As a Builder without knowing the address and the frontage the fact that its a duplex site at 670sqm, I would of taken it at $4M to be honest because you can develop it into a nice luxury duplex basement site and earn some good profit. However $4M is the max I would pay for it anything more then that your running a risk. I tend to buy duplex sites at the $3.7M mark knock down rebuild type of home. $3.7M because this price you can mitigate risk. As a builder, spending those millions might be better allocated toward a non-duplex site with a lower initial outlay. By building a high-end, luxury double-story home, you could achieve a similar return percentage on a smaller site as you would with this duplex site. I dont understand why vendors get overly exited when its a duplex site, as a Builder a duplex site or a non duplex site dosent make any difference to me, as Buidlers we are making the same percentage on ROI.
