There’s no reasonable way an average person can redo this bathroom let alone the bathtub for only $383. I’ve had multiple bathtubs, tiles and vanities reglazed and the rate to do both tile and tub is ~600-700/bathroom in LA maybe you can get a discount if you have several bathrooms to do (I’ve gotten mine for $500/bathroom). A new vanity and vanity cabinet is going to run about $500 from a wholesale warehouse and dependent on how many sinks there are. Flooring is dependent on what you put- LVP installed is about 4.50/sq ft. A new toilet is $100. Total including fixtures, flooring, quarter rounds, materials, caulking and labor is going to be around $1700-2000 to redo the entire bathroom, not $383.

Yep, there is no way that cost includes new sink fittings, towel bars, etc. But still good methods for refreshing a bathroom on the cheap.

@@IWBVS Just paid 350 dollars for +-100 sq/ft of tiled wall and ceiling. Good condition claw-foot tub, so no glazing needed there. This was with warranty and in Los Angeles, for further reference. There are definitely cheaper ones out there, but these guys simply knew what they were doing.

I'm a plumber. I highly recommend you get your plumbing fixtures from the plumber instead of a box store like home depot. Box store versions of plumbing fixtures are garbage compared to the plumbing supply house versions. Thinner plates, more plastic and less brass guts, pathetic paint finish life-span (wither rubs off or quickly loses it's shine). If you put in a box store fixture, you'll likely be replacing it soon because of leaks or breakage. Also, a lot of plumbers guarantee their work for say a year, if they supplied the fixtures. If you buy them yourself, and it breaks, there's no good reason for a plumber to fix or replace it for free or discount (you bought the garbage). He is right, however, about not getting plumbing fixtures off the internet, as that is usually total garbage.

Quick tip you may not have known when you made this, if the valve is tight, it's because there is something called a cartridge behind the handle. This needs to be replaced over time, particularly in hard water areas (much of the country) and when there's no water softener. No ripping or tearing into the wall is needed. You pull off the handle and can get at the cartridge. Most faucet manufactures will send this replacement (and other parts) for FREE if it's under their lifetime warranty. Moen has been really good about this and i had that same style faucet and replaced them all for FREE after calling Moen. Worst case scenario, you purchase the cartridge for around $20 unless it makes no economical sense with the cost of a new faucet (but it may make sense for your time invested as cartridge replacement is pretty easy).

As a plumber, just beware that 30 or 40 dollars more you pay for parts from the plumber is sometimes the difference between Home Depot junk and a plumbing supply store. And yes there is a difference in quality. Not everything at the big box stores is junk but def a lot of it

I worked on a crew for about a year getting rental houses up to scratch. That reglazing does look really good when its done right. When its done wrong it causes so many problems with chipping amd flaking. Make sure to find a reputable company and properly prep your bathroom.

prep is key... if you want to save money, spend a few hours cleaning the tub perfectly before... if you dont'have 2 or 3 hours.. that will $300 more for "reglazing". get it? :)

Thank you Kevin for suggesting a pro. Most diy videos of reglazing tubs are usually done well by ppl who are good at "diy'ing". More than 40% of business I receive are from diy'ers that used kits from Home Depot. By the way, I usually charge an extra $150 to strip all the paint from the kit.

Hey Kevin, Great video by the way but let’s not lead homeowner towards the wrong direction! Lol First refinishing standard size tub from an actual real refinishing company is $495 then if the tub has been refinished before there is a up charge of $120 for stripping the old coating so that give us $615 just the tub alone. Now if you want to refinish the tub and tiles the standard rates are $695 for the tub and tiles and remember you also need to to regrout the tiles surround before actually refinishing it that’s extra $189, that leaves us with the total cost of this project by a professional company $884!! Lol just wanted to throw it out there incase someone is actually considering on doing this project and actually for the coating to last for many years to come. And to homeowner and realtors out there that use this service like crazy is you get what you pay for. So if someone tells you I can refinish your tub for $383 bucks lol just know that the prepping is not going to be done correct and the coating will fail!!

