Hi Andy It's a nightmare for us builders too, I am thinking at least 16 weeks in advanced on nearly everything now!! I used to be able to get made to measure windows within 4 weeks now as you have experienced its any guess!! I tell my clients that there is no predictable end date now!! I really try to explain all the potential phases that may impact on the program at the start of the project!! I have turned down projects recently where clients just don't appreciate the issues!! You are doing us builders a good service by explaining your experiences during your build, well done mate!

Cheers Robin! Honestly don't know how you cope with the stress of it all 😂. Apart from the project planning factors it must also impact cashflow in quite a serious way if you can't complete a stage and get paid due to huge delays. Builders get a lot of grief - hopefully this is a bit of an eye opener for folk! 👍 Are you not tempted to directly employ every trade or does that then become a different animal?

Hi Robin. I work as building maintenance manager for a large print factory. As such our needs often tend to be reactive rather than pro active. So we need a door tomorrow for example, it wont happen. The lead times on materials are often insane. Quotes from contractors are now only valid for a couple of weeks at best. It's even worse for the engineers working on the machines. They can end up with a lead time of months or the “We don't know when you'll get the spares” I feel sorry for those that are waiting for work to be completed, but I don't know what the answer is.

Nearly every episode of 'Grand Designs' I have watched, it is nearly always the windows/glass that are causing the delay because they have not delivered on time! The other thing that happens is the wife/partner gets pregnant half way through the project! So watch yourself Andy! lol! ;)

“The architect” never bothers with your timeline, that's a contractor’s work...managing a project like this is is a massive challenge on the best of days, all things considered you are doing alright. Setbacks on the timeline are par for the course unfortunately, unless you take a year to have everything planned out and lined up - and nobody does that. Now with the problematic state of production and logistics I am not even surprised at this delay, delivery times for some items run up to 9 months at this point. Here in NL we tend to lay out a build by setting out the windows and doors (or fitting frames or dummies) and then brick up and first finish around those. The idea is that windows and doors are the defining parts, and all the other work follows. In your case you would still be waiting for your frames - or have had to decide to go for standard sizes. Personally I would be tempted to board those openings up tight for the moment and just carry on with render etc, and count on having some mending and finishing to do around the openings once the frames go in.

I highly recommend that you buy some nail plates for the all the studs in the All the walls where you have electrical wiring and pluming pipe. In your new master Bedroom (2) holes were drilled into the bottom plate of the stud for your plastic water pipes. In the US they’re called PEX! You should nail the metal plates 1.5” x 3-4” into both sides of that stud and any studs were you have any electrical wiring or any plumbing that way when somebody screws in the drywall they can’t screw into the metal plate because you can’t drill into the metal plate with a drywall screw! it’ll protect what’s inside of the wall inside of the wood studs.

Hi Andy, loving this series and feel your frustration. Was chatting with my glass merchant the other day who is really struggling is his 3rd generation business due to supply issues. He tells me this is primarily due to Brexit; pre-Brexit there were 3 plants in France dedicated to supplying the uk market, only one now does and only some of its production comes here, all due to the hoops they now have to jump through to sell to the uk, it’s just easier to sell it elsewhere in Europe. We have only one glass plant in the uk and their service isn’t great (sellers market). He’s seriously considering closing up shop as he can’t see things getting any better. Very sad state of affairs.

I reused the windows and doors from the house for my extension. The kitchen door and window went into my studio. A couple of extra windows were sourced from my brother's garden. Only bought one window (off the shelf) when I decided I needed an extra window in the kitchen. Make the openings to fit what you can get.

I would only ever go for bespoke windows and doors, if they had to fit an existing building that came with non standard sizes......if I ever do a self build, it will be off the shelf stuff all the way...cheaper and less fuss!

@@GosforthHandyman I'm a bit confused though tbh - you wanted to wait for the openings to be ready for proper as-built measurements in case they ended up slightly different from plan, which makes sense - but how would standard windows solve this? Isn't there also a risk that standard openings wouldn't have been quite right for the standard sizes once built? If not - then why was there a risk with the non-standard openings and why couldn't you order your non-standard windows based on the architectural plans? Can surely always include a little tolerance gap that can be filled with foam, render and plaster?

