I too net 12K from my properties, but mine are sold via owner finance. The bad thing is that they are getting paid down and the income will dry up in 15 to 20 years. The good thing is that it is true net income. I don’t have any vacancies, repairs, insurance costs, or property tax expenses. Thanks for sharing. Very inspirational! I also net another 13K a month from a convenience store I own. I would like to buy a super car one day, but can’t justify at my income. I am married with two teenagers so I might spend more on a monthly basis with a high schooler and a daughter in college.

Great video! I had 3 doors ,1 single family house and a duplex. The duplex netted some good cash flow, but it was in a problematic area. On top of that I had my first experience doing an eviction because the tenant stop paying rent. My wife and I ended up selling that duplex. By the way nice car!

Great video and explanation! I find that my job makes it too difficult to have time to flip properties. I’ve found that buying, rehabbing, and holding & remaining a landlord has been a great way to both cash slow and grow wealth. From time to time pay lump sums into your debt service to bring down the principal as interest rates rise. My only issue is that property values are now kinda high where I typically invest (Chicago) so I haven’t found a good deal in a long time. Raising rents is another way to keep the cash flowing, as long as you don’t invest in an area that has harsh rent control laws. I might make my own video, but I really appreciate you sharing your business strategy here!

Nothing beats paper assets bro. Real Estate is good too but it’s really the most lucrative ideally for folks that are already rich. If you are building wealth, you really want to focus more on assets that are less financially burdening as much possible. You can’t go wrong with paper assets in this regard. Literally no overhead, way less headache, and way more take home income. You should consider what’s called Covered Call ETFs within the Stock Market. I would build wealth first with intangible assets and then use that money to go hard in tangible assets like real estate to sustain yourself financially from the money you made from the stock market. There’s a reason why the stock market is statistically #1 for creating the most millionaires compared to any other asset there is. It even beats crypto. It’s stocks #1, Real Estate #2, then crypto #3. Just my 2 cents 👍

The problem in real estate now 2024-2025 is that the interest rates and home cost are so high that the monthly payments are crazy. Purchasing a home at retail and trying to rent it out is a No Go. If going the Auction or Preforclosure route u would have to have the cash to close Deals. Borrowing money is very expensive Today. Not sure if investing in RealEstate TODAY is still possible and profitable.