Not a fan of reglazing tubs, especially on rentals. I inspect houses all the time where the tenant has trashed a reglazed tub cleaning it with Comet.

I've had multiple tubs reglazed, and never got it done for $2-300. More like $500. But the point is still valid. You don't need a new tub or new tile when you can just reglaze. Make sure whoever you find does a really good job covering the walls and other fixtures in the bathroom. The overspray can get crazy. If they don't cover everything well, you'll be left with a fine white dust stuck to everything.

Early in my career in construction I worked with an older contractor who told me I needed to know how to do everything myself, but know when to use subs. We both mainly acted as carpenters but did a lot of other things that were part of the larger projects. Plumbing was a perfect example. The older guy did all his own plumbing so I followed his lead and started paying attention. Obviously you don't learn everything all at once, but starting with the basic things I was able to do a lot more before I needed help. Eventually I became licensed and went off on my own, worked alongside plumbers on various projects and watched them intently when I had the chance, always eager to learn something new. Now I'm at the point where I only hire plumbers for certain things I don't want to do such as scoping and snaking (equipment costs too much and is nasty work) or things I cannot legally do such as fire sprinklers. Most everything else involved in residential plumbing I do myself, I do something plumbing-related at work at least once a week if not more, and have only hired one other plumber in the last eight years and that was for a warranty repair that the manufacturer required one of their certified plumbers for. That was a long story but the moral of it is that I taught myself a valuable skill out of necessity, and for years I have been applying it rather than hiring out and saving myself an untold amount of time, money, and hassle waiting on someone else. The convenience alone of being able to do it on my schedule is nearly priceless. Sure, if it's something you aren't comfortable with or don't ever do, then it's worth it to hire a pro.

I keep coming back to your videos because I am working to secure a house for my friend so he can afford the monthly payments under $500. That means we look at old and scary houses, but your advice for bringing these properties up to date and livable on a shoestring budget is priceless. I must say, 1. I love the way you teach, inform and explain. 2. I do bathroom remodels, but as a pay it forward program. 3. That BFH reference is hilarious. Why? Because I just got done using one on a clients hall bath 4. Plan and budget. Excellent points 5. Client tossed the main contractor off the site. After I explained the real cost and steps of a tear out. She had no idea, and she immediately realized to he work being done could not possibly be completed for $400.00☹️ 6. Hey Kevin, I’m a plumbing contractor and there is no way someone can do a good job installing those trim pieces in under 1/2 an hour. My philosophy is buy nice or buy twice and the same goes for your contractors. If you can find a plumber to go to your house for $50 then chances are he’s not going to be any good. I do appreciate your videos and enjoy watching them but I think this one was a bit misleading.

You don't really need a plumber to change out the trim pieces, a handyman can do it. Kevin works out of Southern California and I'm sure most if not all of his labor is non-union, unlicensed contractors, and possibly illegals. This is standard here no matter what the level of build/renovation.

If you cannot diy just replacing simple bathroom fixtures including water closets you are not maximizing your potential savings . Also, no real plumber takes a 30 minutes $50 project. At minimum you may pay $50 service call just to give you an estimate of how much it cost to do the job.

Purchased 2 duplexes under market value in the fall. They came with the original pink/black and green/white bathrooms. We decided to reglaze all tiles (tub surround, all bathroom walls) and install new fixtures including shower valves. We also added bath fans to prevent moisture build-up since tenants seem to have a bad habit of never opening the windows when they shower. All in all, the average rehab cost per bathroom was $1,500 which included laying a new floor on top of the existing wet bed. And all work is guaranteed for 5 years. If we were to gut each bathroom it would have been $5,000 each

I'm curious what the $1500 included. Reglazing and other labor by your crew or subs? Fan and flooring the only new items? I'm not in the business, just a homeowner with NO DIY skills. I have been thinking I could get a handyman to do a refresh on my standard 5'x 8' tub combo bathroom for about $2k - no repairs or changes to the internal plumbing needed. Reglaze, new sheet vinyl, new fixtures, paint vanity and walls, frame mirror. Am I in the right ballpark?

