allow for movement and heat etc. Lovely build btw, just came across the video - I’m having a double story side extension and a rear extension that will measure 2.5m by 8m so not too far short of what you had done.

Thanks @lucianbrighi. It is a way forward, but you should have an idea of all the finishes that you need - wall covering, floor covering, roofing type - as this is where the differences in quotation can be found. We appointed the builder first, based on the quotation, who then had an architect that they worked with. Their relationship allowed them to work much more effectively than two independent people.

Thanks @lutonroy. I was impressed with the effort they put in. It was in June and it didn't half get hot across those weeks - which is why the gazebo came out. From you name you might also be aware of how chalky it is round (and we're not too many miles from Luton). I think the grab lorry can hold 15 tonnes of soil and we definitely had a couple of lorry loads removed. I don't like to comment on the cost, especially as it what we paid on prices from February 2021 would be a fair bit off today's prices.

Thanks @Abdul Salam. It is tricky to spot. Have a look at 1m 23s, toward the left hand corner of the extension, and you can see the yellow glass fibre going in. At 2m 06s the roof insulation, in the form of Celotex sheets (coloured silver), are being laid out. These sheets also go under the screed, in the floor, too.

AH...just to describe what that is for. It's called DITRA mat and allows for movement in the floor below without cracking the tiles and grout below. Why would there be movement though? In our setup we had a new floor under which there is underfloor heating, and an old floor in the old kitchen space that had no underfloor heating. This means that those two spaces may expand or contract at different rates to each other. DITRA Mat accommodates those changes. Here's some manufacturer blurb: "Schluter DITRA Matting is designed for tile and natural stone installations, and serves as a waterproofing membrane, a vapour pressure equalisation layer to accommodate moisture occurring at the underside of the substrate and an uncoupling layer for problematic substrates. The substrate must be even and load bearing."

Have a read of some of my replies to similar questions below @Labeeb Ali. It was not cheap and, given the lead times we were playing with, and the economic conditions at play, could have been subject to dramatic prices rises. We weren't too badly affected in 2021 but, for example, the price of steel went up 80% (eighty) during our build. So you I estimate that you would be looking at 1.5, or 2 maybe 3 times the price we paid.

Hi @rondorocket4604 Thanks! I can tell you how much we paid, but that would be a figure from over two years old and would be way out of date - given the price fluctuations in the UK. Our builder reckons six figures these days.

You put rebar in the slab but no rebar in the trench foundations, just poured concrete.

@@jonnylarge Sure. Concrete bonds to the rebar (reinforced bar) and wont crack and will be 10 times stronger, if you ever plan to sell your house, anyone that sees your video might be put off.

Here's the thing - the original house was built in 2003 and the specifications of the footings for the extension (width and depth) are greater than those required for the original house. I hope that any buyers will see an extension that, should the rest of the house fall down, would form the foundations of a great little bungalow. 😄

Hi @Indian Mom in the UK Rohini. Currently "Permitted Development" planning permission in the UK allows for this, up to a particular size. We were within those size constraints.

Thanks for the question @m vl. There's no insulation "in" the concrete floor I don't think, but if you look from 3m 42s you can see some silver Celotex insulation boards being laid on the dried concrete floor. The pipes from the hydronic underfloor heating are then laid on top of this, then screed applied over this. Does that help?

