I have started looking into this the biggest obstacle I have faced is acquiring a mortgage on a commercial property. The majority if lenders want hefty cash deposits, it will be great if you could provide a video explaining the available options and best approach? Thanks

There’s loads of conversations about this on my podcasts and on videos on the channel. My top advice is to work on building a profitable business, banks will then support the funding of your commercial property on more favourable terms.

How does the new EPC rules effect the commercial properties? As its hard enough to get a house from a D rating to a C , and the government goal of net zero emissions by 2030 has instigated these new laws.

I wouldn’t buy a warehouse for a start up, I would build the business first and understand that. After running it for 24 months and seeing the profits materialise - I would then action my brain into “warehouse ownership” if it made sense.

When you do this HMO scenario how are the utility bills paid by the tenants? I want to do the same thing with the factory units I have as I have an office upper and factory units below but they would share electric etc or do you actually split them entirely with planning, how does it work? Great video James! I know you're a massive advocate for commercial property - with that in mind and the permitted development rights free for all would you ever turn any of your commercial units into resi? Given residential space has a higher value per sq foot.

Never say never, but that’s not what I do. My aim is to run my businesses as the main source of income rather than sell property for a profit. I just like to buy a warehouse and rent it out.

Amazing, really interesting watch! Looking to purchase my first commercial this year, after renting for the last 4+ years. At the minute I'm paying a premium for an easy out situation (1 months notice, which was unheard of for me!), so could agree more. In terms of added value, do you do anything to the actual infrastructure provided? E.G. Solar, Car Charging, Additional Mezzanine for Sq Ft increase, General Improvements ect.

Congrats on pitching a bespoke deal and getting her to go with it, i presume you could market it for sale at your buy point in 3 years and flip a quick return if it doesn't work out :). As a tenant that has paid over 2 milion in rents since i started out in business this has intrigued me as with the daft valuations of commercial property and the heavy weight deposits required by lenders have always barred entry to actually buying for us. Keep up the good work

Thanks Mick. I still pay a million a year ish in rents. So you can’t always buy. I think buying commercial property to flip isn’t wise, I like to buy and hold.

I use Facebook to get tenants, as much as we post on the portals and use commercial agents.