The only thing I disregard is the saying you said of “if the valve works, don’t replace it”. I say this because you should check your valves if possible otherwise one day that water leak will cause you a big headache, especially those who aren’t nifty or have any mechanical talent. I’d love to hear from someone who’s remodeled a glazed-over tile wall 5 or 10 years out. I can think of several reasons why a a tiled wall would move. A grout joint provides a natural breakpoint that can be easily scraped out and regrouted. What’s even worse is the possibility that the resurfaced tile could still crack along the grout line, and the crack could be too small to fix without looking like an ugly patch, but be just big enough to let moisture in. These are are questions, not statements of fact. That’s why I want to hear from someone who’s torn out one of these renovations.

We’ve done. Tone of flips and your ideas are mostly a bandaid. When you see the mold you showed there is a high chance there is bigger issues behind what you see on the surface. 98% of our flips had rotten wood behind the tile or under the floor especially under toilet. I suggest getting under the house and inspecting it thoroughly, or pay for an inspection. It’s worth the money.

NEVER take out the vintage colored fixtures and tiles unless they're broken. They're highly desirable-no matter WHAT the color. Work WITH the color. Pink, blue and green are typical vintage-simply add a smoothe neutral and such, then tie in with nice matched accessories. The shower doors simply remove and toothbrush polish 'em up.

Really good video. I think one caveat to both things is if stuff is structurally bad, it still needs replacing. IE, if tiles are direct to drywall and falling off, you need to do... something. Same with rotted floors, etc. But if stuff is just ugly, this is a really good idea to save money (and thus make money) compared to redoing it all. One thing you forgot to mention, that is of relevance. You can buy at least for Delta stuff, new diverter valves, and even full shower valve cartridges, to go into the old valve again. I think possibly some other brands use these kind of cartridges, too. The cartridges can be put in/removed with hand tools and don't need soldering pipes or an access hole besides what's already there in front. It's a good way to save money and time, if everything else is fine.

Meet a large group of your clients IRL and teach us first hand how to become our own master renovators. Everything ranging from little fixes/repairs to the big jobs like kitchen, bathroom and floor work.

the great part about re-glazing, as you said, is that the entire thing becomes one unit and the grout is covered with the material. this essentially means it is now waterproof (or at least very water resistant) so you shouldn't have to worry about the drywall behind it (given that it was probably done over drywall in those old homes and tract homes). so not only do you not have to tile, but you don't have to spend money on new drywall, or cement board, with red guard.

I got a quote yesterday of $8500 to remove a combo tub/shower (tiled walls from tub to ceiling) and replace with a walk-in shower, no doors. I would use a shower curtain. I was floored!

I am a plumber, an investor and a world traveler. First off I’d like to say skilled labour built the infrastructure in our countries so please don’t attempt anything you cannot do. It not only hurts the tradesmen but also hurts the country. Please respect. I like Kevin for his enthusiasm but he his only putting “lipstick on a pig”. Changes that only look good, to the untrained eye. These changes work in houses 10-20 years old but anything older need more than just cosmetics. Just something to keep in mind.

I had my tub reglazed and because it was rusted it only lasted 4 years. I have the option now of putting in a tub liner and walls for $4k or hiring a contractor to put in a new 3 piece tub for about the same. This was the second house I have done reglazing. First one it peeled around the drain and I redid it to sell. Lovely green tub underneath.

I work as a handyman. Incredible Before n Afters. Wow!. But, 383 bucks is a stretch lol. Just labor: 200$- for a professional to glaze 125$- to have all those shower fixtures changed 100$ - to recaulk bathroom That's probably the minimum too. Then paint, then a cleaning person (super good one..) Then the cost of materials your close to at least a 1000 already.

Make sure to check out second hand building supply stores. Builders and contractor will donate the extras materials from a job at places like this. i got my vanity cabinet/countertop sink combo for $100 and the backspalsh tile for $8.