If you put a temp frame ( cls) the render can finish to that … the windows should sit against your external wall to give you additional protection from water ingress.. Basically window sits inside cavity . I always measure external opening then add 10mm (( unless it’s a concrete structure) Don’t make excuses of windows to delay lol .. you could also use your old big window from knock out and put in temp frame instead of bifolds… better than waiting months

Off the shelf windows and doors all the way! Always make the bricks fit the windows and not get windows to fit your existing bricks. Crystal direct windows and doors from Bandq, screwfix, jewson, buildbase, MKM building supplies, or directly off the website (b&q window configurator) they all sell crystal branded for a reason. They come fully loaded. Weep vents multi secure lock and available in white / anthracite off the shelf. You can mod or customise them after for little extra (stipulated glass how you want it or different colour) . 4 heights : 965mm, 1040mm, 1115mm and 1190mmm. (1190mm is the max height a window can be without having to be hardened tempered security glass.) Also the heights shown above include the sill that is always 30mm. The actual window is 30mm shorter. and 4 widths: 610mm, 905mm, 1190mm, 1770mm can choose combination of them. They are all designe fit between normal bricks 75mm height wise ( 65mm plus 10mm muck,) and to leave pwefect full and half bricks with 10mm expansion gap width ways. Moreover; they take 7 to 15 days to arrive and If you change your mind or decide you don't like them then take straight back to b&q for your money back. Unlike custom made where you literally can't return them! Only if they are damaged or they made a measurement mistake then you can get a replacement but not your money back. Doors are 2 heights ( depending on lintel height to 1 or the next brick above. 2055mm or 2100mm. And a few widths but all can be toothed or cut in. For patio, French and bifold doors then Euramax are good from Wickes. Also off the shelf. 2 week to 15 days delivery and all less than half the cost of tailored made to measure anything costs more than double! Tailer made suit vs a nice suit from John Lewis or Hugo Boss. Tailer made is more than double! Custom made birthdaycake from bakery vs a Cadburys one from Tesco and some added things to customise it your self. Everything made to order is double or more. Off the shelf is much better. Also they make the windows by the thousand so they have a jig set up. Every cut is exact and fast. The overall product is better becauase they mass produce them. Made to measure windows someone has to measure with a tape measure a lot of times and naturally will be a few mm out iver all the cuts. Also the glass is all custom cut not on a jig so its all not as not as mass produced in terms of mm accuracy. It costs more at every step. I would seriously consider moaning at your architect about that. Cancel that ridiculously expensive order ig you can then get your bricky to tooth in some different sizes 1days work. And buy off the shelf. I bet they turn up before your made to measure ones still. In a full house I would expect a maximum of 1 window that can't be done off the shelf and it's usually the bathroom in an older property. Live and learn... fit the windows yourself its super easy! Get the building inspector to sign it off if your not FENSA registered for £80. Literally can be done learning on KZbin but crystal come with instructions! B&Q my favorite because I get 10% trade discount. They are fantastic windows. Good home brand is actually crystal. Your architect is a muppet for giving you bespoke dimensions. Actually no excuse to not give you the option at least! They just cost you a fortune in wasted money and time would have covered their costs in savings. P.s. the minimum distance between 2 openings is a calculation: Add both widths together and divide by 6. The minimum you can start from a corner is 2 bricks or 1 block because. 150mm overhang for lintel, 150mm past that lintel for dpc makes 300mm but you have to take the weep vent to the next nearest brick thats 450mm. Regs need concrete fixing screws 150mm from frame top and bottom on sides and minimum of 1 in middle (3 each side) on a door I do 4. And 1 screw through bottom in middle of openings. Must be sealed with expanding foam and window sealant over top must be 💯 sealed even bottom of sill. You can definitely do it yourself. Heel and toe is extremely important where you place the window packers. Just Google it and look at pictures. It will make sense in a KZbin video also. In an opening you use the window as a diagonal brace the same as a garden gate has a diagonal brace. You place the packers accordingly to make this happen. Non opening windows or top hinged windows have even equal packers. All the extra tools you need will set you back £20 max. Keep the content coming.

I'm a builder. I always go for standard openings (made with dummy frames). uPVC windows are doable in non standard as the turnaround is usually quick if you use the right firms, but Alu and timber need to be standard. Problem is, architects are nearly always useless. They just want to draw a pretty picture and get paid for it

Bilvis is dead right. This problem has been caused by your Architect. There will be standard sizes very close to your requirements and it just shows how disconnected many Architects are from the build process. He should at least have told you that the non standard sizes he had specified would be on long delivery. You could then have made a decision about this, but to be honest he probably didn't even think about it. Extended lead in times have been with us for 2+ years now and many Architects are a problem Builders have had to contend with since time began.

