I am far from a professional, that being said, this is how I water proofed my deck. I used a spray gun with Thompson's water seal. It saved me a lot of money doing it myself. I hope the video helps. =-)

I used bleach water to take the grey off. Worked great and works instantly 1 part bleach 3 parts water. Used half and half on really greyed area

Jerry, I did mine yesterday with Thomson’s and a Spray gun and it’s really very sticky and tacky

You need to have at least 48 hours of dry weather above 50 degrees. You can't walk on it either during this time. Mine was a bit sticky as well and it took just about three days to fully cure but I think it was because I did it too late in the season and it was in the 30's at night.

Why didnt you powerwash 7 to 10 days before you sealed it. You sealed the gray and mildew green color add some bleach diluted 1 to 3 part water and let dry for 10 days then seal

I stated in the video that I had already power washed everything with the pre stain solution.

I can see why you wouldn't be able to use that. Just make sure to keep it clean. If any of the water seal should dry inside your spray gun, it will next to impossible to clean. This product cleans up with soap and warm water.

And that bleach water will also take off that green alge also. It will look brand new. It may be a little brighter than new. You know how when its new has that yellow/gold look.
