You don’t get paid after a week, you get paid rent on Thursday and the Tenants have to be there a full Thursday to Thursday week, so if you move them in on say wednesday, you won’t get rent that first Thursday. You get it the next Thursday. And if you move them in on like Tuesday, you still won’t see rent that first Thursday, it’ll be the second Thursday. It is a long game investment.

@@zialuna3758The confusing thing is there is also a mechanic where some sims don’t pay rent. I think they intend it as story telling but its hard to tell who didn’t even pay you rent if you have a bunch of units to even go after them. Its kind of a pain. Not a fun system at all. Like they should have something you can go to the computer and look up to track you properties and they don’t. I have plenty of sims living in residential rentals and the big rent bug is NOT happening (no billion dollar rents), rents are entirely normal. I just don’t play the landlords. I create one, set up the place, and switch them to unplayed. Move the sim I actually want to play in and my desired neighbors. I don’t like the NPC landlord that’s generated for unassigned properties, he sucks.

This is so true. I don't like vids where it's the creator playing a game or whatever, but she makes it absolutely entertaining in every way...and I come back for more vids lol I love it! When I tried being a landlord in For Rent, the tenants would all break lease, and then they wouldn't pay for the time that they rented. Or they'd be delinquent and then break lease, with the same results and no way to pursue the missing money. This happened even when I made rent significantly lower than the recommended amount and was an excellent landlord with 5-star properties. One Sim who rented was a family friend so I charged him a single Simoleon in rent. He still failed to pay and broke lease. I had no mods installed. So it wasn't that the rent payments were delayed, or that I was doing anything wrong. The game's just that glitchy.

You still need to proceed the first Thursday by a few days or the games internal clock might get screwed and delayed it another week. You need about two clean weeks of running occupied rentals, 3 to be sure you are at least getting rent regularly. 3 weeks allows for the first payout (which usually takes over a week) and another a week later. If you start on a Thursday and end on a Thursday, the second Thursday may count as the first ‘real Thursday’ and therefore it’ll be another week before the first ‘rent Thursday.’ Its nothing you wanna be soley focus on, best give your sim a hobby or a family or some odd jobs and handle the for rent stuff as it pops up, otherwise you will get really really bored JUST managing rentals…like beyond normal Sims 4 boredom. Then all of sudden you’ll have a ghost, electric boxes exploding, and a tenant revolt for no reason. Then all quiet and nothing…so best to have other things to do and goals to pursue while you wait out rent arrivals. Speed running it can make it bug out too. This is a pack to 100% percent layer onto a Sim who already has other stuff going on you still want to play thru while having the rental thing going in the background.

the game calculates rent at some point on sundays, bills due on mondays, the wednesday i think is giving them a day to pay the bills. and pays on wednesdays usually at 5 am or so, i have had it shif to thursdays if the game is lagging alot even fridays occasionally. . so, if you moved them in on monday, you wont get your first rent payment till the FOLLOWING wednesday, 10 days later. just fyi

There's a glitch of sorts going on, the purchase price includes the furniture etc (like buying a furnished house) but the rent etc doesn't include the furniture or cost of water/electricity....I'm a console player though so it might be different for PC players....? When my sim that rents, their bill explains the full layout of what's owed but "bills" and "rent" are considered separate payments

I am on PC and that is the only thing I could think. WHen you leave and sell the furniture you end up with a lot more money than you think you should have ( if I remember right).

The vancancy is because the tenanat probably died, I know because James Turner has the same isssue, so you'll need to evict the household from Mange Worlds in order to get another tenant.

My main issue with this pack is that anyone can come and use your backyard and use whatever items you have back there. I think they should have a community garden or community grilling option for apartment because it always annoys me that my neighbors come and grill in my backyard and leave like 10 plates out

I think the lot price and how much you pay in total (including furnishings) is different, which is likely why the lot price was around 200K and the amount charged to your sim was 600K

Prediction before watching: You’ll get zero or 99,999,999 because For Rent is so broken… Edited to add: I wish it worked if for no other reason than making things like “Tiny Towns” on 64x64 lots and things like that. But, it seems like it screws the game up so badly that it breaks everything else (haven’t bought it, but have watched the horror online. I thought My Wedding Nightmares was bad 🤦‍♀️. Anyway, thanks @Whiny Brit for doing it so we don’t have to!