On a different tangent, I've fitted some really good off the shelf timber bi-folds over the last 7 or 8 years. The customers are often slightly wary, but they're engineered hardwood and polyurethane coated. Never had a call back on them and the ones on my house look like new 6 years on. Much simpler to fit than Ali as well and you don't get the expansion problems of Ali and uPVC.

You can always put in mock frames to plaster/board up to internally. I've had to do this as a supplier and installer on a few occasions. Yes, it is extra material, but it can likely be used elsewhere on the project.

As we don't have a huge manufacturing sector in the UK any longer, and the supply chain chaos due to the ongoing pandemic, and the trade barriers erected because of Brexit, I honestly feel you've been lucky so far to get as far as you've done. Having a concrete floor, Andy, our Triton shower is on a plinth which is well supported and the waste goes out the wall. The shower cubicle is from Tecas, in Pennywell, Sunderland which in our opinion is economic. Fascinating watching all your extension build. Thanks and Regards JB

I bought all my windows second hand, albeit in pristine condition, then built the window apertures to fit the windows and doors. Saved tens of thousands on the whole house. Managed to get over £30k worth of windows for the orangery alone which were a mis-measure for a London embassy and fit my building floor-to-ceiling.

Makes me feel all the better living in half a house half a building site myself :) Just like any renovation you're in the 'depression phase' when its all small jobs and no end in sight. Windows in rendered walls: Different rules in different places. I live in a "severe weather" zone so the outer leaf has to be 30mm smaller than the inner to create a weather checked reveal and the windows are fixed behind the outer leaf inline with the cavity closers. As this specification is alien to many manufacturers I always specify 15mm Add-ons to the window's head and jambs to ensure the finishes on the outer leaf don't leave a thin section of frame visible which would look odd, and that the finished reveal doesn't hinder the operation of the hinges/opening, especially where fully opening sashes are specified as per fire escape regs. Fitting within the Cavity also means they have to have to be supplied with stainless steel fixing brackets (an optional extra it seems in many cases) as they can not be frame screwed into the brick/blockwork.

I think all of Scotland has that requirement? My house is 1900s not far from Andy and is all checked reveals. When I replaced some Windows I looked into it a bit and concluded that the only reason not to use checked reveals is that it stops you fitting the windows from the outside, which works out cheaper on a new build. If you want a perfect fit with no trimmer panels etc, checked reveals are the way to go.

the steels only need to be protected when they are supporting a load bearing floor above. will not apply to the roof structure :) and you can also use air admittance valves instead of having a pipe going through the roof.

Im a builder and I've had this happen on a few jobs... I'd recommend either A) Stud out the openings and line with osb make sure studs are in position of where windows/doors will be and then you can crack on with everything inside.. B)Pay for a local joiner to make wooden window and bifold door Most likely going to cost £2k more than your upvc. C) Reduce the openings to standard sizings. Hope this helps.

Only a thought but you might prefer the door opening to make easier access to the most commonly used sanitary units. Might get annoying if you open door and cover up the sink, unless you use the shower more than you use the sink - I might have misunderstood though. Only another thought but perhaps box the shower feed against wall and if it's around 150-200mm deep, you might even being able to tidily stick the SVP in there too? Not too good for future access though.

I’m a builder, been self employed 18 years, I’ve never had an issue tbh, I’ve had a good manufacturer close to where I lived in brum, I’ve moved to Wales now so not as easy. Just order the windows and make the brickie do it to the right sizes or build dummy frames for them to build to. I’ve never waited more than 3 weeks for any window or door. Please don’t take offence but there’s loads of things I would do differently. How come you used P5 flooring on the ground floor rear extension? I’d personally always use concrete, especially if it’s going to be a kitchen, appliances vibrate and make a load of noise. Use Rockwell sound battens in walls where you want to reduce sound transfer. Boxing in pipes in a new build should be avoided as much as possible, plan the waste locations way before the floor is framed, there’s no need to frame to wall out either for shower pipes. Definitely fit the door linings before plastering, make it about 3mm proud, it gives them a good edge to skim too and also makes the architrave sit flat on the wall with minimal caulking 👍

