I am a house flipper with 19 active flips at the moment. I spend a lot of time with contractors and budgeting for repairs. This video gives an idea of what I pay for a rehab on one of my houses. The costs can vary greatly based on the contractor you use and where you are located. The more subcontractors you use, usually the cheaper the rehab is. If you use a general contractor the costs can really increase because they will charge a premium to manage the project.
There are some contractors who are super expensive because they know homeowners do not know what repairs should cost. You have to take your time finding contractors and comparing prices to find affordable, but reliable companies. You usually do not want the cheapest when hiring contractors, but it is tough to make any money if you go with the expensive contractors.

Not true. Material is typically more than labor for a job like this, especially if you're replacing a lot of shit. Examples: siding, roofing shingles, carpet, cabinets, windows, doors.

a full remodel of a bathroom can run about 5K. That is gutting it, and putting in all new walls, installing the shower pipes and head, any tile or backsplash, new flooring, new toilet, new sink (vanity) shelves and towel rack, mirror and lights. this would also include trim work.

The bath and vanity were just fine, good quality needing only a good clean. Can also get cast iron baths resurfaced. This one is perfect for shower above as flat base.

Puppy Alvin electrician and plumbing is very expensive you should do as much as you possibly can but yourselves watch a bunch of KZbin videos and ask for advice from people you know running Romex and retrofitting old pipes to pex lines is mich easier than you might think. Save the electrical and plumbing prices for only what is absolutely necessary

Just ask yourself how much is your time worth? If you can pay someone $12 an hour to do a job rather than do it yourself then you probably should. If you want to do work yourself learn how to do the high dollar per hour work, and outsource the little stuff.

I added up about $52k adding new systems, took a guess on doors, looked on line and figured you may add a new front and back door in, couple interiors and closets. Now this is all with out that $5k cushion you like to give and also not including the basement and yard work :)

This was excellent!! Adding up the low end of his cost estimates came to about $37,700 assuming he was going to do the roof. And he didn't include any outside landscaping, fencing, porch, or driveway issues there might be. Or inside window framing. And that's without adding on the $5000 or so for miscellaneous extras. So, about $45K.

It's been about 5 years since you made this one so is it possible to do a similar video just like this to compare post-COVID prices based on current market? Thank you for sharing your insight. I've been doing home repair and remodeling my whole life and thinking about getting into house flipping. I'd be doing most of the work myself, with helpers, but still good to know what it would cost to contract it out. This information is priceless.

Don't forget carrying costs. Property taxes, insurance, utilities, interest on your money you have invested. Also, the exterior shingles are actually cement asbestos, a trace amount of asbestos to hold them together.

Usually water damage any form ie mold or flood or plumbing and structure damage from termites and or dry rot and could be a nightmare for a flip, make sure to check for these issues and other costly issues, if it's clear of these issues and other costly problems and the neighborhood is undergoing some form of rehabilitation should be a decent flip for your money/a quick flip is best, ones that need some TLC and most work you can DIY is best way to go.

1200 sqft house built in the 70s. 18k for siding and roof. 10k for new windows. 3k for living room total gut 5k for three bedrooms and hallway total gut. So far 36k investment and still have kitchen two bathrooms and the basement to finish. Stuff adds up fast.

In Delaware you can’t put siding over asbestos without disclosing it and then you have to put enough money in escrow to remove it if the buyers don’t want it.

I think another thing to add that would be helpful to most people is, How long would it or does it typically take to renovate a house of this size / work load? Obviously it depends on your contractors / who ever is doing the work, how many hours they can get in per day and materials being ordered and weather conditions. But, time is money, so I think it's still a good idea to get a number in peoples heads of how long it could take.

The asbestos won't hurt you if you don't mess with it, but always check with local laws and ordinances for all that.

jay c If you fear those things do not flip. Plumbing is easy. Electrical not hard. Asbestos just paint over or cover up. What I do on a ceiling is drywall over. Tv blows all that way out of proportion with men in space suits.

@@investfourmore you being misleading with that statement about asbestos, 2 reasons, First it hurts the resale value due to disclosure statement that this product is present, second if as you had done, replace windows and doors. Dust from this product will be released into the face and exposed skin of the installer. Another reason asbestos is so dangerous is potential of fire, not only are the residents subsequently effected but also the neighborhoods. Abatement is the only path and typically adding 10K to your cost on a a home of this size. BTW materials are higher than labor cost on most trades in the industry. Other than that, good video, keep it up. Another note, I also am a house flipper and have hundreds of from the breaking ground up construction of new homes.