Hi @bright gaming. No problem. A few others have asked a similar question earlier, so here's the words that I have sent them. Let me know if you have any other questions... Here's my workflow: I used a GoPro 9, shooting in time-lapse mode, 1 image every five seconds. It was hooked up to an Anker power bank so that it could stay on for a while (I could get 72 hours in warm weather with a 25000MAh bank). Stills were imported into Quicktime on a Mac on a daily basis, and QuickTime can create a rough time lapse at maximum resolution of the still frame just pointing the application at you folder of stills, and it does the rest. A typical day had 5,000 to 8,000 images. My Mac would take several hours to process this though. Once the project was finished I then bought all the Quicktime time lapses into Adobe Premiere for editing - cutting up, graphic design, adding intro titles and music. A few nuances though - I didn't want to miss the internal fit out as there was so much going on, so I shot the kitchen install with an Insta360 One X (mounted on the ceiling - which you can see in this footage from some angles). Elsewhere on my channel is the 360 video of this part of the project - same concept of regular stills capture, but edited in Insta360's free "Studio" software - you end up with a KZbin video that you can move around within when viewing on YT. Building on the 'not missing action' theme, for some days when there was a lot going on, I had two GoPros on the go. Mainly the roof work, where not only did I have the original GoPro on a ladder in front, but I used an old GoPro 7 suction to one of the upstairs windows facing downwards. This gave me more of an editing headache, but I did some good material. For the video here I was able to manipulate the 360 for a fixed view ("reframed") for the portions that I needed to tell this story. I exported these portions from Insta360 Studio into Premiere (Premiere can native take Insta360 stills, bit it was a bit buggy when I used it) to incorporate into the final video you see. The final shot in this video was taken with a drone - a DJL Mavic Air.

Thanks @DerekT. We appointed a builder in February 2021, and the build started in June 2021 - with the majority finished by the end of September 2021. The outdoor tiling had to be completed the following summer as the autumn conditions didn't lend itself to successful tiling. That didn't stop us enjoying the space mind. I presume you meant how long did the build take, and not the video? The video felt like it took just as long 😆.

Hi @Andrew Holden. It started in the June and the majority was completed by mid-September. The outside tiling had to be delayed until the next year as damp and cooler days had set in, and these conditions aren't the best for tiling (and it was a risk that no parties wanted to take). The roof lantern also settles across six months from installation so some making good was required around the frame edges of the ceiling. Our builder managed the project too, so had all the materials ordered for the right time. He planned this in the from the February. Does that help?

Thanks buchyu. Here's my workflow: I used a GoPro 9, shooting in time-lapse mode, 1 image every five seconds. It was hooked up to an Anker power bank so that it could stay on for a while (I could get 72 hours in warm weather with a 25000MAh bank). Stills were imported into Quicktime on a Mac on a daily basis, and QuickTime can create a rough time lapse at maximum resolution of the still frame just pointing the application at you folder of stills, and it does the rest. A typical day had 5,000 to 8,000 images. My Mac would take several hours to process this though. Once the project was finished I then bought all the Quicktime time lapses into Adobe Premiere for editing - cutting up, graphic design, adding intro titles and music. A few nuances though - I didn't want to miss the internal fit out as there was so much going on, so I shot the kitchen install with an Insta360 One X (mounted on the ceiling - which you can see in this footage from some angles). Elsewhere on my channel is the 360 video of this part of the project - same concept of regular stills capture, but edited in Insta360's free "Studio" software - you end up with a KZbin video that you can move around within when viewing on YT. Building on the 'not missing action' theme, for some days when there was a lot going on, I had two GoPros on the go. Mainly the roof work, where not only did I have the original GoPro on a ladder in front, but I used an old GoPro 7 suction to one of the upstairs windows facing downwards. This gave me more of an editing headache, but I did some good material. For the video here I was able to manipulate the 360 for a fixed view ("reframed") for the portions that I needed to tell this story. I exported these portions from Insta360 Studio into Premiere (Premiere can native take Insta360 stills, bit it was a bit buggy when I used it) to incorporate into the final video you see. The final shot in this video was taken with a drone - a DJL Mavic Air.

Thanks @grahamo22. Good questions, and here's the answers: 1. Elapsed real time - builders appointed end of Feb, started in June and 95% of the build was complete by mid-October. The only delay was that this was now Autumn and too cold to lay the tiles outside around the extension building. The tiler returned next June to finish the job. 2. Kitchen out of service - we moved a lot of the contents into the living room and around the house. We could still use the kitchen to cook in and, even when the builders broke through. When the new ovens were going in our builders temporarily relocated the old oven to the new extension room (you might notice it on breeze blocks in some of the footage around 4m 48s). Throughout this time we ate in the living room and I reckon we were doing this for about 4-6 weeks. Either way, we always had an oven, fridge and working sink throughout the build. Guess we were lucky that the space we had allowed us to do that.