One of the great things about RVs and mobile homes, is everything is standard sizes (at least for those industries). So, when I had to replace a door or window in a mobile home, I could order them from my supplier and they would fit. Notice: Standard size windows and doors for RVs and mobile homes are different than standard size for houses. Most noticeably when I had to replace doors on mobile homes. An 80" standard house door will not fit a mobile home without modification and quite frankly always looks weird. Standard door sizes for mobile homes are 76" and 78". Even toilets. The offset of the tank is different. If you're in the business, it's no problem but regular contractors avoid mobile homes and RVs like a plague. That always left plenty of work for guys like me!

I ordered bespoke window frames last year, but did this 3 months in advance. So my windows turned up 2 weeks before fitting. I had more issues with having all the prep work done, as I resized several window openings to get a more uniform look as the old windows all had different heights and widths giving a very cluttered look to my house. Bad weather was very much the stick in the spokes last year and slowed down things considerably. As now in March I have done more outside as in the whole last year.

OF course it's after the fact, but any designs I do, I always spec an approximate size for windows, and let the builder find his supplier of choice. That way, when they go to build they have the windows ordered and they can frame to suit the windows that they have in the cue. That allows for using the best windows available for timing and budget. Hope you're getting close to closing it in!

My lesson learned is look at the quote and question. Got replumbing including CH quote in 2016 for 1930s built house, £20,000+! Where was the money going? In radiators, they were all 'designer' rads. Compared to 'internet' or local plumbers merchants, at least 5x the price. He hadn't specified '1930s style' rads, they didn't look special. Having done my 1800s house, and ordering rads to specified sizes myself, I was shocked by the mark-up. We asked why, 'his clients always wanted designer'! Glad I got mine done before this nonsense, replacement windows for sizes of original house. I expect it to ŕevert at some stage. Good luck with the rest of the build.

Great video…… I was told by technical support from gyproc saint gobain that you should only use moisture resistant plasterboard if you aren’t skimming over it. If you skim over it it loses its moisture resistant properties and you might as well just use normal plasterboard..not sure if other people have been told this as well

I've had some large bespoke Aluminium windows installed recently. It took around 5 weeks from ordering to installation. We ordered Origin80 windows which are manufactured in Buckinghamshire. They are expensive windows though they look great. When talking to the installers they mentioned a door that was ordered from Europe and it took 8 months before it arrived for install.

to save messing around in the loft and roof for your vent pipe, you could most likely fit an air admittance valve. iirc, it only needs to be a few feet above the highest toilet/basin outlet.

When i had my York home's kitchen extension done (6m wide, 3m deep) from my giving the builder the nod, the first thing we agreed upon was deciding upon the two standard kitchen windows and the 2.2/2.4m wide bifolds. I was told what could be done in standard extrusions etc and decided upon the sizes. The builders then liaised with their trusted window/door manufacturer (A1 Windows actually) and built the spaces for the 2 windows and the bifolds in accordance with the manufacturer's instructions. I seem to recall that A1 Windows came over to check the built voids before manufacture I think but they manufactured the windows and door within 2-3 weeks. The windows suddenly appeared after 2 weeks one morning and by the end of the day, they were installed by the manufacturer. The bifolds arrived a few days later and again the manufacturer fitted them within the day. Whilst I was waiting, my builders clad the window and bifold voids with some OSB and my old back door so they could remove the existing walls to house and therefore, we could do all the plumbing and first fix electrics.

Hi Andy, In our current extension, we asked the builders to use basic windows and doors as it can take about six weeks to get laminated double-glazing with secure locking steel doors and windows, in our experience. The windows/doors firm has to wait to measure for the window/doors spaces to be built. Hopefully your bespoke windows have now been fitted.

In one of our buildings the glass only comes from one factory, its in Germany. We ordered a window in 2019, because of Brexit and then COVID it took 30months to turn up. Not only that the price increased 3 times, from £5k fitted to nearly £20k fitted.

I was thinking about the radiator pipes in the bedroom problem and thought you’d not need to wait for the plasterer to dot and dab the full plasterboard before you chase the pipes into the floor. Perhaps get some small plasterboard parts/off cuts and dot and dab them into place where you want the pipes and then prep your floors with the radiator pipes.

