But that’s just initially, and ignoring your equity, etc. In the upcoming years the gains will have to be looked at as the sum total of cash flow, appreciation, depreciation, etc, etc. You’re doing a great job Lili, super bright and super motivated. The results of the finished duplex are really nice! The pops of blue are really cool and unique. However, if it were me I would avoid doing a white handrail in the future. It will constantly show dirt and grime and will wear fast.

Love your videos and the way you share with us. please keep them coming!!!!! Just a little food for thought when it comes to your next roof. If you don't like the color of a roof you can paint it. They make special paint for roof shingles. This will save you money and time. I have used it on 2 of my rentals that had really red roof shingles. Both look like brand new roofs.

Hi Lili great content. I just have a question on some of the expenses on the first home. -So all the interior paint was only $353? What type of paint did you use to find it so affordable? -And the interior labor for $4,490 did that include Demo&hauling, all painting(walls,trim, doors, ceiling) bathroom & kitchen tile, all hardware, kitchen appliance installment, installing LVP? FYI....you can paint roofs.🤔 I've seen it done after a patch of a roof was done and it no longer matched the homeowner painted it all to match. This is also just sometimes good to make the roof look better. Good luck keep going👍🏾 great job!

Looooove your channel! Subscribed immediately! Looking forward to my own reno projects. I will say, as someone who obsesses over interior design, those blue lower kitchen cabinet was not a considerate color for potential renters. The idea is that others can put their personal stamp on a space, that blue (especially being that bright) makes it difficult. A deep navy would have been more appropriate. Maybe a deep navy lacquer to add a lil spice but that blue was... ya know. A let down. :-) Just a heads up for the next reno.

$70k! That's great. In wa state the average house costs over $400k. A cheap house here is $250k and that is a rundown mobile. Also, I replaced a roof of similar sf 5 years ago. After a lot of bids the cheapest was $10k. You are getting great prices. What state are you in?

I am interested to hear why you didn't do the 70% rule. E.g. your duplex after appraisal is worth $315,000...if you apply the 70% rule with a 60k repair budget than the max you'd be able to pay would be $160,500. Did you settle for a so-so deal?

I agree. I am a lender. Unless you are not writing off all your income on self employed tax returns which most do….and properties have to be seasoned… I would think just credit unions and small banks would be able to refi you out using current rent and not necessarily traditional retail mortgage corespondent lender …..? If so I too am curious how you are successfully accomplishing the refi.

There is a cap on the number of financed properties Fannie Mae and Freddie Mac will allow you to have in your schedule of real estate owned when you go to refinance; as most doing these refinances will be doing a conventional refinance where the investor is Fannie or Freddie.

Hey Lili ! I have an awesome home under contract in Montgomery, Alabama for WAY below market price and then some. I'm kinda new to wholesaling and I have had this contract ready to go for months. The problem is that there is a tenant in the property that isn't paying rent and never was! Also, I'm in Atlanta, GA wholesaling virtually. I would really like to get this deal closed somehow and I don't want to let down the seller but I just don't know what to do. Any assistance/advice? The front door is a great color, but the kitchen cabinets? Not so much. They will go out of style quickly. Should’ve painted them the same as the fireplace. Just my opinion.
