Have any issues with the utilities column? I thought it was to estimate utilities I might be paying for (like trash or sewer) and it was actually adding money to income. Where vacancies in the line right next to it subtracts, but both are listed under the income header and neither are income 😑😑😑

I used this app for my current purchase. 46% cash on cash return. I had to run the numbers again and again because I really didn’t believe it. My first property came at 22% cash on cash. Probably got lucky on this one.

Hi Chandler, I'm just about to buy my first 11 rentals and loved the app. It helped me confirm that the deal was indeed good. Couple of minor tweaks would be to be able to wipe the interest and down payment field. Also would have been great to be able to put a $ amount for money down instead of only %. Just small stuff. My cash on cash return is 50% so I guess it's a pretty sweet deal. lol Thanks again. Love the cars and the channel.

Chandler, love the videos. Could you make a video explaining cash back at close. With pros and cons, strategies, when it’s acceptable, all that good stuff. Anytime I’ve tried to get money back at closing I’ve always been told it as to be done on the side, outside the deal. I often hear in your videos you’re getting cash back at closing and I’m just curious when it is beneficial to do so and how to go about it. Thank you. Keep up the great content.

I like the app and used it for two years now. What I noticed is when I change Cost to make ready from 10k to 40k that doesn’t affect the CoC as much while if I change purchase price for that amount it will change CoC significantly. The make ready cost is real money out of pocket but it is not making a difference. Have you tried that? Do you know the reason behind it??

Problem with chandlers real estate strategy is he gets a lot of adjustable rate mortgages. With inflation at 5% already and possibly going higher banks can jack up the rates.

Hey, so why are vacancies and utilities listed under "income" in the app. Neither of these are income. I was trying to estimate what MY COSTS for utilities would be a month as well as vacancies and the utilities column was fluffing my numbers up a LOT!!! PLEASE PUT BOTH THESE ITEMS UNDER EXPENSES OR DELETE UTILITIES COMPLETELY! That's super confusing and made me look like an idiot to my lender and wife. I could have done better estimates off the top of my head...

Maybe watch the video on how the app is used. Lots of people charge utilities to their tenants. There is a utility section in the income and a utility section in expenses. It should be pretty self-explanatory but if not it’s very clearly explained in my videos.