Its watertight enough to do your first fix electric and plumbing the ceiling could be insulated most of the walls could be boarded and skimmed leaving out the window door returns so plenty to get on with.

When we renovate we generally advise standard size windows and bi folds if it's a typical residential street. There's no point paying over the odds or delaying a project unless you have a bespoke property as the return on the investment for standard property isn't there. Effectively if you spend too much you either price yourself out the street or are literally wasting money.

Hi sir yet more progress , one little tip for those who chose to install the plasterboard themselves . Try to fill the gaps between the boards with filler , this has to be done very neatly . So when the plasterer comes to install his tape pria to plastering he has nice sharp edges and angles to work from . Best wishes and kind regards as always 😀👍👍👍

I'm lucky that I have a local window fitters that manufacturer their own stuff, UPVC windows were fabricated and fitted in no time. The composite door had to be ordered in from another company, that took longer but still nothing like the wait you have! The door maybe took 6 weeks.

I work as a window fitter and have worked for builders before who've had similar problems with certain types of product. I also use a supplier that uses SMART system as their bifold profile of choice and their lead times are pretty good (4-6 weeks or so) as long as you go for a standard stocked colour (white, black and anthracite grey to name a few) however you start getting long delays if the profile has to be sprayed a different RAL colour. You also get longer delays if you decide to go for triple glazing and much longer delays if you decide to go for integral blinds inside the glass units. Taking this into account 7 months does seem a bit excessive especially if you've gone for pretty standard windows and doors, seems to me like the company is using one supplier for both products. Sometimes it's best to have a few different options for suppliers so you can use whoever is going to be quickest for the given product. Anyway best of luck with the extension, looking forward to the next video!

Interesting! This was all standard, grey double glazed - nothing fancy. Apparently Smarts couldn't get the aluminium extrusions or something. 👍

@@GosforthHandyman SMART system has a few different options as far as the aluminium profiles are concerned, we use the Visofold 1000 profile for our bifolds but maybe the company you're using is using another of the profiles which may have supply issues. It seems to be the case at the moment that certain things are hard to get hold of, we are having problems with certain plastic profiles. Hopefully it'll get back to some sort of normality soon. 👍

I couldn't see them, but maybe you have supply and feed cable for extractor fan elsewhere? They are usually 3 core and earth coming out to a box set into board directly above door, so 3 pole isolator can be added in second fix. Not a bad idea before board goes in to run couple of extra cables down to floor level or to where the vanity unit is going. Then you can put occupancy sensor in ceiling and have some nice low level LED lighting come on automatically ... at night, when you have to make that 3rd trip...

Andy, what are pain re: the doors, but great to see other progress. You're right, not just the UK, as delays certainly exist here in Australia. We've been waiting for two windows and a door since last September. We're getting them made locally, but there's such a backlog since Covid. 🤞🏼they are booked for installation today (but already 1 hour and 20 mins late). Chin up.

Just finished a couple of bathrooms that have overrun. Windows were measured and ordered last April, finally fitted late Jan!!! Something to do with the colour? Huge problems all round. I install high end bathrooms and can no longer quote material's prices, lead times, availability of electricians, or completion date. I just do my best to get the job done. Oh and I am booked till Christmas already due to the shortage of skilled tradespeople.

I personally have been using the same (Local) window firm for over 15yr and are still getting orders out to us within 4 weeks. But if there is anything to be ordered from firms ive never used before i advise the customers to order it Asap to allow for any delays, and store it in our yard / job if possible. Also We knock a wooden frame up for windows and doors. And on the doors they have an access door for work.... We mainly do this for security but if you know the size of the window frame you can put it in the correct position so that you can do the plaster to a finish.

the lead time on bespoke widows and doors is always a nightmare. it happens often. to reduce the down time and backloging the job i fix a batten around the reveal in place of the window or door frames ( making sure to check the thickness of frames) that way i can continue to dot and dab and plaster up to the batten. then when they finally arrive remove the battens and fit the window from the outside bit of silicone on edge of the reveals before you push them in. once caulked you cant tell the difference. hope this helps someone!

Hi Andy It's very frustrating at the moment with materials, especially when you tell a customer a time frame then due to circumstances beyond your control the time frame moves! Well will some clients you would think that your making materials in your own back garden 😂 don't get me wrong a lot of clients are very understanding, but you do get "the ones" who think you should give superman a call to go get their materials 🤷🏼♂️ bespoke windows in NI are about 8 -14 weeks at the moment depending on brand/size.

