Aside from that, consumer confidence is usually a part of any economic model, where 9/11 lead to a lot of pessimism in society in general. That being said in 2001 there had been a recession in the US since March that ended in November. In 2002 and 2003 there were other economic issues in the US. After the markets recovered from the attacks there was a another stock market dip in 2002 and 2003 had a mini recession, with few jobs being added. These crashes and recessions (sans 9/11), are generally associated with federal interest rate hikes, failures of various tech bubbles, and uncertainty regarding transitions to the Euro for the EU (the resurgent value of the Euro after an initial plumet made exchange rates unfavorable to investors with USD and other currencies). That particular recession is not well studied or well understood.

Grew up in Atlanta during the housing crisis. My parents almost divorced, but we moved with my mom to SC while my dad stayed in Atlanta and worked his ass off. A year later we were able to move back in together! We were very lucky.

There is no housing crisis. Housing needs no trauma counselors. When we talk about housing, units, etc we are using the language of developers who speculate on housing and landlords who extract rents from housing. The crisis is that tenants (including those with mortgages) have very little power. The crisis is a tenant’s power crisis. Stav is still hilarious.

I feel like a big part of the housing crisis in American cities have to do with highly outdated, and unusual zone codes and enforcement, with a racist past. If you live in a single family home, its probably not even likely legal to turn it into a duplex or apartment i.e create more housing as a regular home owner.