We are waiting for a similar project to start on our detatched bungalow. Perhaps not the best time ( jan/feb) to be starting. Can I ask if you remained in residence throughout? And if so how messy did it get once the breakthrough happened?

Hi @Graham Templeton. Great question. We did stay in residence and our builder accommodated that. They built the extension to the stage that it was almost water-tight and then came inside. At this stage, we moved essentials items into our living room and packed the rest of the cupboards away, in boxes secreted around the house. However, the appliances remained in place, in the old kitchen and usable. Our living room reminded me of student life where you almost do everything in one room (almost). We had a couple of months of this set up. There was a bit of dust - we knew that there was going to be and as it got worse so we became used to it. Our builders did their best to avoid it. They put up some sheets to keep it away (see left hand side of frames around the 2m25s mark). One great thing they did was when they took the French Doors off to break through they then screwed them to wall in between the old kitchen and our living room. You can see them in the video around 3m9s. This kept the property relatively secure. When the new kitchen was going in the appliances were relocated into the new extension. You will see the old oven in breeze blocks around 4m49s and the old fridge next to it. The washing machine was in a utility space that we created (along with a new boiler) at the back of our converted garage. So that had was prioritised in terms of utility supply. This leads me to mention the time of year. As it was July/August we didn't need central heating, so we could be without a boiler for a few days (I think it was five in the end). We have an immersion tank for hot water that meant we were covered. I hope that helps. What do you think you will do (hope for a delay until the summer, maybe?!)?

@@jonnylarge Hi Jon Thank you for your detailed reply. Our builder's were originally meant to start in late October but due to prices sky rocketing we had to make some drastic changes to our plans. This of course took time due to Architects and Engineer calculations being changed. We have purchased a glamping pod for our garden in which we plan to use for storage whilst the build is taking place, and used afterwards for my wife to tinker around with her various hobbies. We're at the stage now where we just want our project to start to avoid anymore price hikes.

@@jonnylarge my guess is that that pipe wasn’t in the footing when it was past, you can’t build a building on top of drainage that runs inline with the wall(build) if the pipe ran the other way it would of been linteled across , the integrity on that whole right hand side has been weakened,

@@rossboshell1532 Thanks for the reply Ross. I thought I'd look a bit harder at the video to remind myself of what's what. The original pipe takes rainwater from the down pipe on the right hand side of the house. This water heads off to the drains. The pipe you see in the foundation hole is there as a temporary fix. It gets removed and the down pipe gets tilted - again temporarily. The plan is for rainwater to run off the garage roof, onto the extension roof and down the new downpipes back into the drainage route. If you look at 1m 11s you can see the underground pipe for this new route sticking out of the ground. Hope that makes sense?

Their house is very similar to yours in terms of layout and extension would be in the same place. Did you also go for the extension into the roof? How many extra rooms did this give you and did you lose space on middle floor to add in stairs?

This is a tricky one, and I'm not keen to mislead by talking about what we paid - as early 2021 was a different economic environment to today. For example January to September that year saw steel prices rise by around 80% (eighty)!. I think you would pay a lot more today. However, read some of the other comments here and that will give you more information about what it might cost now as people are offering their quotations. I would also add that our approach was to ask some of neighbours, who had had work done. We also got an idea of builders with good reputations. On top of that, our next door neighbour - a builder himself - had finished self-building his and he was really knowledgeable and helpful. The reason this could be important is that there is a potential a difference in costs depending on where you are in the country. Secondly, what I would say is that we always felt improve-not-move was the way forward. We converted our garage in 2007 as we never used it for our car. We just created a new living space. In 2013, we converted our loft. The way this happened was that the first floor of our house has three bedrooms and an airing cupboard. The airing cupboard space houses the stairs to the loft conversion, and up in the loft we have added a large bedroom, en-suite and airing cupboard displaced from the first floor. Does that make sense? The new stairs to the loft did need a right angle in them, unlike the ground to first floor stairs, but that was not a concern. In 2021, as part of the extension project, we split our converted garage into two rooms. The back room (next to the extension) became a utility space. I hope that helps.