We got our windows and doors from Rationel via a third party. Ordered at the beginning of February and due for delivery end of April, so what I would expect for bespoke windows. The issue for us is they have too many jobs coming in at the same time so they can’t fit until beginning of June

I was getting loose ended delivery dates and long lead times for windows from suppliers. Finally went with a company called KAT and they came through good to there word within 4 weeks if this helps at all. Yes it's got to be one of the most stressful and frustrating jobs going. Another good video my friend - I noticed in your bathroom you are placing the basin some distance from the toilet. (so many places do this - not sure why) At 71 years old I am so thankful that my basin is next to the toilet :)

Hi Andy love your video's! Having just watched this one thought you might be interested in the soil pipe? You can get a fitting with a AAV for the top so you don't need to go up to the outside can terminate at low level.

Have done both - had a first-floor extension and went with bespokes for our bedroom and en-suite for more light (north west facing). On the ground floor - standard sizes for the utility, new back door, and a 'sun lounge' with simple french windows. Guess what? The standards were easy and fitted a treat, aggro-central with the bespokes, they turned up late and our first-floor is rendered.... I feel your pain. Not funny. I've been told several times when it comes to wastes in the bathroom, the fewest joins, shortest run to an external wall. It's why most bathroom goods are located against an external wall.

@7:13 That's called "swing space". It's an area or room that can be used to swing stuff into while work is going on in another area. When I worked for New York State, they had whole rooms or floors dedicated to swing space for projects going on. It may sound crazy to not utilize those rooms or floors until you realize that they are being utilized and that space elsewhere didn't have to be rented or leased costing the taxpayers.

if you put timbers in the window reveals to mirror where the window would be fitted then get plasterers to carry on but dont skim the reveals then skim the reveals after windows go in

I had a discussion with a client lately who was doing an extension and loft conversion to an existing 150+ year old bungalow. Explained it would be cheaper to rent another property and let us strip the whole roof and rebuild everything except the external walls and foundations... Not a chance, the build dragged on for approximately 9 months due to weather, trying to minimise disruption as the clinets remained and not wanting a tin roof over the property. Cost them more in the long run and maybe 3 times as long.

Great work and clear explanations. Just a thought, can you plaster all the wall surfaces and leave the depth of the door/ window cavities to finish later once the doors/windows arrive? Not ideal for them to come back twice but it will allow you to continue with the project before the windows and doors are in.

Use 3x2 scant around the windows and plaster up to that. Then fit your windows later on. Every builder I know does that when delays happen.

This is what we do set timber frame where your windows goes and board up to it and plaster ply over timber frame keep insulation in place and crack on!

You can do first fix electrics board and plaster the walls where there are no knock throughs, it keeps the job moving . Had to do on a number of jobs over the years . Good luck

The last extension before i retired from building xmas 2020 i used standard size windows and bi-fold door it still took 6 weeks for the door to arrive, i think thats how they keep the prices high because your supposed to feel privileged that they actually deliver'd you there over priced goods, as for fitting it's so easy to fit windows and doors i have never had a company do this with one exception where it was a bay window with full hight bay above, so i thought let them take the risk.

Hi Andy, I have had similar problems. I carried on last job with the gap for the bifolds framed and boarded. I set a frame in there based on bifold spec. Just had to call the plasterers back just to plaster the returns to the bifold. Build with A&E have done the same with their latest single storey extension. If you know the window/bifold spec and dimensions it is a common solution. May help you crack on. Keep up the great videos and work. Regards.

You should have the toilet on the same wall as your sink. It will feel less cramped when you sit on the toilet that way as your legs will have more room facing the shower than your sink. It will also feel visually less cramped as I assume you would be facing a see through glass shower panel instead of a sink.

We use a company called made for trade for our bifolds 2-3 weeks lead time with glass to any location in the uk made to measure. 3 piece set is about £1500-2000 size depending. Then plastic windows we can get get within 7 working days made to measure. Supply isn’t the issues it’s dishonest companys

We’re replacing 4 of our 15 year old uPVC windows with a supplier down the road from us. Was told up to 16 week wait, it’s been well over 6 months. We live in a 1950s ex council end terrace with unusually large windows front and back 2.25m in width and 1 metre drop so I’m guessing because it’s larger than the Uk standard size they have to put in a special order.