I do this for a living. The highest cost is labor and that is kinda of unpredictable what that may be. However materials can be estimated usually before buying home. If a person can do majority of work at high end level, then normally a person can't lose as long as house was bought at good price. The problem with DYI homeowners is this. More times than not home owners try doing the work but the quality is so bad that next owner will probably just tear it out if it isn't on par with what they expect even though there actually may be no problems with the materials themselves. For instances on a $250k new construction forclosure I did. The house was probably 80% finished but got repoed before finishing. They laid this extremely expensive exotic hard wood floors through out whole house ($35k for materials). Their cuts were super tight which probably looked good at the time but no climate control was going in house for a long time after repo. They put it all tight against wall when normally you want 1/2" gap minimum around all walls. People don't realize this or they plain think it's not true but it's actually more dramatic than you would ever think. Wood will expand and shrink depending on tempature and humidity. So the particular house I'm talking about, they laid the floor in the winter when the wood had shrunken to its smallest size. Then no a/c or heat for two years after repo. So in summer time when I looked at property, the entire floor had buckled and ruined and warped all the hardwood floor. Not because the hardwood flooring was bad but because a DYI homeowner thought he could do it and installed it totally wrong. As I said before it was probably even georgous after they installed. They had good cuts but it was way too tight and like dummies they actually put glue in spots in middle of floor. It's fine to do in certain areas but a hardwood floor or laminate floor needs to be able to float and move. Seriously I've seen floors that will expand up to 2" over the span of a bigger room. That's why I try to go 1/2" to 3/4" away from wall framing when added with opposing wall would give 1"-1 1/2" to move around. As long as the drywall is lifted off the floor like it is suppose to, trim will cover any gap which is perfectly normal. So if we automatically get a 1/2" from framing to drywall and then bump out a additional 1/4" we're right there at our 3/4" with trim easily covering gap by close to a 1/2". If it's a monster room, I will sometimes even go 1" on my walls with longest run. Trim is normally 5/8-1" thick (sometimes more if custom). You just got be careful because if you make too big of gap, trim won't cover it. Some people will just put corner round down when that happens but sometimes that looks shoddy depending on design. Maybe one day I create a website / business to help home owners not make these kinds of mistakes. They pay small fee and I give advise how to get the best finished product and show them tricks of the trade no contractor will tell them. By the way I have a college degree and about 20 years of hands on experience. Not only do I know the correct way to install things, I know the scientific reasons behind why we install materials certain ways. The problem with DYI homeowners is they think they can watch a video on KZbin and all the sudden their a expert. Their is just some things they should leave to the professionals. I'm not trying to dog dyi people because that's actually how I first got started in this line of work. Another major mistake DYI people do is rehabbing the wrong things on the house which won't increase the price. I've seen homeowners drop $30k on a certain renovation just to get the exact same price they would have got had they done nothing. Sometimes I think homeowners do projects out of boredom more than it actually needing the work. In my opinion bathrooms, kitchens, flooring, decks and additional buildings like garage or barn are the biggest money makers. Those are some of the things that may be the difference between selling their house at the price they want or not. Now just because you redo your kitchen doesn't necessarily mean the new owner will like it. If it's a investment property I always try to go with something kinda of neutral just in case the design of the house ever changes.

Not disputing prices for repairs but seriously your going to replace that door for one hole I had four worst than that had a contractor gave me an estimate 300,00 a door I took them all down other than paint I've got 5,00 materials and time which was about hour a door

$1,500-$2,000.. to redo the bath w/a new tub vanity and tile.. where are located?.. up here in the north east we use to charge $3,500-$4,000 to put in a tub.. now it’s down to $2,000…I hope your contractors are qualified... Same old story people with a lot of money want it done for dirt cheap... you’ll get what you pay for...

Nice video..👌 It’s always better to 1) select materials of your own choice 2) take labour service only (ofcourse take some recommendations from labour) This way you can save more than 35% We recently renovated our 2BHK house (complete renovation) in £12K (4 thousand pounds labour + 8 thousands pounds for all materials including all furnitures and all interiors) 🏡👍 Kitchen takes major chunk of investment.. Do some research on your own n get your home dream come true.. I will post before and after videos which will give you fair idea 💡 so stay tuned ..

