It took me many years to realize what you described here. After buying 2 rental houses, a rental pole barn and a mobile home park, I finally realized more real estate is NOT worth the price I will pay in stress or detriment to health. I'm sticking to a stocks and REITs.

Great presentation! I have always had an all equities portfolio (35+ years) with safeguards like a reasonable emergency fund. While the standard advice regarding 60/40 portfolio may be appropriate for most, I am very thankful that I never followed that advice. It is refreshing and comforting to know that my personal investment strategies track those you use for your own investments. Keep sharing your sound advice!

I’m ditching bonds too. Hopefully, having enough cash for five years of expenses should weather any bear market.

@@R.and.R.wouldn’t it be better to take that same amount of cash and ladder it in bonds, to get a bit more interest but always having enough available?

Great content. Possible follow on, how do you think about leverage? I don't think it's discussed enough. A little bit of leverage is one of the easiest ways to boost returns. A lot of leverage is one of the easiest ways to go broke.

I need help I am 67 and will work until 70 because I make 6 figures a year I put 15% into 401K I have all cost of living covered when I hit 70. My question is I have $300K. I keep putting into 1 year cd and it matures in June at 3.85% so with the way things are going not sure what to do with investing it in June

I’m certain some may be interested in how you invest your money. With that said, it is only relevant to someone in your exact situation. Age, goals, children, volatility tolerance, expenses and many more factors. Additionally I don’t believe how you invest your assets are any of my business. Good video about asset allocation though. I enjoy your videos, some are very pertinent to me. This one, not so much.
