My only concern with your new bedroom is that you don't have access to the backyard via your house unless you go through the master bedroom. A bit awkward don't ya think?! I'd move the upstairs bathroom to the room at the top of the stairs and then remove the bathroom downstairs. That way visitors can use the upstairs bathroom without having to go too far into the sleeping areas and opens the living/dining/kitchen, which I love.

Love this series! If you are trying to flip to get maximum $, then the bidders love when you add walls and doors and bedrooms. You can get mega $ if you make 5 bedrooms, even if they just fit a twin bed. If you want to decorate and make it look nice, then do want you're doing.

I'd leave the bathroom/ garage as it is personally, in my head they would have a car and maybe bikes or a motor bike depending on if its a family or not and its like a junk space to dump their stuff since there isn't storage rooms. But I would move the shelves or add shelves to the wall that is now the bathroom facing the garage doors just so you aren't faced with a wall XD. Love this series!

Agree on the half bath idea, garage seems good I like a larger on suite, and would maybe do a masonry panel on side of stairs. Great series Beef!

Honstly I like the garage. Like you said the one side can be to store a trailer with jet ski, or quads, or dirt bikes on it, the other side is for a car.

It doesn't seem to matter to the buyers if there is a garage or not. In fact the same couple keep buying nearly all my houses - they have at least 6 of my houses by now!! I think that "buyer priorities" in this game needs a lot of work because even if you go by their comments, they won't buy the house. And often even if you have followed to a tee what they've said, they will end of saying you haven't done it! I just fix up the houses the way I want them to look and ignore the buyers. Anyway, with this house I knocked down the wall between kitchen and living room (didn't make a bathroom either) and had it as open concept. All those dark doors and narrow hallway are awful! The large room on the left of the hall I made into a library with a powder room attached by building into the garage. Upstairs I kept the two bedrooms but the storage room and bathroom I combined into bathroom with a sauna at the far end of that long room. Also removed the door at the end of the hall and made that into a reading/ seating area. I'm really interested to see how you huge master bedroom turns out as well as the rest of the house. Just do what you like and don't go by anyone else's opinions. It's fun to see how your own ideas turn out!

Beef! You should make the short part of the garage as a workstation and storage for cars. Also, it's totally a suburb thing for garages to be barely usable. I live in Los Angeles and study Urban Geography. It's rare to have a comfortable garage.

What I would do: Tear down all the walls on the right side of the house to make space for a big-ish open-concept kitchen/living room there, then build a tiny bathroom/powder room in the garage (where the 2 remaining shelves are).

I'd give more depth back to the garage, but wall all the way across, add a walk-in wardrobe to the master bedroom and the door through there to the bathroom.

I've lived in only two houses and we've never had a garage, before I was born our first house had a garage but my parents transformed it into a living room. We had a carport at the first house and in this one we just have a driveway

I think modern houses with small garages cater to people who have too much stuff and they were never going to park their car in the garage anyway. Not me. I LOVE having a garage for my precious baby! And I love not scraping ice off the windows and bringing in groceries without walking through rain or cold weather. I don't think your bathroom extension harms the usability of that garage though. I think you could still park two pretend cars in there: a compact for her and a huge lifted truck for him! Or a luxurious extended minivan for her and the kids and a motorcycle for him

I think it would be good to move the downstairs toilet room to the back wall of the house where the living room is now and move the living room forward so it can be joined with the kitchen less awkwardly. Also I like the size of the master bathroom :)

The garage thing is like a city or county thing, if they build a new house a lot of places require it to have a garage so in order to meet that requirement they just make a small garage to save money.

I think you should make a two enterence bathroom with your master bedroom idea on the wall that goes into the hallway of the main floor ... It would mean you have to walk through the bathroom to get to the master bedroom ... That way you could eliminate that middle room on the other side to make a bigger living room and kitchen. You could also save that room you made in the garage and make it into a two enterence sauna ... Incase you want to put a gym in the garage in that half space that might be too small for a car. 😋

I hate that awkward bathroom right in the middle of the living/dining/kitchen area. You just know that everyone would be able to hear a person using that bathroom too; it'd be so gross. Would there be room to put the bathroom on the right side of the garage, instead of in the back left corner? Make it go out the door by the stairway, and make a 2nd door that leads into that big room that you're making into a master bedroom. It might block the right-side garage door, but it'd make more space for the living/dining/kitchen area and it'd be nice for both guests and residents.