I both love and hate videos like this 🤣 I like to know as a landlord what's worth spending my money on. On the other hand as a maintenance contractor it really bugs me when naive people watch content like this and get unrealistic expectations. It's hard enough working against this general tide of stinginess (people not knowing what's involved, or the price of materials), they have this idea that everyone's out to make millions from them and scam...and then you have ridiculous makeover programs on TV. It basically sets the situation up whereby genuine honest contractors are left feeling bitter because the general customer is suspicious of them and their prices when in reality their over-heads/equipment/off job time etc dramatically eats into their net income. If I'm gonna bust my ass off getting hands dirty, killing myself by the end of the week I really don't have any respect for a suited landlord rubbing their chin worried about how much profits they'll make compared to the builder (or labourer) just scraping by to put food on the table. It's a massive injustice. You also get what you pay for, a realistic price is set after experience in the trade, for a good reason. Cheaper prices are harder to come by, but often either due to incompetence/corner cutting or people newly setting up.

@@worldhealthrn Too much to mention, such as false economy (doing it yourself = twice as long and often ends in a failed mission, such as siliconing, which results in hiring someone to strip and re-do for no less than $90, in my area just for the bath tub). One of the biggest costs in this example is the tile resurfacing, which you're looking at around $250 to $500. Even something simple like removing the sliding door is a big job for the average person, and includes making good the plasterboard that's going to get wrecked in the process. It's all doable at a higher cost, by someone competent, but in the main this is just unrealistic clickbait

This is a great way to go with one little caveat: if the tile is old and ugly, it's also probably true about the pipes (galvanized steel ones) behind those tiles. They're probably already leaking too, or dripping a bit into the floor making it rot.... and unfortunately, there's no way to replace all of that plumbing without tearing apart the tiles, at least those on the front where the shower column is. There's also no access to what's under the tub (drain) as there's no access panel in most American made tubs so if the drain is leaking not much you can do.

As a maintenance worker i have to do this to tubs and tile a lot. It's easy to fuck it up if you diy. So leave it to someone who knows. Lots of prep goes into it. Take the time to do it properly.

Re glazing is a temporary solution. I hear it usually last about 5 years before it starts chipping off. Do the right thing and replace the tub and put in a tub surround instead of tiles for under $1k.

Tub $383, rest of the bathroom $4,000. I get the idea, better to clean and fix existing issues rather than replace but sometimes cleaning isn't good enough. My bathroom had mold issues, mold and rot around the toilet ate away the floor boards under the cheap linoleum tiling the previous owner glued straight to the subfloor. Broken seals around the tub led to mold behind the shower surround. Old copper pipe seals were leaking and clogged. All said and done, (doing the work myself, demo, removing the old cast iron tub, installing new pex plumbing, tub, vanity, flooring and repairing the existing damage and installing insulation and drywall cost me about $4,000 give or take a couple hundred. If I was only focusing on fixing the tub and mold problem I could have done it for about $500-700 but when you start tearing up the floor and walls to remove mold you may as well just keep going and install a brand new bathroom made to last.

I love the glazing tub/and tiles idea. You say that "you don't even have grout anymore. Everything that was tile and grout is just a sealed acrylic or epoxy cover now." What about the silicone caulking that joins the tub to the old tile? Can that be glazed over also and if so, how well does it hold up? thanks

I have reglazed countertops, They not only offer regular colors like white, red, blue, etc, but also a imitation stone finish that can mimic granite and other nature stone textures. When I do the stone finish I also coat over that with a clear coat for extra strength.

I'm going to "re-glaze" my old cast iron tub. Should be easy as it is much like painting cars which I do! The perfection of the finish lies in the prep work!

I'm using a urethane paint which is some really tough stuff. I got a gallon with the catalyst free! Normally it would cost well over $250.

Kevin Reglazing your tile requires removing each tile and sending it back to the kill - You are referring to epoxy paint