About 30k. I would go in with 2 men and gut all the walls and carpet and ceiling. you need the dumpster dumped and returned. I would need all your specs on bathroom and kitchen equipment to move plumbing and electrical while I rewire it. In the end I would be there about 4 weeks maybe 5 and put 12 or 15k in my pocket after my labor costs expecting you to buy materials except what I can get delivered wholesale. I would actually live there during the project. A guy like you is just what I need.

That's WAY freakin cheaper than I thought. I want to renovate the house I'm living in, and it's a little bigger than the house you showed, and I thought it'd be over $100,000. I know you said the price varies between contractors, but this still calmed me WAY down. And we have tools and equipment to help lower the cost as well. Thank you

Great video man, I just bought my first house (foreclosure). Got it for 9k, and the neighborhood is pretty good for what I got the house for, so I got a big win on that one! This video helped me figure out how much it will be to fix it all the way up. Expecting I'll be all in for about 30-40k. It's only 850 sq feet so I'm hoping it's on the lower end.

We renovated our entire bathroom for less. Had the tub resurfaced, this guy was outstanding, from that old ugly aquamarine-green to white which looked like a new tub. Got a new vanity discounted because the granite top had a discolored line on one side. The whole bathroom was around 1500. Budget queen who also does some of the labor myself.

my late Aunt and Uncles home had that siding, and some years back, we were getting lots of sales people calling for vinyl siding , and my aunt just started to tell them you don't want to do this house, it has Asbestos siding and they usually hung up LOL

Asbestos siding isn't made of asbestos it is made of concrete, with asbestos reinforcing fiber. It is also non-fractal so you can't release the asbestos accept if you grind it all down to a powder. In addition there is very little asbestos fiber in the shingle.

If it is lose blown in, or applied mixed with a glue so it stuck to surfaces, now that can be problematic, and you have to do remediation. I've seen that in houses, however, what I saw as remediation drew a "REALLY" from me. They simply sprayed a clear lacquer on it then broke it lose and stuffed it in garbage bags.

I travel a lot, mostly southeast Asia, my wife family home, Malaysia, where the real estate is very affordable, and selling a buying is relatively easy. Yes , but there is always the OSHA standard 1926.1101 to follow. So like you said, check with the state laws and sometimes the local. Around Syracuse NY there is a law for the water discharge from asbestos projects and is about the only local law I know of. OSHA 1926.1101 list the work practices for friable and non-friable materials and section K that requires the owner and the contractor to notify workers of a hazard. That covers the asbestos inspection, but also refers to follow the EPA AHERA for the testing. Then NESHAPS for EPA that covers commercial and 4 unit or more residential structures. So any where follow OSHA work practices and even some things in NESHAPS. Then some states like NY have some more things beyond the OSHA work practices to do. In PA the law is for training and licensing. So in PA it is follow OSHA, EPA and have fun. From working in NY for asbestos and enforcement in PA the two states are like night and day on asbestos. One thing about the siding, it is a Class II non-friable material, but by smashing it with hammers to remove it, changes the class to a Class I Friable material. With just removing an intact panel, no problem as a non-friable exterior job. I have sampled an entire block of houses for a large parking lot where over half of them had Asbestos in the plaster. Little to say it was a very expensive parking lot due to that. Most of the time with residential if you find asbestos it is in the kitchen, bathroom, heat ducts and roofing materials. I do like how you addressed the asbestos and lead paint. I was very impressed that they were addressed in the video, thank you. I have over 10 years working for an EPA lead licensed firm along as an asbestos inspector/project monitor. Then over 8 for enforcement for asbestos in PA.

you can do it yourself for more than $2000. $500 to paint and waste the materials doing a hack job and another $4000 for someone else to go after you and fix your shit and repaint

I just did first fip bought it in winter 2019 and coronavirus hit amd slow us down. We just going sell it 1-5-2001. We only going male $1500 of it. Thought we would make more when first started. We look for our 2nd flip now. We learn what and not to do next time.

I wouldn't buy stuff at Home Depot you can get much better deals a mom and pop owned cabinet and window places. I got a mahogany door for 150 had to replace the glass for 40 but it looks fantastic.

When you're estimating these prices, are you talking about hiring people to do this? Because some of this could be done yourself cheaper, like repainting, pulling up carpet, etc and done well if you are handy and have an eye for detail cus some of these numbers dont sound right

Yes, I hire people to do everything. Sure you could save a little money doing it yourself, but your time is worth money. I have much more productive things I can do with my time.