Also, did the BCO not pick you up on the trimmers around the roof windows? I see your rafters are doubled up but not the trimmers, always had to do double trimmers around windows on every job I’ve done. If the BCO is happy then it’s all good 😄

Building supplies aren't the only things affected by the supply chain disruption. A friend who has a furniture store has the same problems. Things he has ordered are sitting in container ships outside Los Angeles.
Electric toothbrush charger - very good idea. Can now be combined with a shaver socket…

Depends how far off standard size windows/doors you are and if your lintels allow it, but might be worth just cutting out to the nearest standard size or building in, and just getting it done? Avoids any potential further disappointment come May too

Notwithstanding that the steel does not need to be fire proofed your fire proof board provides no fireproofing to the steel as any fire can easily bypass the board. If the steel had required fireproofing then it should have been wrapped in the fire proof board, which had to be screw fixed to non-combustible framing fixed to the steel, typically the framing would have been light gauge steel angle - not timber. Your acoustic wall is seriously compromised with the electrical sockets. The performance of any acoustic wall is only as good as the weakest point. It would have been wise to install a patrisse and acoustic plasterboard around before facing with acoustic board. I would have plasterboarded the exposed brickwork in with the stud walls because as it stands you will have differential movement between the finish on the brickwork and studwork with a crack opening up quite readily when it all drys out in 6-12months. Alternatively, create an expansion joint using back to back plaster stops and fill with a low modulus filler. Is the en-suite door opening into the bedroom? This is a good idea as the bathroom floor may be wet causing a slip hazard and it is possible that the occupant falls, becomes unconscious and prevents the door being opened. Opening the door out makes the en-suite always accessible.

The fire rated plasterboard over the steel was just something I'd seen other BCOs ask for. Don't ask me why. The exposed brickwork is being plaster boarded (dot & dab).

@@GosforthHandyman The principle is that if the steel supports only the roof it does not need to be fire proofed, if it does any other duty then as an element of structure it requires fire-proofing. Consultation with your Architect would have clarified the situation. Also, I presume that the approved building control plans didn't show any fire-proofing to this steel so that is what should have been built..

Gutted for your window woes. I was lucky that I designed and built 22 Sq. M. outbuilding with standard size fenestration and do the same with other jobs. Look though, you've done great mate, it's a delay but you have avoided many other delays with good planning - could be a lot worse 👍

If you already have an Soil vent pipe in the house, you could install a stub stack( also known as a Durgo) so you don't have to mess around taking a pipe upto your roof.i work on extension and new builds I always make windows CO+ makes its easier for brickies if all courses

Have you considered/did you consider an Air Admittance Valve for the soil pipe? It would save you sticking a hole through your ceiling and roof.

Are you using mictobore plastic piping for your radiators? You'll struggle to get a decent flow at a low flow for condensing purposes through them. Your boiler would work a lot better if you had larger rads and pipes carrying cooler water around.

I fit custom sized windows and doors in all my builds. As long as you want white both sides custom sized rehau windows and doors are 2-3 weeks including glass. Custom sized Smart bifolds are 2 weeks... There was a problem around November time, i was waiting 6-8 weeks for custom rehau windows, but since christmas its gone back down to 2-3 weeks again. Maybe thats just in the Gloucestershire area i duno

Your soil vent stack doesn't need to be 110mm diameter. It can be 90mm and run within the depth of the 89 x 47 mm CLS stud work wall. Would avoid messy boxing in later on, at the cost of a less work in advance and look aesthetically "cleaner" from within the en-suite. The vent can be an air admittance valve within the loft, which would save making a hole in the roof. Looks cleaner from outside, less work and less chance of a possible leak rook leak.

I used Hardiebacker board on our walk in shower at the last house - great stuff. We used Wendi board and sealing tape for the base, no problems at all 10 years on. Make sure you have a top accessible drain for the shower, we had a big one with a removable grid and internals, so easy to clean and de- hair. Or current house has a standard shower outlet that glugs in spite of being chemically treated, I’m going to have to cut access into the kitchen ceiling to access this so I will replace with a better one.

Put a Durgo on the soil stack in the en suite at a suitable height and you don't need to take the stack all the way up into the loft or onwards through the roof.
