He has a total worth of 14+ mill and net income of over 100k a month. Your limiting factor is not staying in your area. Its your regional sales job thats not even close to earning you what you could if you went full time in that business.

It's not a very complicated thing to understand. The key to all of this is as follows: hustle with a business and pour profits into buying cash flowing assets like real estate. Chandler's pest control business made this happen, and growing that was Step 1 in the process to building wealth. If you have a low paying W-2 wage job, your barrier to entry will be quite difficult in this real estate market and will need to either partner, or find an offmarket deal from a clueless seller as a stepping stone.

I have VA loan set up to buy a $1,500,000 4 plex. It was going to be for 0% down no PMI or anything but now they are asking 5% down because of my student loans. Why are they doing this and is there a way around this? I am just getting started and I don't have that kind of money to put down.