This inflated rent bug is pretty much fixed for anyone who has updated their game. However, this doesn’t make how rent is actually paid any less confusing. Because people expect it immediately. Rent is technically ‘paid’ on Wednesday, your likely to get it on Thursday but if a sim like moves in on Wednesday will not get rent til the next rent cycle. You need tenants fully settled through a complete rent cycle, not a partial one or it won’t pay out. Which means first rent drop can take litterally nearly two weeks depending on tenants first day moved in and first actual rent due date. Even working ‘as intended’ its just badly programmed is the problem. Karla got rent actually just when I expected her to. I was hoping she wouldn’t close the game before she realized it.

@@TheDawnofVanlife Yeah, unless they fixed it, if the sim renting breaks lease (even if it's not justified) before they owe, you also just don't get paid. That happened to me repeatedly on a 5-star property that was maintained very well, even though the rent was set significantly lower than it had to be. I finally gave up renting it out because it was a losing prospect. No one ever paid rent, they always left before they had to and the game didn't require a payment in that case. The pack's completely broken.

@@brassbucklesYeah, that bit still sucks. Sims shouldn’t get to skip rent if they break the lease. There are a bunch of holes in the for rent system that just go back to BAD design. Tenant revolts had zero logic its like there’s just an internal tuck box to set them off. Even when its working as designed, the design is bad. It really needed something your sim could log into on the computer to manage your properties. Including suing sims for back rent, violations, and fees. Also an ACTUAL BREAK DOWN of cost you are paying out as landlord. But on most NEW saves the billion dollar rent bug is gone. After I deleted (with saddness) every residential rental lot in my main save that existed at launch of For Rent (including the EA ones) and started fresh, I (so far) haven’t had any rent bugs. BUT the system still sucks and is generally BAD.

I do not own the For Rent pack but I have seen others use the rental sign that you can put in front of the units to fill the vacancies. They did not need to go back home. So maybe you can find that in the build mode and put out? I also have seen players use it to pay and collect rent =)

OK, I spoke to a hacker friend (who i don't know obvs), and he said try renting the whole property yourself, then sublet for more money than you pay in rent, that way your bills are tied in the whole rent thing and should be calculated weekly, whereas owninging the building is added to normal billing which is not part of renting, kudos for not paying your bills till your tennents "not rent" is paid, to sumerise, by owning the building you ar being billed for everything and then a deduction is being made to tennants rents as if you didnt own the building. possibly?

I think when you buy something like shop or rentals the price is higher then it actually cots to build. Is the same if you sell something in sims 4 you set the price and will cost more to buy then to make😅

I love your videos! I’m not surprised it didn’t work. The sims devs are so money hungry/grabbing they can’t even make the game without it being disgustingly buggy and glitchy. Like they make people pay a fortune for the stupid stuff yet they don’t do their jobs properly. So annoying. This is why I don’t play anymore and don’t have many of the packs because they care about getting money rather than making a good game. Gone are the sims 2/3 days where the game was good and you get good stuff in the base games and the extras where worth the money 😭

So the trick is a 1 day rental contract and then up the rent after one day in them… then you update the apartments and get them to 5 star luxury level and then you can up the rent to outrageous high and you’ll be all set

I have to say this video is not using the best way to calculate your profits from rental property. if you, after 89 weeks or whatever, make back all the cash money you spent on rental properties, you haven't just broken even: you have gotten several rental properties for free (or, in exchange for the moral consequence of providing almost no real service while making your living off the backs of hardworking renters who are locked out of an increasingly profit dominated housing market). Once you make back all your investment costs your *actual* profit is whatever the properties are now worth.