It could cost £10,000 but may vary because of materials costs, materials availability (extending the project to where the material costs have changed), labour costs, labour accessibility, project deviations due to unpredicted events, location in the country, choice of materials, finish quality, kitchen supplier, boiler manufacturer, heating source, roofing type. There are so many variables not obvious in the video. I hope that helps.

A fair observation @Revolver.Ocelot. The outside was difficult to match as they no longer made the original brick (the red and brown style) that the house was constructed from. We could have placed a special order but this would have delayed and increased the cost of the project. This choice influenced the direction we took inside, in that the extension was to be a new space and feel different to the rest of the house. We have been adding small decorative features since the build completion to turn it more into a home.

Hi @David Kvitt, if you look at around 1m 20 seconds you will see the yellow glass fibre insulation being fitted in between the walls. When the roof is constructed, you're looking for the silver-backed sheets of Celotex insulation. Cheers.

Tricky one to answer Vintage Films. We planned this in early 2021 and, during the build in June to September of the same year, materials prices had increased a lot. For example, steel prices had increased 80% - and the three steels that we used were the major cost of the extension. We were lucky that we had got the orders in earlier in the year. I would rather not describe the cost here, but make sure you get three quotations with some quality drawings to cost from if possible.

How did you decide on what you did with the party wall ? My neighbours extension is right up to the boundary line and I'm contemplating tying into it

Hi @Mike. We thought about tying in but instead laid a foundation, built on top of it but a couple of inches away from the neighbours single skin garage wall. No tie in required, and this would have meant a party wall agreement - and we thought it easier with this approach. We verbally agreed it with our neighbour too.

@@Mike-fx4wk There's some flashing where the neighbour's garage roof tiles butt up to the parapet but the rest of that area has a 1.5 to 2 inch gap between the roof and the neighbour's garage wall. Any rain water just runs down there, and I assume that there's no pooling at the bottom. If you look at around 7m 55s mark you can see the flashing.

well that extension was not to building regs it should of had a insulated concrete floor no insulation. if i am not mistaken the min insulation under a concrete floor is 100mm dont know who you got to build this i am thinking bob

Thanks @Ian Broadhurst. Have you noticed something that no-one else has? Not one of the over 140,000 viewers so far, the two qualified people from the UK Building Inspectorate who made at least three site visits, the architect and - most importantly - the builders themselves. The builders that we were lucky enough to appoint were diligent enough not to want to make mistakes that would need their attention after the project. It's not the best business model. I do love that you care though. Care enough not to put your qualifications after your name, not to use punctuation (because I assume in your field accuracy matters?) and care enough not to notice that the insulation going on on the concrete floor. By the way, it's those 100mm silver sheets of Recticel going doing on the floor at 3m 42s. This country.

@@jonnylarge I am so sorry i did not put my qualifaications down did not think it was important just for a simple fact, but you asked. i have a PHD in speleology and a degree in geology. i entered my first cave when i was 7 i found a small crack in a small hill in the field oppersit where i lived that was 40 years back. no one said i was never going to get a qualifaction with my dyslexia but i managed with the help of voice to text. i have done several talks on both subjects to local councils i am a consultant to one of the biggest stone companies in the south albion stone. i was involved in the tham luang cave rescue in 2018 i got a commendation along with many others involved in that rescue i am a member of the british cave rescue council. a member of the mendip cave rescue. i have done talks along side david attenbough. i have been awarded a glass plaque from vice admiral of the fleet andrew burns for rescuing his son when the phone light he was useing to explore a local cave system hear on portland died. i think you get the picture or do you want to list all of my achievements. what have you done

The inappropriate one is that if you add UK building regulations to your list then you have the beginnings of a CV here. However, the appropriate one is for me to apologise as I had clearly overlooked your dyslexia, and for that I am sorry. You should feel very proud of your accomplishments. I am pleased that voice to text has come on enough to accurately transcribe words of Taiwanese origin (but can see that your reference to Prayut Chan-o-cha has disappointingly been removed now).
