I’ve found one deal like this so far but was able to score huge rapport with a huge investor in my area. We were able to meet a few times for lunch since it it has been far more valuable than the 3-4K I might have made in the flip!

Hi Samuel, I've viewed a heck of a lot of your content over the last year and carefully followed the various arguments from the haters in more recent times. While I would say that the style of the two-day investor course doesn't sound like my cup of tea and I do have slight reservations about people getting sucked into further training who can't afford it, something that is very clear to me is that you provide a huge amount of awesome content regardless of all that. Even if the online content doesn't make me rich (I hope it does, along with the huge amount of material I absorb from other sources) it's great to watch. Sure sometimes because of your passion and excitement you might exaggerate occasionally but I'd rather that than some grey, bland, soulless presentation. It's up to us as individuals to regard everything with suspicion until we've properly validated it. The haters are so blinded by being haters that they are missing out on the nuggets and insights that are peppered throughout your videos. I suspect 95% of the haters are more interested in being haters than they are about learning about property. Your rebuttals to Shaf and the Joe Lycett were great. Very well thought out. I'm ramping up slowly into property and this video contained a couple of useful additional points I'd not picked up elsewhere, so thanks for that. Keep up the good work. Paulo

@@valentinuvalle7639 Hi, Samuel is referring to a Property Ombudsman. That's referring to an office which basically acts as a mediator and/or referee should a "customer" want to complain - someone/somewhere they can complain to knowing that it will be considered fairly - and there will be something done if it is agreed that something was unfair or something went wrong.

@@valentinuvalle7639 The insurance is professional indemnity insurance - and can be specific and can also be in place to cover up to varying amounts. Effectively - this is insurance to state that if you make a mistake professionally - and you are sued, that as long as you've acted legally and according to the rules, that the insurance will cover damages awarded.

If the deal packaging agent or sourcer is compliant, then they would have secured the deal by getting their offer approved and confirmed by the vendor or estate agent.

@@SS-no5jp depending on the investor. Its certainly wise to take a percentage of the fee or a reserve fee; but often you would collect the sourcing fee at the point of exchange. This allows the investor to complete their own due diligence and line up the finance.

They sign a confidentiality agreement with you not to override or contact the vendor. That way your deal info you may share is kept confidential.

This sounds great!!!! Can I just ask: 1) Would you approach an estate agent to seek BMV deals? If so, do you sign anything with them to ensure they don't sell directly to your investor? 2) Do you source the deal and find investors or find investors and source deals? 3) As a deal sourcer, do you instruct solicitors to deal with the transaction to ensure you're paid? Awesome video btw!

In the case of a Co-op or Slipping, the compliant deal sourcer told me he cannot justify in his books that he paid a co op. He can just take it out of his company as a payment to himself and then pass it on to the non-compliant as cash, isn't it?
